This indicates that there are dedicated professionals available to address resident inquiries and oversee the daily operations of the community during park hours (Monday-Friday, 9 AM - 5 PM).

- Sales Office: A convenient sales office is on-site, suggesting that the community assists with the sales of manufactured homes within the park, potentially offering new or pre-owned units. This aligns with the management's reported desire to "sell them and have less renters."
- Landscaped Grounds: The community aims to have beautifully landscaped grounds, contributing to an aesthetically pleasing environment. However, as noted in a review, this might not always extend to individual yards, where "ditches and debris" were present.

- Property Development and Management: As a manufactured home park, Westwood Estates is involved in property development, management, and sales services, including the renting of campsites, which can encompass the leasing of mobile home lots.
It's important to consider that while general services are advertised, some resident reviews highlight significant concerns regarding follow-through on maintenance, unreturned calls from management or corporate, and communication issues, especially regarding lease renewals and deposit refunds.

- On-Site Facilities: The presence of on-site management, maintenance services, and a sales office aims to provide convenient support for residents.
However, it is crucial to address the significant concerns raised in several recent customer reviews. These include issues with:
- Unresolved Maintenance Issues: Despite units being brand new, "nothing was ever done" about some issues, and "yard was never cleaned, there were ditches and debris all over."
- Lack of Communication and Refund Issues: Residents have reported not receiving refund checks, unreturned calls from management and corporate (Havenpark), and disputes over deposit refunds due to lease termination and extension requests.
- Lease Renewal and Sales Strategy: Management reportedly informed a renter they wanted to "sell them and have less renters," leading to non-renewal of leases, even if the unit was immediately re-rented.
- Safety Concerns: One review mentioned a grandson being "attacked by others more than once," leading to concerns about safety and supervision within the park. This suggests a potential decline in community standards.
- Perceived Decline in Quality: Long-term residents have reportedly stated that the park "had gone down hill."
These negative points indicate potential challenges with management practices, maintenance, and community safety, which prospective residents should thoroughly investigate.

Westwood Estates in Amherst, Ohio, presents a housing option for locals seeking a balance between a peaceful, countryside environment and convenient access to urban amenities. For many Ohioans, the appeal of manufactured home living lies in its potential affordability, offering a more accessible path to homeownership or an economical rental solution compared to traditional housing. The community's location, "not too far from town but far enough to get away from the hussle and bussle," provides a desirable blend of quiet living with easy access to Amherst's shops, dining, and the highly-regarded Amherst Exempted Village School District. Features like the playground, basketball court, and pet-friendly atmosphere are attractive for families looking for a community that supports an active lifestyle.
However, it is crucial for prospective Ohio residents to thoroughly consider the significant concerns raised in recent customer reviews. While the promise of a "Great place to live" exists, the reported issues with unreceived refunds, non-renewal of leases despite good tenancy, unresolved maintenance problems (even for new units), unkempt yards, and serious safety concerns including alleged attacks on children, paint a complex picture. The perceived lack of communication from management and corporate, and a general sentiment that the park "had gone down hill," are critical factors.
Therefore, the suitability of Westwood Estates for locals will largely depend on their ability to conduct extensive due diligence. This includes visiting the property to observe current conditions firsthand, speaking directly and extensively with on-site management to address the specific issues raised in reviews, and seeking clear, written commitments on maintenance and lease terms. For those who are able to verify that these past challenges have been adequately resolved and that the community can indeed deliver on its advertised features, Westwood Estates could still offer an affordable and well-located living option in Amherst, Ohio.

Great place to live. Not too far from town, but far enough to get away from the hussle and bussle of city life and enjoy more of the countryside and nature.
Jun 10, 2025 · Gregory NolandUpdate: I still have not received my refund check. When I call I'm told my message is being sent to Brad Koehn at Havenpark. Emailed him directly and no response. I moved out July 1st 2024. I am told I am due a full refund.I moved in the summer of 2023 and this year was told my lease would not be renewed. I was asked by one of the managers why I just didn't buy it. Was told they wanted to sell them and have less renters. A week and half after I moved a new renter moved in. I needed a week extension as my new place wasn't ready and nobody in the office would talk to me or call me back. I left the place very clean and no repairs needed on my part. They refused to refund my deposit as I didn't move out until the 8th. I was ready to pay a prorated amount. They also, added a monthly pet deposit 2 months before I left saying they didn't know about my dog. Both my pets were listed on my application and no monthly pet fee had been disclosed. I am a 60 yr old grandmother raising my grandson. A little communication on their part would have been nice.My unit was brand new and had some issues and nothing was ever done. Yard was never cleaned, there were ditches and debris all over.My grandson was attacked by others more than once. Got to the point I didn't let him leave our house and met him up at the bus. Most of the people were nice and I had great neighbors. I definitely heard from the long timers in there that it had gone down hill.I am still trying to get someone from corporate to return my call to discuss matters like adults. Instead they hide. The ones in the office are o ly about getting you in there and that's it.
May 13, 2025 · Christina TordoffAva and Alyssa have been amazing!!! We've rented for over a year and are now in the process of buying love it here
Apr 14, 2025 · Jacklin ForcierUpdate: I sent a letter to the management company and received a phone call however I've not been able to speak with the Regional VP of the park. I've called and left messages however I have not heard back from her. I spoke with the gas company about the open trench for the new gas line to the house they put up next to me and was advised that the park is responsible for the gas line installation however they have not completed the installation therefore the gas company can not do their part. The line needs to meet specific requirements per the gas company and the trench must be backfilled prior to the new meter being installed.Looks like a call to the local management office is required.I'm so over the so called management here. I moved in 3 years ago and wow how things have changed. I paid someone to fertilize my grass so it would be nice. I should get my money back because as you can see there's a dirt pile in my grass for 3 weeks now since they removed a tree and I'm sure the grass is dead underneath. My back concrete patio has been cracked and I've asked them to fix it multiple times and as you can see it's still cracked. They take you lot rent to "help" keep things nice but what are they doing for me....nothing. I've called the corporate office and the office here and NEVER get a return call. When I moved in Heather was the manager and she cared unlike the people now. The new person is rude and says she'll ask corporate about something however I've NEVER heard back from anyone. I've discussed my options with my attorney and it seems I'll have to utilize his services.
Sep 19, 2022 · Denise LucasMoved here about 7 months ago, after buying a new doublewide with my children. The trailer is gorgeous, but we've had alot of issues getting things done that wasn't done correct when we purchased the trailer and even after all this time we are still waiting for instance we have cracks in our ceilings in 3 separate areas. We've received an eviction notice in our mailbox, that was paid on time Oct. 1st, but was told after going to the office and dealing with Gretchen that something went wrong with the scanner, not my fault and let her know I didn't appreciate it, also now found out that the trash bill wasn't paid even though we include it in our lot rent so again when I took lot rent up I asked Gretchen if she knew why it wasn't getting picked up and this is what she said, I don't know thought I heard the truck in the park this was already two days late and everyone had the trash out so now it isn't getting picked up until 5th which is a week later. I called ALLIED WASTE and they're the ones that told me about the bill. So I called Heather and she talked to someone and said it would get picked up this week. I sure hope so because we have NO place to put anymore 🗑.Seems the park is going through some difficulties can't even get the street lights fixed.. but I'd like to know where is the $$$ going that we all pay each month for lot fee???? At this time I'd not recommend this park it has changed my parents lived here at one time few years ago when, Mary and Gayle was in charged.Maybe some changes at the office. Get Heather back she did what was necessary.Thank You
