Washington Terrace LLC Introduce
For many Nebraska residents seeking a stable and comfortable place to call home, or even a convenient year-round spot for their RV, mobile home parks offer a unique and often appealing solution. Among the established communities in the heart of Bellevue, Nebraska, is Washington Terrace LLC. This long-standing, family-owned and operated park has been serving the local community since the 1950s, providing a distinctive living environment primarily for owned manufactured homes, alongside a limited number of year-round RV sites. This article aims to provide a comprehensive and factual overview of Washington Terrace LLC, helping local users in the Nebraska region understand its offerings, accessibility, and the living experience within its bounds.
Washington Terrace LLC is strategically located at 3101 Washington St, Bellevue, NE 68005, USA. This address places the park within a well-established residential area of Bellevue, offering residents easy access to the city's amenities. Its location provides convenient connectivity to major roadways, including Highways 370, 75, I-80, and I-29, making commutes to Omaha, Offutt Air Force Base, or other surrounding areas straightforward. This accessibility is a significant benefit for residents, whether they are commuting for work, accessing local schools, or engaging in leisure activities. The park's position in Bellevue means residents are close to grocery stores, pharmacies, local restaurants, theaters, and various shopping options, ensuring daily needs and entertainment are just a short drive away. For RV enthusiasts, the ease of ingress and egress, while requiring some careful maneuvering as noted by residents, still benefits from the park's central location within the city's network.
Washington Terrace LLC offers a range of services tailored to both manufactured home residents and RV owners. These services include:
- Manufactured Home Lot Rentals: The primary service involves renting out spaces for residents who own their mobile homes. This allows individuals to enjoy homeownership without the commitment of purchasing land.
- RV Site Rentals: Approximately 10 year-round RV sites are available on a monthly basis, catering to travelers or those seeking long-term RV parking solutions in Nebraska's climate.
- Utility Hookups for RVs: RV site rentals include permanent water and sewage hookups. Electricity is billed separately through OPPD.
- Garbage Service: Centralized trash disposal is provided with two designated cans at the back of the park, with collection occurring Monday through Friday mornings.
- Community Management: The park is managed by dedicated individuals like Steve Hipple (owner) and Nick (manager), who are noted for being cordial, responsive, and attentive to resident needs.
- Internet and Cable Readiness: All RV lots are described as cable and internet ready, allowing residents to arrange services separately with providers like Cox.
- Manufactured Home Sales & Rentals: While the majority of homes are owned, Washington Terrace LLC also facilitates the sale of manufactured homes within the park and has a few homes available for rent, offering various entry points into the community.
Washington Terrace LLC boasts several features and highlights that contribute to its appeal, alongside some aspects that residents have noted for improvement.
- Established, Family-Owned Operation: The park has been continuously family-owned and operated since the 1950s. This long history often translates to a deeper commitment to the community and a personal touch in management. Residents praise the owners, particularly Steve Hipple, and manager Nick, for their attentiveness, honesty, and willingness to assist.
- Year-Round RV Availability: For RV owners, the availability of year-round sites in Nebraska is a significant advantage, as such options can be limited due to weather conditions.
- Community Effort in Parking: The willingness of neighbors to assist new RV arrivals with parking, even moving their vehicles, highlights a strong sense of community and neighborly cooperation within the park.
- Convenient Location: As detailed previously, the park's location in Bellevue offers excellent accessibility to local amenities, including schools (Betz Elementary, Bellevue Mission Middle, Bellevue East High), shopping, and services.
- Quiet and Orderly Environment (Generally): While some noise from children is noted, a long-term resident describes the park as "always clean, orderly and friendly," and a "low amount of traffic," suggesting a generally peaceful living environment.
- Dedicated Management Responsiveness: Both the owner, Mr. Hipple, and manager, Nick, receive positive feedback for being attentive, listening to concerns, and ensuring smooth business interactions, including helping with RV parking and move-outs.
However, some areas could benefit from further attention:
- Lack of On-Site Laundry/Shower Facilities: Residents must go off-site for laundry, as the former laundry facility was converted into a duplex. There are no communal shower facilities.
- Trash Overflow Issues: With only two communal trash cans for the entire park, overflow can be an issue, suggesting a need for additional bins.
- Internal Speeding Concerns: Despite a 10 mph speed limit sign at the entrance, residents report vehicles often drive too fast within the park, posing a potential safety hazard. More visible speed limit signs or traffic calming measures could be beneficial.
- Unregulated Children's Play: While a sign of a lively community, children playing "wherever" and sometimes late into the evening can lead to noise concerns for some residents.
