Valley Mobile Home Park Introduce
The **Valley Mobile Home Park** provides an opportunity for accessible and affordable living in the heart of the Central Valley, specifically in the community of **Fowler, California**. For California residents seeking an independent lifestyle without the financial burden and complexity of traditional homeownership, this mobile home park presents a viable residential alternative. Established in 1965 and featuring approximately 59 units, it is a well-rooted and mature neighborhood that offers a straightforward and budget-conscious housing option. The park is characterized as an all-age community, meaning it welcomes residents of every age, from young families to singles and seniors, contributing to a diverse and dynamic residential environment.
In a mobile home park setting, residents own their manufactured home but rent the land—or lot—on which the home is situated. This structure allows homeowners to retain equity in their physical residence while benefiting from the maintenance and shared amenities provided by the park management. The park strives to offer a clean and managed environment, which is a key factor for many choosing this type of communal living. Potential residents must remember that life in a mobile home park is governed by specific rules and regulations established by the management, which are designed to ensure harmony and maintenance within the community.
The surrounding region of Fowler and Fresno County is known for its strong agricultural roots and access to some of California’s most incredible natural attractions, including Yosemite, Kings Canyon, and Sequoia National Parks. Choosing Valley Mobile Home Park means embracing a lifestyle that balances quiet, small-town living with convenient access to urban resources and outdoor adventure.
The convenience of the location extends to everyday necessities and services. Residents are positioned near local schools, shopping centers, and dining options in both Fowler and the nearby city of Selma. The drive to downtown Fresno, offering a wider array of amenities, educational institutions like Fresno State and Fresno Pacific University, and healthcare facilities such as Community Regional Medical Center, is manageable, typically taking less than 20 minutes. This balance of rural charm and urban proximity is a significant benefit for people living in the area.
Understanding the needs of all community members, Valley Mobile Home Park makes certain accommodations for accessibility. Specifically, the park features:
- **Wheelchair accessible parking lot**
This dedicated accessible parking is an important feature, though potential residents with diverse mobility needs should inquire directly with the park management about overall accessibility across the site and into common areas, to ensure the location meets their individual requirements.
Common services and shared infrastructure typically include:
- **Utility Hookups:** Dedicated hookups for essential utilities, including water, sewer, and electricity at each mobile home space.
- **On-Site Parking:** Availability of surface lot parking for residents' vehicles.
- **Park Maintenance:** Management is responsible for the upkeep and maintenance of common areas and infrastructure within the community.
- **On-Site Management (Implied):** The presence of management, as indicated by resident interactions, is typical for addressing daily issues and enforcing park rules.
- **Enforcement of Park Rules:** Management enforces community rules, which are necessary for maintaining a peaceful environment for all 59 units.
Note that based on current data, the park has a **No Pets Allowed** policy. This is a crucial detail that prospective residents with pets should verify with management, as park policies are often strictly enforced.
Highlights of choosing this community include:
- **Affordable Housing Model:** Allows residents to own their home while renting the space, often resulting in lower overall housing costs compared to traditional real estate.
- **Central Valley Location:** Direct proximity to the agricultural hub and essential services of Fowler, with quick drives to the greater Fresno metropolitan area.
- **All-Age Community:** Welcoming to individuals, couples, and families, which fosters a natural mix of ages and perspectives within the neighborhood.
- **Established Neighborhood:** The park's age indicates a settled community with a long history in the Fowler area.
- **Accessibility:** Provides designated wheelchair accessible parking, addressing a fundamental need for residents with mobility challenges.
- **Proximity to Recreation:** Located within driving distance of major California national parks, offering residents easy access to hiking, nature, and outdoor adventures.
The community offers a modest, non-extravagant style of living. The focus is on providing a safe, functional, and affordable base from which residents can enjoy the surrounding area and their personal space, rather than an array of luxury amenities like pools or clubhouses, which may drive up the monthly space rent.
The main contact information for the property is:
- **Address:** 13 Valley MHP, Fowler, CA 93625, USA (Note: some public records also show 410 N 8th St, Fowler, CA 93625)
- **Phone:** (559) 834-3917
- **Mobile Phone:** +1 559-834-3917
Potential residents should approach the application process with professionalism and be prepared to abide strictly by the community's rules regarding parking, guests, and general conduct. Direct communication with management will ensure all expectations regarding residency are met.
What is particularly worth choosing here is the **functional, low-overhead lifestyle** it provides. It represents a practical pathway to homeownership for many in California, allowing them to build equity in a residence while managing a space rental fee that is often more predictable than a traditional mortgage and property tax commitment. While it may not offer extensive recreational amenities, its focus remains firmly on providing a secure and affordable foundation in a well-located neighborhood. For the California user looking to downsize their responsibilities and upsize their financial flexibility in the Fresno County area, Valley Mobile Home Park is a highly practical and worthwhile residential option. The presence of accessible parking also speaks to the park's consideration for the needs of all residents.

Valley Mobile Home Park Reviews
Rude management! I lived here for several years (10+). Recently, I accompanied my mom she dropped by for not even 5 minutes the manager came out and asked me to lower the window and began yellling at demanding to tell him who was driving the car and where they were. He said there were signs around the parking that said no parking but I did not see any. I understand there are rules but that is no way to speak to anyone.
