While the idea of a "country feel" at Walnut Creek MHC may be appealing, recent feedback from residents suggests that challenges exist, particularly concerning communication, maintenance, and utility billing practices. These are important factors that can profoundly impact a resident's quality of life and financial well-being within the community.

Location and Accessibility
Walnut Creek MHC is located at 3600 N Cummings Dr LOT 32, Alvarado, TX 76009, USA. Alvarado is a city in Johnson County, Texas, offering residents a blend of rural tranquility and access to larger metropolitan areas. The community's location provides a "country feel," suggesting a quieter environment away from the immediate hustle and bustle of major cities. Despite this more laid-back atmosphere, Alvarado is strategically situated along Interstate 35W, a significant north-south highway that connects it to Fort Worth, approximately 25 miles to the north, and Dallas, further east. This proximity to major interstates makes commuting for work, shopping, or entertainment in the larger DFW Metroplex relatively accessible for residents.
The immediate vicinity of Walnut Creek MHC, within Alvarado, offers some local conveniences. Residents can find regional markets, chain restaurants, and other essential services within a short drive. Alvarado itself provides local amenities such as city parks including Alvarado Lake, George Washington Carver Park, and Parkway Park, offering opportunities for outdoor recreation. The city also has local schools within the Alvarado Independent School District, which can be an important consideration for families.
While the location provides a peaceful setting, it's important to note that access to extensive shopping, diverse dining, and comprehensive healthcare facilities typical of larger cities would require a drive to Fort Worth or other nearby larger towns. This characteristic is common for mobile home parks located in more rural or semi-rural areas of Texas. For those who appreciate a quieter environment and don't mind a short drive for more extensive amenities, Alvarado's location can be quite appealing. The balance between a country atmosphere and reasonable access to urban centers is a key aspect of living at Walnut Creek MHC.
Services Offered (Important Considerations)
Based on the provided customer reviews, potential residents should be aware of the following reported aspects regarding services at Walnut Creek MHC:
- No Proper Management/Communication Issues: Residents have reported significant difficulties in contacting management. This includes phones going straight to voicemail, unreturned phone calls, and no responses to emails, even those sent through their resident portal. The physical office is also described as having "cobwebs all over by the door," indicating a lack of active on-site presence or regular maintenance.
- Maintenance and Repair Delays: There are serious concerns about maintenance, specifically a reported instance of a family going "three weeks without plumbing" due to unresponsiveness and issues with the park's own plumbing. This suggests a potential lack of timely and effective repair services.
- Tree Removal/Damage Responsibility: A significant issue reported involved a tree falling onto a home after residents were told it would be removed. Management reportedly disclaimed responsibility, attributing it to "natural causes," which raises questions about property maintenance and liability.
- Lack of Individual Water Meters: Residents have indicated that individual mobile homes do not have separate water meters, leading to concerns about paying for neighbors' water usage. This implies a shared billing system for water, which can result in unpredictable and potentially unfair utility costs.
- Mandatory Trash Service Fee: The park charges for trash pickup, which occurs once a week. This is an additional, non-negotiable fee.
- Paid Parking Stickers: Residents are provided with only two parking stickers per month. Any additional parking stickers require payment, and unstickered vehicles risk being towed by a wrecker called by management. This suggests strict and potentially costly parking regulations.
- Focus on Money: One review explicitly states that management's primary concern appears to be money, rather than resident well-being or property upkeep.
Features / Highlights (Important Considerations)
- Rural/Country Feel: The community offers a quieter, more rural setting in Alvarado, which may appeal to those seeking a break from urban environments.
- Proximity to Major Highways: Located near I-35W, the park provides relatively easy access to Fort Worth and other parts of the DFW Metroplex for commuting or leisure.
- Nearby Local Amenities: Alvarado provides basic conveniences like grocery stores, local restaurants, and public parks.
- Concerns Regarding Management Presence: Multiple reviews indicate a severe lack of visible and responsive management, with reports of unreturned calls, emails, and an unkempt office. This suggests potential difficulties in addressing concerns or receiving assistance.
- Utility Billing Issues: The reported absence of individual water meters means residents may pay for shared water usage, which can lead to unexpected utility expenses.
- Strict and Costly Parking Policies: Limited free parking stickers and the threat of towing for unapproved vehicles highlight a potentially rigid and expensive parking system.
- Maintenance Challenges: Significant issues, such as prolonged lack of plumbing and disputes over property damage from falling trees, suggest potential deficiencies in park maintenance and accountability.
- Lack of Community Engagement (as inferred from management issues): While some mobile home parks foster strong communities, the reported management issues and focus on fees suggest that community engagement might not be a primary highlight.

