Vanguard Associates, situated at 113 Moonachie Ave, Moonachie, NJ, serves as a community of manufactured homes. These parks offer a unique model where residents typically own their homes but lease the land beneath them. This structure can present both distinct advantages, such as potentially lower initial costs compared to traditional homes, and certain challenges related to maintenance and management, which are important for prospective residents to be aware of.
This article aims to provide a comprehensive and factual overview of Vanguard Associates Mobile Home Park from the perspective of New Jersey locals. We will explore its location and accessibility, the typical services offered in such communities, and highlight key features. Furthermore, we will address important considerations based on public feedback to give a balanced view of what to expect when living in this particular mobile home park in Moonachie, New Jersey. Understanding these aspects will help potential residents determine if Vanguard Associates aligns with their housing needs and expectations.
The decision to choose a mobile home park involves evaluating various factors, including the sense of community, the quality of infrastructure, and the responsiveness of park management. For New Jersey residents, particularly in Bergen County, finding affordable housing can be a significant challenge. Mobile home parks like Vanguard Associates can represent a more accessible entry point into homeownership. However, it's essential to consider all facets of the living experience, including both the reported positives and areas that may require attention, to ensure it's the right fit.
Vanguard Associates Mobile Home Park is located at 113 Moonachie Ave, Moonachie, NJ 07074, USA. This location in Bergen County, New Jersey, offers a strategic position with varied accessibility for residents. Moonachie is part of the densely populated and well-connected Northern New Jersey region, providing residents with proximity to major urban centers and essential amenities.
The park's address on Moonachie Avenue places it within a network of local roads that connect to larger transportation arteries. Critically, Moonachie is situated near several major highways, including Route 17, Route 3, and the New Jersey Turnpike (I-95). This connectivity is a significant advantage for New Jersey locals who commute for work or leisure, providing relatively easy access to employment hubs in Bergen County, other parts of Northern New Jersey, and direct routes into New York City. Public transportation options, including bus routes, are also typically available in a well-developed area like Moonachie, further enhancing accessibility.
Beyond commuting, the location offers practical conveniences. Residents have access to various local businesses, shopping centers, restaurants, and essential services within Moonachie and neighboring towns like Carlstadt, Little Ferry, and Hackensack. Larger retail destinations and entertainment venues are just a short drive away. This balance of being in a residential community while having access to urban conveniences is a common desire for New Jersey residents. The industrial and commercial presence in Moonachie also means potential local employment opportunities.
As a mobile home park, Vanguard Associates primarily offers the essential services related to the provision and maintenance of a community for manufactured homes. While specific details on every service might vary or require direct inquiry, the fundamental offerings generally include:
- Mobile Home Lot Rentals: The core service is providing individual land plots (lots) for residents to place their manufactured homes. Residents own their homes but lease the land from Vanguard Associates.
- Community Infrastructure: The park is responsible for maintaining the general infrastructure. This typically involves:
- Internal Roads: Maintenance of the roads within the park. However, public reviews mention significant potholes and a lack of snow removal on roads, which are important considerations.
- Waste Management: Collection of garbage. Public reviews indicate that dumpsters are often overflowing, suggesting potential issues with waste management frequency or capacity.
- Utility Connections: Vanguard Associates would facilitate the hookup to essential utilities such as water, sewer, and electricity for each lot. Residents are typically responsible for their individual utility usage and bills.
- Park Administration/Management: Overseeing the community, enforcing park rules, and collecting lot rent. Public reviews provide conflicting perspectives on the nature of this management, with one review describing the manager as "rude, has zero empathy, is racist" and difficult to communicate with, specifically mentioning refusal to address falling trees and a collapsed contention wall. Another review, however, describes the manager as "a doll and friendly and fair and will work with you if you need time to pay the rent." These differing accounts highlight the importance of direct experience and inquiry for prospective residents.
It is crucial for prospective residents to understand that while lot rental provides a space for their home, the level of maintenance and responsiveness of park management can significantly impact daily living. Direct communication and a thorough understanding of the lease agreement are highly recommended.
Based on the provided information, the features and highlights of Vanguard Associates Mobile Home Park present a mixed perspective that prospective New Jersey residents should carefully consider:
- Affordable Rent (Potential Highlight): One positive review notes that the "rent is controlled" and describes it as "the cheapest place in Bergen County to live" when compared to other options. This suggests that the park may offer a financially accessible housing solution in a generally high-cost region of New Jersey.
- Quiet and Peaceful Neighborhood (Reported Highlight): One review describes the "neighborhood is quiet and peaceful," indicating a potentially calm residential environment away from the general hustle and bustle.
- Location in Moonachie, NJ: Being situated in Moonachie, Bergen County, provides residents with access to major roadways, local amenities, shopping, and potential employment opportunities in the surrounding area, which is a convenient aspect for many New Jersey locals.
- Responsiveness of Management (Conflicting Views): One review praises the manager, Ms. Janet Blake, as "a doll and friendly and fair and will work with you if you need time to pay the rent." This indicates a potentially supportive approach to rent payments for some residents.
- Maintenance Challenges (Reported Concern): Conversely, a significant concern raised by another resident is the "practically NON-EXISTENT" maintenance. Specific issues cited include:
- Massive potholes on roads.
- Overflowing garbage dumpsters, leading to a messy appearance.
- No snow removal, causing cars to get stuck.
- Unaddressed dangers from trees, with a reported incident of a tree falling on a trailer and management delays in removal.
