James and Jeff came in to replace the sub flooring in our master bathroom shower. We knew it was going to be a big job, turned into more, as house repairs normally do, but they took it in stride. They let us know exactly what they were going to do, quick and efficient. Pleasant gentlemen to work with. They really seem like they care, unlike previous management. This issue was mentioned on Wednesday, Friday they're here. Previous management knew of this issue last summer.Thanks guys, we really appreciate all the hard work!

My water bill is 150$ a month. They charge 15$ for police and fire department, they charge 25$ for garbage. 50$ per pet. They could care less about their renters and only care about how much money they will make. They often give 50$ fines with no solutions. They will lose your paperwork! Not a good place for kids due to horrible management. Wayyyy too expensive. They charge you for everything. If you think you want a family here, Don’t! Run! They will harass you for your yard and offer no solutions. They will even evict you over it. As well as random fees with no warning. They make you pay more to add a shed to your property and they are not adding any to the new section so good luck. You also can’t take it when you leave. They don’t offerer anything extra. They will try to make you leave your stuff behind, even if you paid for it. Especially your washer and dryer. Terrible place. Water is not consumable. Lots of calcium and mold. The trailer we got is disgusting. We checked everything before we moved In and we were told by the office that the cleaning lady did a deep clean but I’ve found kitty litter and cigarettes in the vents, empty liquor bottles on the top of the cabinets, some kind of nest behind the stove that almost caught fire and mold on the shower and under the sinks. Mold everywhere. The claim they have the trailers cleaned but they don’t. Nobody wants to work for them since they treat everyone so bad. They even charge renters for maintenance. When I asked the manager just apologized and said oh well. Mind you I was 9 months pregnant and ready to give birth. I was looking forward to a clean home after the disaster of a rental we had before. They will call you and harass you everyday about your yard. The owner drives thru every Wednesday. As well as take photos and sit outside your house. Yet they won’t fix anything. If they do they charge you. Even if it’s your roof. When you put in work orders, they just sit there. Once they fix it, they will charge you thousands for work they do. I’ve asked for a shed but they wanted to charge me 200$ extra a month. On top of all the fees and fines they add after you move in. They charge for water, garbage and a special assessment fee. We were scammed on how much rent was going to be. We have had to take our kids to the emergency room several times due to sprayed grass and we have almost died. We put the flags out but they don’t listen. Don’t live here. It will give you extreme anxiety.They will double dip and charge extra every chance they get. Even if you get assistance. They will go after more. They don’t want to pay anyone for the referral bonus so they will make your life a living hell just so that your leave and so that your friends don’t move here. Then that way you don’t refer people anyone. We have asked for a playground but management said that can’t afford that. They would rather put more trailers to make more money. They will never clean or fix any trailer. They have no maintenance crew because they constantly quit due to poor management.Management has scoffed and laughed at us and threatened to evict us several times. When they put your maintenance fees on your portal, they force you to pay it by adding your rent to the fees first making it look like you don’t pay your rent and then send a 7 day quit and 100$ fee for being late. Then they evict you:The neighbors are nice tho. Quiet at night. Our neighbors across the street look out for us. I really do enjoy my neighbors. One even watch my dog. Several babysit for cheap. They are all super humble.If I could I would give 0 stars. Just run! Far away! Again, DONT LIVE HERE!!!!! Ever. There are cheaper places to live and way nicer. No amenities here and they are not adding any. Most trailers have mold, rats and critters. They won’t clean them either. They don’t even have a housekeeping service.

Thank you to everyone for your extremely helpful reviews I will look no further. The last thing my mother needs is to end her life with people outside taking pictures and harassing you with fines. That is absurd I hope the review helps them ease up on you all from someone who has lived in trailer parks for 20 years.. apartments I have never heard of such things !! I sry for you guys. To up here to community especially a regular park in that area...? Maybe if it was senior living or something but people have children and they need to be outside and have toys and play ... Hmm maybe unless the owner gives them all new iphones😂 that thought disgust me and we all know it is absolutely for the money and not to keep the environment nice for everyone.. if you cared about anyone more then money you'd stop taking all their money with fines and fees.
