Westwood Palms Mobile Home Park Introduce
For many Floridians, the dream of affordable living in our beautiful state often leads to exploring options like mobile home parks. The promise of a community atmosphere and a more manageable cost of living can be very appealing. However, it is crucial to approach such housing decisions with thorough research and a clear understanding of what to expect. Westwood Palms Mobile Home Park, located in St. Petersburg, Florida, is one such community that has garnered attention, necessitating a careful review of its operational practices, particularly concerning the application process and corporate transparency.
This article aims to provide a factual and informative overview of Westwood Palms Mobile Home Park for local Florida users. We understand that transparency and trust are paramount when securing a new home, and recent customer experiences raise important considerations. We will present available public information and insights from customer reviews to help you make an informed decision, highlighting potential pitfalls in the application process and corporate structure, while also acknowledging the park's general characteristics as an all-age community.
Westwood Palms Mobile Home Park is located at 3921 41st Ave N, St. Petersburg, FL 33714, USA. This address places the park in a residential neighborhood of St. Petersburg, a prominent city in Pinellas County. St. Petersburg is known for its vibrant downtown, cultural attractions, and stunning proximity to the Gulf of Mexico beaches. The park benefits from its corner lot frontage on 41st Avenue North and 40th Street North, providing clear street access.
From a geographical standpoint, the park offers convenient access to various amenities typical of a well-developed urban area. Residents would likely find nearby grocery stores, dining establishments, and retail options within a reasonable driving distance. St. Petersburg's public transportation network serves much of the city, and major thoroughfares like US-19 and Interstate 275 are accessible, facilitating commutes to other parts of Pinellas County, Tampa, and beyond. This connectivity means that while the park itself is tucked away in a densely populated residential area, residents are not isolated from the broader services and opportunities that St. Petersburg offers. Essential services such as city water and sewer are confirmed to be serviced by the city, which is a standard benefit for mobile home communities in established urban areas. However, it is important to note that the positive aspects of location and city services should be weighed against other significant concerns raised by prospective residents, which pertain more to the application and management process rather than the physical accessibility of the area.
Based on the nature of mobile home parks, and with specific consideration of the unique circumstances revealed in customer reviews for Westwood Palms Mobile Home Park, certain services are typically offered, though with caveats for this specific park:
- Lot Lease: As an all-age mobile home community, Westwood Palms offers mobile home lots for lease. The current lot rent for 2025 is noted as $570.00 per month, which includes trash removal and lawn service. Water and sewer charges are billed directly to individual homeowners. The community is transitioning away from renters and aims to have each of its homes occupied by home owners in the future.
- Utility Connections: Standard hookups for electricity, water, and sewer are provided at each lot, with residents being responsible for their water and sewer bills.
- Trash Removal and Lawn Service: These services are explicitly mentioned as being included in the monthly lot rent for 2025.
It is crucial to highlight concerns raised in reviews regarding the application process. While an online application and a $45 background check fee are standard procedures, the specific review notes an issue where an applicant was kept "holding on for 3 weeks for one rental that I was interested in and then finally told me the unit would not be available anytime soon in the near future," after the fee was paid. This raises questions about the efficiency and transparency of the rental unit availability process, and whether application fees are being collected for units that are not genuinely available. This specific experience suggests a potential service issue that prospective applicants should be acutely aware of.
Westwood Palms Mobile Home Park presents a mixed bag of features and highlights, based on public information and particularly revealing customer reviews:
- All-Age Community: Unlike some 55+ restricted parks in Florida, Westwood Palms is an all-age community, making it accessible to a broader demographic of residents, including families. It consists of 23 units.
- Strategic Location in St. Petersburg: The park benefits from its location in St. Petersburg, offering proximity to urban amenities, retail, employment, and the Gulf beaches. It has good corner lot frontage on 41st Avenue North and 40th Street North.
- City Utilities: The property is serviced by city water and city sewer, generally indicating reliable utility infrastructure.
- Below Market Rents: The park reportedly benefits from "below market rents" (as of 2025 lot rent of $570.00 including trash and lawn service), which can be an attractive feature in St. Petersburg's strong rental market.
- Transition to Homeownership: The community is reportedly "currently transitioning away from renters and is aiming to have each of its homes occupied by home owners," which could appeal to those looking to own rather than rent in a mobile home park.
- Mixed Reviews on Upkeep and Environment: While one review describes it as "poorly upkeep and not a great environment to surround yourself around or to live in just really not a good place at all for anyone be warned," earlier reviews mention the neighborhood being "pretty quiet and people seem nice" and express enjoyment of the "ease of access to stores, restaurants, and the interstate." There's also a mention of a dog attack and lack of sidewalks. This suggests a varied perception of the living environment and potential inconsistencies in upkeep.
- Corporate Transparency Concerns: A significant highlight, albeit a negative one, is the concern raised by a prospective tenant regarding the corporate company, Fourth Wind Properties, and its online application process. The review highlights a "scam" concern where application fees are taken without units being genuinely available, and the corporate office location is perceived as obscure. This is a critical point of caution for potential applicants.

For Floridians considering a mobile home park in St. Petersburg, Westwood Palms Mobile Home Park presents a complex picture that requires significant caution and thorough due diligence. While the park’s location in a convenient part of St. Petersburg, its status as an all-age community, and its reportedly below-market lot rents (which include some services) might initially appear appealing, critical concerns raised by former applicants overshadow these potential benefits.
The most pressing issue for local Floridians lies in the reported experience with the application process and the management company, Fourth Wind Properties. Allegations of paying for background checks for units that are not genuinely available, and the perceived lack of transparency regarding corporate operations, are serious red flags. For Floridians, who often value straightforward and trustworthy interactions in their housing search, such experiences can be a significant deterrent and highlight a potential risk of financial loss and wasted time. Furthermore, while some older reviews suggest a quiet neighborhood, more recent feedback points to "poorly upkeep" and "not a great environment," indicating potential inconsistencies in maintenance and overall living quality. The mention of safety concerns like a dog attack and lack of sidewalks also adds to the list of considerations. Therefore, while the park might offer an affordable entry point into St. Petersburg housing, any local Floridian considering Westwood Palms Mobile Home Park should proceed with extreme caution. It is highly recommended to verify unit availability in person before submitting any application fees, thoroughly research the current management practices, and speak with multiple current residents to gain a comprehensive and up-to-date understanding of the living conditions and operational integrity of the park.

Westwood Palms Mobile Home Park Reviews
The corporate company name is Fourth Wind Properties on their website they use a PO Box 1643 @ Pinellas Park.I did some research and found the corporate office is located @ a private resident on 41st Avenue in St Pete. What led me to post this review is that this company requires you to fill out an online application and to pay your $45 background check.I wonder how many times they are collecting for the same rental units and properties.Myself, they had me holding on for 3 weeks for one rental that I was interested in and then finally told me the unit would not be available anytime soon in the near future.Prior to this message from them I had already referred a acquaintance and I'm not sure what they did to her but she was so upset, she did not give me the full story.Beware of scams like this people there's a lot of them out there. The two Associates that I was corresponding with concerning the rental where nice as could be.I've learned my lesson!
