Wasatch View Estates Introduce
For many residents across the Wasatch Front, finding an affordable and modern place to call home is a top priority. Wasatch View Estates is a significant manufactured home community located in the beautiful Ogden area of Utah, offering modern manufactured housing options that appeal to first-time homebuyers, downsizers, and those seeking a low-maintenance lifestyle with incredible mountain views. Situated in a prime northern Utah location, the community acts as both a Mobile Home Park for long-term residency and a Mobile Home Dealer, assisting buyers with the purchase of their homes.
The community, managed by Silver King Companies, presents a unique option in the local market. It is important for prospective residents, as local Utah users, to approach this option with thorough research, balancing the appeal of new housing and an excellent location with important considerations about the community’s current operational status and rules, which are detailed further in this article based on public information and resident feedback. This professional overview is designed to provide you with the factual information necessary to assess if Wasatch View Estates is the right fit for your family.
Wasatch View Estates is a relatively new or recently redeveloped manufactured home community positioned in the scenic northern area of Ogden, Utah. The primary draw for residents is the modern housing product—often newly built manufactured homes with contemporary finishes—set against the dramatic, picturesque backdrop of the Wasatch Mountains. This setting offers unparalleled access to Utah's outdoor recreational opportunities, including hiking, skiing, and general exploration of the Wasatch Front.
The model of residency involves residents typically owning their manufactured home while leasing the land, or lot, from the park management, which is Silver King Companies. While the goal is to provide a comprehensive, family-friendly community environment, it is necessary to highlight the experiences reported by current residents. Feedback indicates that while the neighboring community itself is friendly and the physical area is beautiful, there have been significant and ongoing challenges with the management. These issues include difficulties with communication, a perceived lack of available office hours, and substantial delays regarding the completion of promised community amenities, which have been anticipated since at least April 2024. Additionally, rules regarding lot modifications and landscaping, which mandate a xeriscape-only aesthetic, are reportedly very strict and can be difficult to navigate, leading to unexpected costs and frustration for some homeowners.
The community's structure is that of a modern manufactured home subdivision, designed to offer an alternative to high-cost traditional housing in Weber County. The environment is generally noted for being quiet.
The physical placement of Wasatch View Estates provides residents with excellent connectivity to major Northern Utah amenities and transportation routes.
The official address is:
1700 W 2700 N, Ogden, UT 84404, USA
This location offers quick access to Interstate 15, making commuting to employment centers in Ogden, Layton, and Salt Lake City straightforward. It is conveniently situated for shopping, food, and travel needs.
In terms of community accessibility, the park includes important features to accommodate all residents:
- Wheelchair accessible entrance is provided for ease of access to the property.
 - Wheelchair accessible parking lot is available, ensuring designated parking for those with mobility needs.

For families, the community is zoned within the Weber School District, with nearby schools for various age groups, though specific school assignments should always be confirmed based on the home address. While the location is near a FrontRunner commuter rail stop, it is essential to note that the stop is reportedly not currently active for passenger use. The blend of highway proximity and scenic surroundings makes this a geographically appealing location for Utah residents.
As both a residential community and a dealer, Wasatch View Estates provides foundational services related to housing and community living in a manufactured home environment.
- Manufactured Home Sales: The community is a Mobile Home Dealer, offering the opportunity to purchase new and used manufactured homes directly within the park.
 - Lot Leasing: Management provides long-term land leases for homeowners, which includes the necessary utilities hookups and access to common areas.
 - Pet Policy (Dogs Allowed): The community is explicitly dog-friendly. However, residents should anticipate an additional monthly fee for pets, regardless of owning the home, and must confirm specific policies on size, breed, and number of pets with the management office, as rules are often strictly enforced.
 - Xeriscape Landscaping Requirements: The park enforces a strict, full rock xeriscape landscaping policy for all lots. This minimizes water usage but severely limits traditional yard features like grass, trees, and play areas for children.
 - Maintenance and Management Access: Management is available primarily via phone and email contact. Residents should be prepared for a non-traditional office setting and potential delays in processing requests, particularly complex lot modifications.

The core features of Wasatch View Estates revolve around its potential for modern, community-based living in a scenic Utah setting.
- Stunning Wasatch Mountain Views: The community’s location provides constant, stunning views of the nearby mountain range, a major selling point for quality of life in Utah.
 - Modern Housing Inventory: Residents can acquire newer manufactured homes with contemporary floor plans, large kitchens, and modern interior finishes, offering a significant upgrade over older mobile home stock.
 - Promised Amenities Package: A full suite of desirable community amenities has been advertised and is anticipated, including:
- Swimming Pool
 - Community Center/Clubhouse
 - Playground for children
 - Sports facilities (e.g., pickleball and basketball courts)

 - Quiet Community Environment: Despite the underlying management issues, the neighborhood itself is generally reported to be quiet, and the residents are described as friendly.
 - High Accessibility: Confirmed infrastructure includes a wheelchair accessible entrance and parking.

