Valley Estates Mobile Home and RV Park Introduce
The Valley Estates Mobile Home and RV Park provides an established living option in the heart of Oregon's scenic Willamette Valley. Located in Monmouth, this community is designated as both a mobile home park and an RV park, aiming to serve individuals, families, and RV owners seeking affordable and convenient housing solutions in Polk County. As Oregon continues to experience growth and rising living costs, manufactured housing communities like Valley Estates offer a viable alternative to traditional renting and buying, often at a significantly lower entry price point.
It is situated in a region known for its strong agricultural roots, proximity to wine country, and the bustling educational environment of Western Oregon University (WOU). Valley Estates markets itself as a peaceful, family-friendly community designed to be a quiet place to live or an escape from the busy city life of nearby Salem or Portland. The park is managed by Pacific Star Management, LLC, according to available web information, which provides the public contact number for inquiries.
However, potential residents from the Oregon area should approach this opportunity with caution and a commitment to thorough due diligence. Publicly available reviews from customers highlight significant concerns regarding the property's upkeep, site conditions, communication from management, and overall operational standards. Reports specifically mention difficulties in making contact, a lack of a physical on-site office, and serious issues with the condition of available sites, including trash, failing infrastructure, and utility problems.
Therefore, it is critically important for all interested parties to contact management directly to verify current availability, confirm the active status of the park, and personally inspect the exact mobile home or RV site condition before signing any agreement or submitting any funds.
Location and Accessibility
The community boasts a superior location within the city of Monmouth, offering excellent regional access for residents throughout the Willamette Valley.
- Address: 545 Warren St S, Monmouth, OR 97361, USA. This places the community centrally within the smaller, collegiate town of Monmouth.
- Educational Access: Valley Estates is located within a short walking distance of Western Oregon University (WOU). This proximity makes it a potentially ideal and affordable option for students, faculty, and staff associated with the university.
- Regional Commute: The park is approximately 20 minutes to downtown Salem, the state capital of Oregon. This makes it viable for those who work in Salem but prefer the smaller-town atmosphere of Monmouth.
- Recreational Proximity: Residents are only about 5 minutes from the beautiful Willamette River, a hub for outdoor activities. Furthermore, the community is conveniently located roughly 1 hour from the iconic Oregon Coast, including popular destinations like Lincoln City and Newport, making weekend beach trips easily accessible.
- Transportation: Public transportation options, such as the bus station at Western Oregon U - Monmouth Ave @ Church, are reportedly within a short walk, enhancing local mobility for non-drivers.
Services Offered
Based on the park's classification, the standard service model for a combined mobile home and RV park is intended to provide essential infrastructure for residents, though specific amenities are not clearly advertised.
- Mobile Home Lots: The community offers spaces for full-time manufactured home residency, which are typically leased on a monthly basis and provide connections for utilities.
- RV Park Facilities: As an RV park, it is intended to offer designated RV pads, which usually include necessary hookups (such as electric, water, and sewer) for both short-term and long-term stays.
- All-Ages Community: The park caters to all ages, making it inclusive for families, singles, students, and retirees in the Oregon area.
- Management Contact: Inquiries are directed to the primary management phone number, which is necessary for understanding current lot rental rates and availability.
- Utility Connections: Spaces are expected to be serviced by utility hookups, including power and water/sewer connections, which is a foundational service for any operational park of this type.
Features / Highlights
The main draw of Valley Estates lies in its strategic location within the desirable Willamette Valley and its classification as an affordable housing option.
- Monmouth Town Appeal: Living in Monmouth offers a quieter, small-town atmosphere with the benefit of resources provided by WOU, including cultural and sporting events.
- Proximity to WOU: Its unique location makes it one of the most conveniently placed affordable housing options for the Western Oregon University population.
- Affordable Living Option: Manufactured housing and long-term RV sites generally provide a lower cost of living compared to purchasing or renting traditional homes in the Salem metro area.
- Gateway to Recreation: The easy access to the Willamette River, state parks, and the Oregon Coast caters perfectly to the outdoor and recreational lifestyle favored by many Oregon residents.
- Dual Functionality: Serving both mobile homes and RVs potentially provides flexibility in housing types for residents with different needs and vehicles.

What is Worth Choosing
Valley Estates Mobile Home and RV Park is worth considering for Oregonians who place the highest value on **prime, central location and low-cost housing** and are prepared to navigate potential property condition challenges. Its location in Monmouth, providing an affordable gateway to the Willamette Valley, Salem, and the Oregon Coast, is undoubtedly its strongest asset. For students or staff of WOU, the proximity is a major convenience that cannot be overstated.
However, in light of substantial public concerns regarding customer service, communication, and property maintenance, what is truly worth choosing here is the due diligence process itself. Before committing to a contract or making any payment, an Oregon user should prioritize visiting the park in person, ideally speaking with current residents, and ensuring they have verified all site conditions (including functional utilities) with the management team. While the promise of affordable living in a great location is strong, confirming the actual living conditions aligns with your expectations is the most important step to secure a successful outcome at Valley Estates.

Valley Estates Mobile Home and RV Park Reviews
Update...they reached out to me asking me to take this down and calling me a liar...I literally dont care they are full. I wouldn't have moved there after seeing it. Absolutely run down. As for communication I'm not sire why they didn't recive ANY of my calls or emails before NOW. But benefit of the doubt phones got messed up. Either way this place looked a mess. This place was a disaster. It took me forever of constantly calling, leaving voicemail, and emails to this place with no answer or response. I eventually went there to see if I could talk to someone at an office....they have no office. Crap everywhere. Place looked like a drug den. The road was falling apart, the houses were falling apart, there was piles of junk and garbage in the road, and everything is overgrown. This place is a wreck and whoever is managing it needs to be better. And update there website. And actually answer people.
July 23 · Katelynn MillerI contacted them looking to see if they had a trailer spot available. They said they were tearing down a manufactured home to make a spot. I signed an exorbitantly expensive contract because I had to be out of where I was. They then completely failed to clear the site by the first day of the contract. There was trash everywhere, the main power feeds had just been hacked off and the sewer and water were not usable. I tried to contact them about this breach of contract and they refused to answer. I had to go through my bank to get my money back. Even some of the residents said the property is a nightmare and told me I should be glad I got out of it.
