Village Green Mobile Home Park Introduce
For many families and individuals across Utah County, finding a stable, affordable housing solution remains a significant challenge. **Village Green Mobile Home Park** in Orem, UT, steps in to fill this critical need, offering an accessible and community-focused environment where residents can own their manufactured homes. This well-established park provides a solid alternative to the high costs associated with conventional real estate in the Orem area, allowing residents to build equity in their home while paying lot rent for the land.
Mobile home parks like Village Green are essential to the fabric of affordable living in Utah. They foster a sense of neighborhood camaraderie, often hosting long-term residents who take pride in their property and connections. The community is strictly a mobile home park, focusing exclusively on providing dedicated lots for manufactured residences. This focus allows the management and residents to work together to maintain consistent community standards and home values within the park.
However, potential residents should understand that living in a mobile home park means adhering to a defined set of rules and regulations designed to maintain order, safety, and the overall aesthetic of the community. Community management, as is common in mobile home parks, plays a very active role in enforcing these standards. This level of oversight, while aiming to protect the park's appeal and the investments of the residents, has sometimes led to friction, with some residents expressing concerns over the management's methods, including what they feel is excessive scrutiny regarding yard upkeep, the parking of vehicles, and even background checks for adult children wishing to reside with their families.
It is a necessity that all prospective residents thoroughly review and understand the park’s specific rules regarding guest stays, vehicle parking (including street parking allowance for visitors), home and yard maintenance requirements, and the process for resident approval. On the positive side, some residents commend the presence of "nice folks in the neighborhood," and the park does allow on-street parking for visitors, which is a valuable convenience often restricted in similar communities. This balance of tight management and community-minded neighbors creates a unique living dynamic.
Village Green Mobile Home Park boasts an incredibly convenient location in a highly desirable section of Orem, Utah County. Its address is **222 1200 W, Orem, UT 84057, USA**. This placement is strategic, offering residents excellent proximity to essential city services, educational institutions, and major transit routes.
The location is particularly ideal for students and faculty of **Utah Valley University (UVU)**, as it is situated just a short drive or an easy commute from the campus. Access to the I-15 freeway is quick and straightforward, facilitating travel north to Salt Lake City or south into Provo and Springville. The surrounding neighborhood benefits from extensive local amenities, including multiple shopping centers, grocery stores, and diverse entertainment options. Being close to these key areas means residents spend less time commuting and more time enjoying their lives in Utah Valley.
Crucially, Village Green Mobile Home Park emphasizes accessibility, an important feature for many in the community. The park provides clear, functional access points to accommodate all residents and visitors.
- **Wheelchair Accessible Entrance:** Ensures that entry into common or administrative areas is navigable for all residents.
- **Wheelchair Accessible Parking Lot:** Designated parking spaces are available to meet the needs of residents and guests with mobility challenges.
- **Excellent Commuter Access:** Located near major city roads and the I-15 interchange, enhancing travel convenience.
As a dedicated mobile home park, Village Green focuses its services on supporting the long-term, stable residence of manufactured home owners. The community structure is built around the fundamental arrangement where residents own their home but lease the lot from the park management.
- **Mobile Home Lot Leasing:** Provides secure, long-term leasing of the land upon which the resident's manufactured home sits.
- **On-Site Management and Enforcement:** The park employs a dedicated manager (and staff) to oversee daily operations, collect rent, and strictly enforce the community's rules and regulations, ensuring standards for home and yard upkeep are met.
- **Essential Utility Access:** The lots are equipped with necessary hook-ups for municipal utilities, including water, sewer, and electricity, which are vital for daily living.
- **Parking Regulations:** The community allows for on-street parking for visitors, which is a considerable convenience for those hosting family or friends. However, strict rules are in place concerning resident vehicle and guest parking to ensure clear access.
- **New Resident Vetting:** All prospective residents, including adult children turning 18, are subject to a written application and approval process, which includes a review of income level, credit history, rental references, job stability, and a criminal background check. This process is designed to maintain a safe and stable living environment.
- **Home Maintenance Standards:** Management enforces strict rules on home maintenance, including the requirement for proper skirting, sheds, and general upkeep (e.g., no broken windows, proper steps).
The unique highlights of Village Green Mobile Home Park stem from its stable community setting, prime location, and clear commitment to maintaining its residential standards.
- **Commitment to Affordability:** The primary feature is offering an accessible pathway to homeownership and long-term residency in the often-expensive Utah County real estate market, fulfilling a critical need for many local families.
- **Unbeatable Orem Location:** Situated near 1200 West, the park provides residents with direct access to all major Orem and Provo amenities, including Utah Valley University and a wealth of local shopping and dining.
- **Residential Stability:** The park is likely 100% owner-occupied (home owners leasing the lot), which contributes to a more stable, committed, and long-term residential base compared to rental apartments.
- **Accessibility Focused:** The clear availability of wheelchair accessible entrances and parking lots demonstrates a commitment to inclusive living for residents of all mobility levels.
- **Visitor-Friendly Parking:** The allowance of on-street parking for visitors is a notable convenience, making hosting guests easier for residents.
- **Clear Community Standards:** Despite the strictness, the actively enforced rules regarding home maintenance, skirting, and general lot appearance contribute to a cleaner, better-maintained community for all residents, which helps protect home values.

Village Green Mobile Home Park is an excellent choice for Utah residents who prioritize **affordability and location** above all else, especially within the rapidly growing Orem area. Choosing this community means securing a spot for your manufactured home in a highly competitive market, offering a path to stable, long-term living and home equity that would be financially out of reach in a site-built home. The community's location is a huge draw, placing you near UVU, shopping, and major transport links, significantly simplifying the logistics of daily life in Utah County.
However, the decision to live here comes with a clear understanding of the active, hands-on management style. The strict enforcement of community rules—including required background checks for adult family members and meticulous property inspections—is a necessary part of the arrangement. While some residents find this level of scrutiny challenging or intrusive, it is the mechanism that ensures the community maintains its standards and protects the value of the homes within the park. For those who are willing to diligently adhere to the rules in exchange for the benefits of affordability, central location, and the chance to build a life among "nice folks," Village Green remains a solid and vital housing option in the Orem community. Prospective homeowners are advised to review the official rules and regulations document thoroughly before committing to residency.

Allows parking on street when visiting, GREAT! Nice folks in the neighborhood.
April 21 · Jake FeikAbsolutely horrible management. The manager John is always going into your yard to see what you have and takes pictures of it without permission. Once your kids turn 18 years old he makes them go through a background check to determine if they can keep living with you or not. Everything has to be approved by him. “OWNING” the mobile home means nothing to him. Save yourself and go somewhere else. He takes pictures of your cars not meters like management mentioned in response below. My meter was located on the other side of the home and he was ALWAYS in my yard taking pictures. I didn’t feel safe living here at all knowing my every move was watched and documented.
May 26 · Google UserLived there for over 30 years. The original owner kept it really nice and it felt safe to live and visit. After son and grandson took over, it went from liveable to trash. The grandson sucks as a manager. He allows unrespectable people to move in. Crime is up in the trailer court. Rent is high and overall maintenance is low. Even at winter time, they plow the snow off but don't do anything for the ice.So go else where to where you want to raise your family.
