We aim to shed light on what prospective residents might expect, based on publicly available information and real-world experiences shared by others.
Lawton, a significant city in Southwest Oklahoma, is home to Fort Sill and Cameron University, creating a dynamic environment with a diverse population. The need for varied housing options is paramount. University Mobile Home Park serves a segment of this population, providing mobile home rentals. Understanding the specifics of such a community is crucial for anyone considering it as their next home. We will delve into the park's location, the types of services generally offered in such environments, and key features that define the resident experience, ensuring you have the information needed to make an informed decision.
University Mobile Home Park is conveniently located at 2804 SW J Ave, Lawton, OK 73505, USA. This address places it within a residential area of Lawton, a major city in Oklahoma, and home to Fort Sill and Cameron University. Lawton itself is a hub for economic activity and offers a wide array of amenities, services, and employment opportunities.
The park's location on SW J Ave provides a balance of being situated within an established neighborhood while still offering relatively straightforward access to Lawton's main thoroughfares. For residents, this means that essential services such as grocery stores, schools, healthcare facilities, and various dining and retail options are within a reasonable driving distance. Its proximity to "University" in its name might suggest a connection or convenience for those affiliated with Cameron University, such as students or faculty, though this is not explicitly stated. Being in Lawton, residents also benefit from the city's public transportation options (where available) and a generally connected urban infrastructure. While specific commute times will vary, the address indicates a central-enough location to minimize daily travel burdens for most within the Lawton area.
Mobile home parks typically offer a foundational set of services for their residents, centered around lot rental and access to utilities. Based on the nature of University Mobile Home Park as a rental community and general industry standards, residents can typically expect the following:
Mobile Home Rentals: The primary service provided is the rental of mobile home units. This includes the structure itself, ready for residents to move into, as opposed to just renting a lot for an individually owned home. Some parks may also offer lot rentals for privately owned mobile homes, but based on the review, the park rents out trailers directly.
Utility Access: While residents are generally responsible for paying for their own electricity, the park provides the necessary hookups for utilities such as water, sewer, and potentially gas. One review specifically mentions that residents "just pay rent and electric," implying other utilities might be included in the rent or handled differently.
Yard Maintenance: A positive highlight from a resident mentions that the park keeps "the yards mowed." This is a valuable service that contributes to the overall appearance and ease of living within the community, reducing the burden on individual residents for basic outdoor upkeep.
No Deposit to Move In (for some units/offers): A significant advantage highlighted by a past resident is the policy of "no deposit to move in, you just pay rent and electric." This can substantially lower the upfront financial barrier for new residents, making it a more accessible housing option.
On-site Management (Implied): While a negative review points to issues with manager responsiveness, the fact that a manager is on-site or easily accessible ("physically walk down to her trailer") indicates a direct point of contact for residents regarding concerns, even if the effectiveness of that contact varies. Professional management is a standard feature for most mobile home parks, responsible for enforcing rules and maintaining the community.
University Mobile Home Park, like any community, has a blend of features and highlights that shape the resident experience. While some aspects might be areas for improvement, others are clearly beneficial to its occupants.
No Deposit Required (for some leases): This is a major highlight, as mentioned by a former resident. The ability to move in by only paying the first month's rent and electric bill significantly reduces the financial burden typically associated with securing housing. This can be a huge advantage for individuals and families on a tight budget or those looking for more immediate housing solutions.
Inclusive of Some Utilities: The feedback that residents "just pay rent and electric" suggests that water and sewer might be included in the monthly rent. This simplification of utility payments can help residents manage their budget more effectively and provides clearer insight into total monthly housing costs.
Maintained Yards: The service of keeping "the yards mowed" is a positive feature. This contributes to a cleaner, more uniform appearance of the park and reduces the individual landscaping responsibility for residents, which can be a time and cost saver.
Variety in Trailer Quality (Unit-Specific): One review highlights that while not every trailer's quality can be guaranteed, specific units like #28 and #59 were described as "very nice" and "pretty decent," respectively. This suggests that some units within the park may offer a comfortable and appealing living space, with features like "open concept" and "all white cabinets." Prospective residents should inquire about and inspect specific available units.
Reduced Solicitation/Disturbance: A former resident noted, "Most the time you have people knocking, we didn't have that problem here." This suggests that the park might offer a more private or regulated environment regarding outside solicitations, contributing to a sense of peace and security for residents.
Affordable Rent (Comparatively): At $560 a month plus electric (as mentioned in a past review), the rent is perceived by one resident as a "great place to live" compared to other trailer parks and even some apartments. This positions it as a budget-friendly option in the Lawton housing market.

For Lawton residents and Oklahomans seeking an affordable housing solution, University Mobile Home Park offers several compelling reasons to consider it. The most significant draw for many is the potentially low barrier to entry, particularly the "no deposit to move in" policy, which can be a tremendous relief for those with limited upfront funds. Coupled with a monthly rent that some find competitive compared to apartments, it offers a financially accessible alternative in the Lawton market.
Furthermore, the inclusion of certain utilities within the rent (implied for water/sewer) simplifies budgeting, and the park's maintenance of common areas like mowing yards enhances the overall living experience without adding to residents' chores. University Mobile Home Park Reviews
The manager is blatantly ignoring every problem I bring to her attention. It's sad that I have to physically walk down to her trailer to make sure she knows what's wrong. This place is WAY too expensive for the quality that it is and everything is always breaking down. She knew the fridge was going out when we first moved in and made US replace it. It took weeks for them to even install a stove and now the stove has gone out too so I can't even cook. I've had to buy single burners to use; I should not have to do that. The air conditioner is shot and is leaking under the floor, causing massive damage. I've had it with this place, I could get a NICE apartment for way cheaper.
Jul 20, 2020 · Ziah StevensMy personal experience was pretty good with this place I lived there for 6 months but unfortunately had to move, they keep the yards mowed I lived in #28 it was a very nice trailer I can't speak for every trailer out there but my mom lived in #59 and hers was pretty decent too. You pay no deposit to move in you just pay rent and electric, it's better if your transferring your electric instead of getting a new account because you would have a pretty big deposit for electric, for 560 a month and only paying electric it's a great place to live. It's better than some trailer parks I've seen. Most the time you have people knocking, we didn't have that problem here. Hope this helps someone on they're decision. But on a serious note, if you can get trailer 28 it's and open concept and the kitchen is all white cabinets(tons) once we decorated it felt so open and bright.
Mar 05, 2016 · Mira GHas issues with people stealing stuff off your front porch when moving in and out, have issue's with mice, roaches and black molds. Also kids who will turn off your breaker boxes. But management was pretty good just don't Belate with your rent.
Jul 10, 2019 · william rileyProperty manager kinda does what she wants and if your Not her friend it's easy for your rent to get lost she throws a fit when it's not paid in cash I usually pay with a money order so nothing can go missing the homes are dangerous and the kids around the trailer park do whatever they want steal cause fights chaos in general the owner is nice tho pretty good guy does his best to make things easy for his tenants but he needs a new property manager someone with experience and who is honest
Mar 16, 2017 · Brently ScottRent is severely overpriced for the quality of the home. It’s very sad and disappointing that we have to go through the maintenance guys to contact the owner because the manager is a pos manager who can’t do her job and likes to ignore every notification on her phone. Tons of people are moving out and I just think have they ever thought why???? Money hungry heathens.