For Texans considering mobile home living, Walnut Creek MHC in Alvarado presents a geographically convenient option for those seeking a property in a more rural setting within reach of the DFW Metroplex. Its location in Alvarado offers a peaceful, country atmosphere, which can be appealing for individuals or families looking for a quieter lifestyle away from the urban hustle. However, it is crucial for any local Texan considering Walnut Creek MHC to proceed with a high degree of caution and thorough due diligence. The significant and consistent negative feedback from current and past residents regarding management's unresponsiveness, lack of proper communication, and issues with maintenance and billing cannot be overlooked. Reported problems such as extended periods without plumbing, disputes over property damage, shared water meters, and strict, costly parking policies are serious concerns that directly impact daily living and financial well-being. These issues suggest that while the location offers a desirable rural feel, the operational aspects of the park may lead to considerable frustration and unexpected expenses for residents.
Therefore, while Walnut Creek MHC offers the inherent benefit of mobile home living in a rural Texas setting, potential residents from Texas should prioritize verifying the current state of management and services before making any commitments. It is highly recommended to speak directly with current residents, visit the park multiple times at different hours, and thoroughly investigate any and all contracts, particularly concerning utilities and additional fees. For locals who are prepared to navigate potential challenges and who find the rural location paramount, Walnut Creek MHC could be an option, but only with a clear understanding of the reported operational difficulties and a proactive approach to addressing them.

Walnut Creek MHC Reviews
Do not rent or buy a home within this community. There is no proper management, if you go to the office there is cobwebs all over by the door, and when we do try to call all the phones go straight to voicemail. We asked to have a tree removed before we bought our home due to it starting to rot and within the week that we purchased our home that same tree fell down into our home and they said they weren’t at blame and it was natural causes. Our experience has not gotten any better since. We went three weeks without plumbing last year due to 1.) not answering our phone calls and 2.)their office plumbing having an issue. Seriously don’t waste your time or money here, that’s all they care about, we have even contacted them through email and have not gotten any response. Literally a joke with management, if they would have read the review they wouldn’t have told me to email them because if they checked they would see both an email on gmail and on their resident portal.
Jan 31, 2024 · Brenda NinoDon't buy or rent here. Unless you want to pay for your neighbor's water. No water meters here. Trash is picked up once a week and they charge you for that as well. You also get 2 parking stickers each month. If you want more you have to pay for them. Otherwise management loves to call a wrecker to come pick up your car.
Oct 26, 2019 · EvaDon't do it!! The manager is so rude if your not her family which they all live at the park..the water bill is high you don't have your own meter so you basically pay for everyone's water usage if you have water at all every other day they would have to turn off the water to fix a leak somewhere and would sometimes take 2 days to fix..they also raise the rent as well say all they have to do is give a 30 say notice and please don't let your grass get to your ankle they will fine you came back from vacation and learned that the hard way with a letter taped to my door
Jul 20, 2020 · Pamela HiltonManager here is very rude and likes to be in control. She has told us several different rules about dogs here. Said we werent allowed to put up a fence then told us dogs werent allowed. She loves honking when seeing cars parks in grass but said shes allowed to have hers parked in fire lane because its her truck.
Jan 07, 2021 · Jessenya GarciaWould not recommend this place. We lived here close to 2 years now. The parking stickers are annoying and if you want extra you have to pay $25. They gave us the house with the thing for the stove not working and manager told us she was going to fix it and never did. Loud annyoing kid rides a motorcyle and on the contract for the lot it explicitly says no atv or motorcycles. Neighbors play music really loud sometimes and is very annoying. Looking forward for the day we move out of this dump. Also there is really no good internet service so you'll be stuck with satellite internet and the tap water taste really bad from this place. Would love to rate it 0 stars but unfortunately cannot.