- Lack of action regarding a collapsed contention wall near a stream, leaving trailers at risk.
- Management Communication and Empathy (Reported Concern): The same critical review heavily criticizes Ms. Janet Blake for being "rude, has zero empathy, is racist," and prone to yelling and cursing when concerns are voiced. This contrasts sharply with the positive view of her being "friendly and fair."
These contrasting accounts indicate that the living experience at Vanguard Associates can vary significantly depending on individual interactions and expectations regarding park management and maintenance.
Publicly available information for Vanguard Associates Mobile Home Park does not indicate any specific, ongoing promotions or special offers in the traditional sense, such as discounted lot rents for new residents or special pricing on mobile home sales.
In the context of mobile home parks, the primary "special offer" often lies in the overall affordability of the housing option itself compared to other forms of housing in the surrounding area. One review specifically highlights that Vanguard Associates offers "controlled rent" and is considered "the cheapest place in Bergen County to live." This inherent cost-effectiveness, particularly in a high-cost region like Bergen County, serves as the main draw for residents seeking a more budget-friendly path to housing.
Prospective residents interested in Vanguard Associates are encouraged to contact the park directly to inquire about current lot availability, specific monthly rental fees, and any processes for acquiring or placing a manufactured home within the park. While there may not be advertised promotions, understanding the long-term financial commitment and comparing it to other housing options in New Jersey will be key to evaluating its value.
For New Jersey locals interested in learning more about Vanguard Associates Mobile Home Park in Moonachie, or wishing to inquire about lot availability and other details, here is their contact information:
- Address: 113 Moonachie Ave, Moonachie, NJ 07074, USA
- Phone: (201) 939-7603
- Mobile Phone: +1 201-939-7603
It is recommended that prospective residents use these contact methods to speak directly with park management. This will allow them to ask specific questions about lot rental agreements, utility arrangements, park rules, and to gain their own impression of the management's responsiveness and communication style. Given the conflicting public reviews, direct engagement is particularly important for forming an accurate understanding of the living experience at Vanguard Associates.
For New Jersey locals, particularly those seeking housing in Bergen County, Vanguard Associates Mobile Home Park in Moonachie presents a complex yet potentially suitable option, primarily driven by its reported affordability. In a region where housing costs are consistently high, the opportunity for "controlled rent" and being one of the "cheapest place to live in Bergen County" can be a significant draw for individuals and families on a budget. This economic advantage offers a pathway to stable housing that might otherwise be financially out of reach in the area.
The park's location in Moonachie also provides a degree of suitability for local residents. Its proximity to major highways ensures relatively easy commutes to various employment centers across Northern New Jersey and into New York City. The accessibility to local amenities, including shopping, dining, and services in Moonachie and surrounding towns, adds to the practical convenience of living in this community. For those who prioritize a quieter neighborhood environment over the density of urban living, the park's reported "quiet and peaceful" atmosphere could be appealing.
However, it is imperative for prospective New Jersey residents to approach Vanguard Associates with a clear understanding of the full picture. The conflicting reports on management style and maintenance quality are crucial considerations. While one perspective highlights a "friendly and fair" manager, another details significant concerns regarding neglected maintenance (potholes, overflowing dumpsters, lack of snow removal, unaddressed tree hazards, and structural issues like a collapsed contention wall) and difficult, even hostile, communication from management.
Therefore, while Vanguard Associates can offer an affordable entry point into the housing market for locals, it is most suitable for those who are prepared to thoroughly investigate these reported issues. This might include visiting the park multiple times, speaking with current residents if possible, and meticulously reviewing any lease agreements to understand responsibilities regarding maintenance and communication protocols. For New Jersey locals whose primary driver is cost-effective housing in Bergen County, and who are willing to proactively assess and potentially navigate the reported challenges, Vanguard Associates could still be a viable option. However, transparency and careful due diligence are strongly advised to ensure the living experience aligns with individual expectations.

Vanguard Associates Reviews
This is a long one but I promise is a good one! The experience that both my mother and I have had in the time we have lived here has not been the best. To begin with, the maintenance of the park is practically NON-EXISTENT; the potholes are massive, the garbage dumpsters are always overflowing, making the place look very messy, during snow days there is absolutely no cleaning of the roads, therefore, your car is stuck, and you pretty much have to wait for the snow to sort of melt. In addition, many trees pose a constant danger to the people who inhabit the trailers, especially when there are storms. However, the park administration/management has no interest in taking care of those aspects. The administration of the park is lead by Ms Janet Blake, and in regards to this women I have no idea where to even begin, she is rude, has zero empathy, is racist, and does not know how to communicate as an educated person because the minute you try to voice concerns to her she starts yelling, cursing and she will go as far as even kicking you out of the office because she is "too busy" the only thing this women is good for is to collect money THAT'S IT! My mom's trailer already had a tree falling on top it, when we went to ask her to please remove the tree she refused, it took her MONTHS to finally do something about it.Now my mother's trailer and her neighbors is next to a stream and the wall of contention that it had collapsed due to the recent heavy rains leaving at risk once again the trailers of all the people who live there. However, when Mrs. Janet was informed of the matter, her words were, "That's not my problem." Wonderful way to treat the people who live there!! Keep up the good work. I will attach some pictures of what my mom and the neighbors are dealing with ever since the wall of contention fell off since Janet is too busy to go check for herself, maybe she'll see this pictures instead.