All inquiries regarding lot availability, home purchases, HOA fees, and community rules should be directed to the park’s management via the following contact points.

The choice of Wasatch View Estates is most compelling for Utah individuals and families who prioritize new construction and location above all else. The opportunity to own a modern manufactured home in a highly accessible area of Ogden, with breathtaking mountain views, provides a significant value proposition compared to the cost of purchasing a traditional site-built home in the same region. The community is physically situated in a beautiful area, close to work, food, and major travel routes, positioning it perfectly for the Northern Utah lifestyle.
However, the decision to move here requires a realistic understanding of the ongoing community development. You are essentially investing in a location with future potential. The highly-desired amenities (pool, clubhouse, playground) are part of this potential but are not currently available, and based on resident accounts, have experienced repeated, prolonged delays. Furthermore, the management style, characterized by a reliance on phone/email communication, strict enforcement of unique rules (especially on landscaping and external items like children's toys), and reported difficulties with obtaining approvals, should be a major point of consideration for any prospective homeowner. Buyers looking for the freedom to personalize their lot or seeking immediate access to a full suite of recreational facilities should proceed with caution and verify the current, factual status of all construction directly with management and, if possible, current residents.
In summary, Wasatch View Estates is a beautiful location with modern housing and immense potential, but is currently a community actively working through its development phase. The ultimate value comes from the intersection of a newer home product and a premium Ogden location.

★ 5★ 4★ 3★ 2★ 1This place is a nightmare. The owners of the park don't have any good communication. They refuse to speak with prospective buyers. They have been promising that the amenities would be finished since April 2024 probably longer honestly. They cannot handle a lot modifications request for their life and have cost me thousands of dollars. They say something is approved but then it’s not. They are giving me serious health issues with my ms. The community manager is not available to meet she only wants phone contact or email. She doesn't have office hours . She dosent have an office. If you want to move into this community expect to be moved off of lots you have put a deposit on. Expect to wait six months or more for a lot modification request to come back denied. Expect delay after delay and broken promise after broken promise. Don’t expect to be able to design anything based on thier rules because they just make things up as they go. Apparently encouraged means required. They also do not allow for disabilities which is discriminatory. They want the entire lot to be baking your home in the summer with full rock landscaping no trees and ugly aesthetic. Stay far away from here. If the fact that it’s a new park and half the homes are for sale and haven’t sold in over a year I don’t know what else to say. silver king owns this park I don’t know what they do in others but they should be ashamed of this one.
July 15 · Ashley SmithThis is a manufactured home community. There are NO amenities. No pool, no playground, no community center. Communication is non existent. Calling corporate will get you yelled at. They say family friendly but you can’t even have kids toys outside. No swingsets, trampolines, etc either. It’s xeriscape only so not much in terms of a yard for children to play in. Pets are an additional monthly cost (even though you own your home?) It could be great if they got the promised amenities up and functioning finally. and worked with families. The area is beautiful. close to food and travel. there is a front runner stop but it is not active and hasn’t been in years. It stays decently quiet and the neighbors are friendly.
June 04 · Samm DWouldn’t looked at brand New double wide trailers. The whole landscaping is nasty the clubhouse you couldn’t even see it because there’s so many bushes of weeds. There’s not an RV park at all there and you couldn’t even park an RV there they’re just building more and more double wide trailers spots not managed right would never live there.
June 14 · Matt ProfferThis is a trailer park being turned into an RV park. It's fairly close to the freeway entrance but I don't notice the freeway noise. Being in this location it is close to lots of fast food and gas stations. Has decent service -we got there during non-business hours & called the number on the door. Someone came within a few minutes. They're willing to work with customer needs. This place has what we needed for the short time we were there. There is a pool but disappointed with the hours. We like to swim later in evening when its cooler, but the pool closes at 7pm where other places close at 10pm.It's paved so kids can ride bikes and skate. There are speed bumps everywhere so no speeding traffic. There is a small playground by the pool area. We did enjoy our morning & evening walks.
December 22 · Galynn MookNice quiet RV park and it was closer to family than the one we've stayed at before. It looks like they're cleaning things up and moving it old be double wide trailers. We did have a problem with neighbors not cleaning up after their dogs. The managers were friendly and helpful. We would stay here again.
