In New York State, mobile home parks play a vital role in providing diverse housing options. They often offer a more budget-friendly alternative to traditional stick-built homes, making homeownership or comfortable rental living within reach for a broader range of individuals and families. Valley Stream Mobile Home Park has aimed to foster a culture where residents can enjoy longer stays in their homes, thanks to attractive leasing plans. It represents a community-focused approach to housing, striving to provide affordable choices in a region known for its natural beauty and academic institutions.
Valley Stream Mobile Home Park is conveniently located at 438 Co Rd 11 lot 64, Oneonta, NY 13820, USA. Oneonta, situated in Otsego County, is a vibrant city known for its colleges (SUNY Oneonta and Hartwick College) and its position in the scenic Catskill Mountains region. This location offers residents the best of both worlds: a peaceful living environment within the mobile home park, coupled with easy access to the amenities and opportunities of a college town.
County Road 11 provides direct access to the park, connecting residents quickly to Oneonta's downtown area, which features various shops, restaurants, entertainment venues, and essential services. The presence of nearby educational institutions can also mean access to cultural events and a dynamic atmosphere. This blend of local convenience and regional accessibility makes Valley Stream Mobile Home Park a practical choice for many New York residents.
Valley Stream Mobile Home Park aims to provide a functional and stable living environment for its residents. Based on common practices for established mobile home parks in New York and available information, the following services are typically offered:
- Manufactured Home Rentals: The park offers manufactured homes for rent, providing a direct housing solution for those not looking to purchase a home outright. Rental prices for homes can vary.
- Lot Leases: For those who own their manufactured homes, Valley Stream Mobile Home Park provides lot leases. This allows homeowners to rent the land their home occupies, with the park maintaining the common areas and infrastructure. Monthly lot rents apply.
- Utility Hookups: Residents typically have access to essential utility hookups for water, sewer, and electricity at their individual lots. While residents are responsible for their utility bills, the park provides the necessary infrastructure. It's important for prospective residents to inquire about the specific water and septic systems in place.
- Property Management: As a family-owned and operated park, there is management in place to oversee daily operations, address resident concerns, and ensure adherence to park rules. The goal is to foster a community where residents can enjoy their homes.
- Road Maintenance: The park maintains its internal roads, ensuring accessibility for residents and visitors.
- Mail Service: Standard mail delivery services are typically available within the park.
- Trash Removal: Arrangements for trash and recycling services are generally provided by the park or through a designated local service.
- Tenant Communication: The park communicates important notices, such as rent increases or maintenance schedules, to its homeowners, ensuring transparency (e.g., through notices like the 2017 rent increase notice).
Valley Stream Mobile Home Park, as a long-standing community in Oneonta, possesses several features that contribute to its role as a housing option for locals:
- Established Community: With over 30 years in operation and approximately 75 homes, Valley Stream Mobile Home Park is a well-established community. This longevity often signifies stability and a settled resident base.
- Family-Owned and Operated: Being family-owned can often lead to a more personalized management approach, where owners might have a direct vested interest in the park's well-being and resident satisfaction.
- Affordable Housing Options: The park's goal is to "provide affordable housing options in the Greater Oneonta area." This makes it an attractive choice for individuals and families seeking cost-effective living in New York.
- Flexible Leasing Plans: Offering both manufactured home rentals and lot leases provides flexibility, catering to different financial situations and preferences for homeownership versus renting.
- Potential for Long-Term Residency: The park aims to foster a culture where "residents stay longer in their homes with our attractive leasing plans," suggesting an environment conducive to long-term residency.
However, it's crucial for prospective residents to be aware of certain aspects mentioned in public reviews:
- Water Quality Concerns: One review explicitly mentions "Park's water killed my dog" and calls it "the worst trailer park you ever can live in." While this is a severe claim, it highlights the critical importance of investigating water quality. In New York, mobile home park water systems are considered "Public Water Supplies" if they are not connected to a municipal system and are subject to annual inspections by county health departments for compliance with the NYS Sanitary Code - Part 17. Prospective residents should inquire about the park's water source (municipal or private well) and request recent water quality reports.