- Uncontrolled Pet Noise: The presence of many dogs, some of which bark "relentlessly," can contribute to noise pollution.

Its long-standing history as a family-owned and operated establishment fosters a sense of community and trust, with management actively engaging with residents. For individuals owning manufactured homes, it provides a stable and managed environment for lot rentals, and for RV owners, the rare offering of year-round sites is a significant draw. Washington Terrace LLC Reviews
A job contract brought us from Wyoming to Bellevue, NE. Owning a 5th wheel and traveling a considerable amount of the time, we looked for RV parks that were year round. There aren't that many in Nebraska because of the weather. We happened to run across Washington Terrace by chance. So, we checked out the web page and contacted the owner.Steve Hipple is a very cordial person. He is ready and willing to answer questions and share information. He explained that he had a total of 10 (approximate) RV sites located throughout the park. There are a total of 150 spaces in the park, primarily trailer homes that are owned, but the space is rented. This park has been here since the 50's and it's literally a "family owned and operated" business since its inception. We were told basically that there was one tenant who was talking about moving out at the end of the month and that we should check back closer to the time that we would be arriving and he would know for sure whether or not he would have an available space then.RV spaces are on a monthly basis, with water and sewage added to the monthly rent. Power and internet must be arranged separately with power being through OPPD and internet through Cox. The rent is also taxed at 7%.The majority of the trailer homes there are owned, but the lot is rented. There are a few trailer homes that are in fact rented out. Then there are those trailer homes that get sold and whoever buys them rents the space.Like I said, space is at a premium here and if you have an RV and are thinking about staying here, check the park out first to make sure that you can in fact get your rig in, parked and out again without issues. The manager Nick, met us the night we came in. He was there at the site waiting and helped to get us parked. We had to ask several neighbors to move their vehicles in order to get in the space, but it was a community effort. There are no laundry or shower facilities here. There used to be a laundry a long time ago, but that burned up and the building was turned into a duplex which gets rented out monthly. If you don't have your own washer and dryer, you will have to go to town to do laundry. There are plenty of kids in the park. They play wherever. There is a park just up the street, but they prefer playing there in the trailer park. It can get loud and noisy sometimes. And it can go that way late into the evening. We ended up speaking to the neighbors regarding the kids playing in our space and the parents made sure that it didn't happen again. There are plenty of dogs in the park. And some of them bark relentlessly. It is a pretty lively place. As far as trash pickup is concerned. There are 2 cans located at the back of the park. The garbage man comes every day Monday - Friday around 7:00-7:30 every morning. They would do well to add 2 more cans somewhere to offset the overflow issue.Speed limit. There is a sign as you enter the park that reads 10 miles per hour, but once inside folks tend to drive quite fast and that makes for potential problems. Mr Hipple would do well to post speed limit signs throughout the park to remind folks that it isn't the Indy 500.All in all, I would say that I enjoyed doing business with Mr Hipple and his manager Nick. They were attentive and listened when I needed to speak to them regarding something. They were there to make sure that I got my rig in safely and securely and when I had to leave before month's end, were willing to see that business was conducted in a honest and simple way.So, if you have a rig, and are thinking about an RV park that is year round here in Bellevue, talk to Mr Hipple first, check out the place if you can and then decide if this is what you want.
Jul 11, 2021 · Max MeridiusI have known the owners of Washington Terrace for 15 years. They take pride in their park, are very responsive, and treat residence how they would want to be treated. I've been to the park 50+ times and it's always clean, orderly and friendly. This is the best park in Bellevue, family owned with a low amount of traffic. I wouldn't hesitate to put any family member into this park because I know it's safe, clean and professionaly managed.
Jun 12, 2018 · Todd LemkeI moved into Washington Terrace approximately 1-1/2 years ago, after retirement. I choose to live here because it is well maintained and rent is very reasonable. As a renter, my yard is mowed by management, and they also take care of snow removal in the winter as well. I live close to my granddaughter and grandson and his wife, who also live in the park. Any maintenance issues I have had (very few) have promptly been resolved. Management is very responsible and is constantly striving to improve the appearance of the park. It is also very convenient to Offutt Air Force Base for military personnel who chose to live here. I highly recommend Washington Terrace if you choose to live in a mobile home park.
Nov 06, 2018 · Loren McKeeLooks clean enough. They take trailer homes and rvs. Lots of kids outside playing, so I assume it's a pretty safe area. I'll be moving here later this week, so we'll see.
Feb 24, 2020 · emily metcalfCozy little neck of the woods and located in South part of Bellevue at the end of Washington Street. They're lots for rent or to purchase. If interested come check them out and then come find your "cozy neck of the woods" today.
