Vancouver Lodge Introduce
For Washington residents seeking an accessible and affordable option for homeownership in the Vancouver area, Vancouver Lodge Mobile Home Park offers a long-established community setting. Located conveniently on NE Highway 99, this park provides manufactured housing as an economical alternative to the rapidly rising costs of traditional site-built homes in Clark County. As a standard mobile home park, it serves a diverse population, including elderly residents, individuals on disability, and families, who prioritize cost-effective living in a central location.
The manufactured housing model allows many Washingtonians to achieve homeownership without the high barrier to entry typical of the regional housing market. However, prospective residents must conduct thorough due diligence regarding the current state of the park and its management. Public feedback indicates significant challenges and dissatisfaction, particularly concerning infrastructure, management stability, and rent increases. Residents have reported issues with essential services such as septic/sewer systems, water supply (especially during winter), and frequent electrical problems due to outdated infrastructure.
The instability caused by a high turnover in ownership and management is a major concern. Residents report a lack of consistent, on-site management, leading to difficulty resolving problems, especially after hours or on weekends. Furthermore, drastic increases in lot rent have created financial strain, particularly for long-term residents and those on fixed incomes. It is crucial for anyone considering Vancouver Lodge to directly inquire about the current lot rent, the history of increases, the specific plans for infrastructure upgrades (electric and sewer), and the protocol for emergency maintenance before committing to residency.

### Location and Accessibility
Vancouver Lodge Mobile Home Park is situated in a prominent area of North Vancouver, Washington, offering high visibility and excellent vehicular access. The address is: 10804 NE Hwy 99, Vancouver, WA 98686, USA.
The park's location directly on NE Highway 99 ensures superb connectivity to the surrounding commercial areas. Residents benefit from immediate proximity to a wide range of essential amenities, including major grocery stores, pharmacies, banking services, and retail centers. This high level of convenience minimizes the need for extensive travel for daily needs. Furthermore, the park is located near major transportation arteries, including the I-5 freeway, allowing for quick travel to downtown Vancouver, the Portland, Oregon metro area, and other key points in Clark County.
The community's positioning in the 98686 zip code places it near several local amenities and attractions, such as the Hazel Dell neighborhood's shopping and community services. Public transportation access is readily available along the Highway 99 corridor, providing a valuable resource for residents who rely on bus service to navigate the Vancouver area. While the surrounding area offers high commercial accessibility, potential residents should verify all on-site accessibility features, as public data does not explicitly detail wheelchair accommodations.

### Services Offered (Mobile Home Park)
The services offered at Vancouver Lodge Mobile Home Park are those typically associated with a traditional lot-lease community, though the reliability of these services has been questioned in public feedback. The stated and expected services include:
- Lot Rental: Provision of spaces for privately owned manufactured homes, which includes land lease for the home site.
- Utility Access: Provision of connections for essential utilities, including water, sewer, and electric, though the condition of this infrastructure (especially the 1960s-era meter boxes) is a reported issue.
- Community Management: An off-site or remotely managed service handles resident concerns, rent collection, and rule enforcement. Note: Residents have indicated management presence is infrequent and unresponsive, especially for emergencies.
- Road and Common Area Maintenance: Basic upkeep of internal park roads and shared spaces. Road conditions should be inspected by potential residents.
- Billing and Payment: Services for the collection of lot rent and related fees.
- Emergency Protocols: Expected provision of emergency contact numbers for urgent park issues (e.g., severe sewer back-ups), though residents report a lack of effective contact points.

### Features / Highlights (Based on Location and Type)

### What is Worth Choosing
The primary reason a Washington resident might consider choosing Vancouver Lodge Mobile Home Park is the pursuit of maximum housing affordability combined with a highly convenient, centralized location on a major Vancouver thoroughfare. For individuals and families who are extremely budget-conscious, the purchase price of manufactured homes in this park can be significantly lower than surrounding real estate, offering a vital entry point to homeownership in Clark County.
However, the decision to live here must be made with a full understanding of the severe challenges highlighted in customer reviews, specifically the instability of ownership, the reported refusal to update essential 1960s-era utility infrastructure (septic and electric), and the lack of reliable on-site management. The reported dramatic increase in lot rent also negates the affordability factor for many long-term and fixed-income residents.
Choosing Vancouver Lodge is a risk calculation. It may offer a home for the absolute lowest purchase price in a great location near shops and transit. Still, this trade-off comes with the potential for frequent, high-impact issues related to utilities, unreliable management response, and significant uncertainty regarding future housing costs. For residents who are capable of managing these risks or who are only seeking temporary residence, the location is excellent. However, potential buyers are urged to perform rigorous inspections of the home and site utilities and to thoroughly investigate the current management's commitment to immediate infrastructure improvements before committing to this Vancouver, Washington property.

Vancouver Lodge Reviews
We have lived here now for almost 4 yrs, gone throw 6 owners and the latest ARE THE WORST! If Y'all can find a different place to goI'M BEGGING DON'T COME HERE!!! The septic has ALL Kinds of issues, water works but winter it Won't, electric problems all the time because they Refuse to up date the "1960's" meter boxes. No Management on sight Ever, God forbid you have amy kind of problem... From sewer to drugies prowling around Y'all's home when you call "Management" she has to call Her Boss to get Permission to come over here...So Pray Nothing happens at night or on the weekends.AND they raise the rent by leaps and bounds We were paying $650 for 3 1/2 yrs then they give us 2 months notice it's going to $1,000 a month. Most people here are Elderly or on Disability and just can't afford that. Even if I could afford it NO WAY I WOULD PAY THAT MUCH FPR THIS PLACE!!!
April 16 · Shella YoungManagers/landlords sold my dying friend with diabietes and many kinds of cancer a condemned/deemed unlivable unit. The big brown one thats technically 2 units on the right side and the left side thats meant for management/landlord's office i believe, which he never actually is in or uses, fkr obvious reasons.
April 26 · Hugh JanisThey're trying to clean it up and it looks like it's getting better, but there's a really bad cockroach problem here. We would have stayed longer otherwise.
September 16 · BThey are a cheaper place to rent and the new landlords are doing a great job if cleaning it up
August 25 · Rose Marie KimballIf I could give this place no stores I would I wouldn’t recommend anyone to live in this property not even if I have an RV