- Septic System Concerns: Another review states, "You got septic issues going on. I can smell it every time I’m visiting in the park." This suggests potential problems with the park's sewage disposal system. Mobile home park sewage systems typically require a State Pollutant Discharge Elimination System (SPDES) permit from the NYS Department of Environmental Conservation and are subject to regulation. New York State also mandates that an adequate and safe sewage system be provided in all mobile home parks, designed, constructed, and maintained in accordance with state and local laws. Prospective residents should ask about the septic system's maintenance schedule and any ongoing issues.
- Lot Rent Concerns: A review mentions "owners overcharge you lot rent and get away with it." While competitive pricing is a common goal, residents in New York mobile home parks are protected by laws aimed at preventing unfair practices regarding lot rent. New York State Homes and Community Renewal (HCR) maintains a hotline for complaints relating to these laws. Prospective residents should always clarify current lot rent, historical increases, and any additional fees before signing a lease.
Based on the publicly available information, Valley Stream Mobile Home Park does not extensively advertise specific promotions or special offers in the same way a retail business might. Their primary offering is providing affordable housing options through manufactured home rentals and lot leases.
However, the "attractive leasing plans" mentioned on their website suggest a focus on long-term value and potentially competitive pricing for their rental and lease agreements. For example, historical data indicates that lot rents (for singlewide and doublewide lots) have seen incremental increases over time, reflecting general market conditions and operational costs.
To understand the current pricing structure, available homes for rent or lots for lease, and any specific terms that might benefit a prospective resident, it is highly recommended to contact the park directly. Inquiries about utility inclusions or any move-in incentives should also be made during this direct communication.

Is Parks water killed my dog the worst trailer park you ever can live in Park the owners overcharge you lot rent and get away with it
Jun 06, 2025 · Timothy BishopYou got septic issues going on. I can smell it every time I’m visiting in the park
Feb 20, 2025 · Greg MooreDon't let the name full you it does not mean mobile home similar to an RV/camper park with sites. Its actually is modular homes Park only.Quiet location not too many nosy neighbors only downside is management changes so often. And forget to hand out updated contact information for new owners as well as the newer reforms to any previous rules in other. I do not recommend anyone get a rental trailer off of another renter of the property. If you do not get the home from the park managers. I severely suggest paying flat out for any of the homes there are a few sleazy want to be dealers / homeowners "landlord" wannabes that will rob you of your properties with any slight discrepancy in the rules even though they do not own the property they only rent the land as well. They are only leasers not landlords. Let alone they make up their own rules that do not apply to the parks main guidelines. So once again if you plan on moving in to a home in the park you are better off buying your own completely out or going through the valley stream mobile home park to make your contract do not go through a private sale whether it be from Facebook marketplace(J.O) under Private sales. Avoid contracts with personal people as landlord(J.O). they ended up being sleazy after 3 years of inactivity decide to try and change things and cause drama. The main suggestion is to only have a contract with the valley stream mobile home park owners not anyone turn on to operate a business underneath the parks noise. And the park was nice when we moved in. yet over the years realized how much disarray(lack of enforcement of rules and regulations) actually was going on. A lot of the old residents(those that originally bought their homes and started a family) are trying to get out of the park because as one resident had stated it started to go downhill and turn into (Lantern Hill Mobile Home Park previously known as Messina's trailer park prior to the flood (trailer park trash)"versus a nice family community.
Dec 24, 2024 · Jason LindrothI have lived here about 6 yrs. and live in the back section and always felt safe and at home with my dog and 2 cats. This is a pet friendly park as well as a country sort of mobile home park., (one of the reasons I like it here.) They did have a cat issue but the person who fed stray cats (and skunks) moved about a year or so ago. My animals are inside pets. Since moving in the back section I've found it to be quiet and peaceful and private. It is one of the nicer parks in our area. They mow the park regularly and garbage truck comes every Tuesday. I have had no negative issues here except when a skunk comes around but that is to be expected in the country. :) My dog got sprayed.
Mar 21, 2017 · Conservative NellieI live there now so far so good the lights in the middle don’t work at all so it’s really dark at night they did fix all the pot holes that were in the roads.
