WARNING! Avoid Twin Magnolia RV Park! Don't stay here!My partner and I have been staying here for well over 2 years in peace. However since late September 2024 when Hurricane Helene thrashed the CSRA, the main owner Karl has become extremely infuriating to deal with his illegal tactics & started a slander war with many of his long stay residents. But he & his brother Kevin have been going around making false accusations that their "undesirable" residents were "bad" that had factors such as an older RVs, working from home/remotely, running their own small business from their RVs, disabled or had major chronic health issues, etc. Basically anyone that wasn't a super healthy looking 9-to-5 contractor was on their chopping block to spread malicious gossip to other residents which caused a lot of chaos and angry disputes in a once friendly and tight knit social community. The owner does not follow the most basic of SC tenancy law as many older residents have requested a physical rental agreement and only some of the newer ones have received one as most have been renting on a verbal agreement. They are supposed to give at least 14 days notice to fix issues before they proceed with evictions. But they've been either bullying people to leave on their own or handing out illegal evictions based on breaking unknown rules and expectations. Karl has memory problems where residents gain verbal permission to do stuff from him (note: the only real rules we all know about are some signs posted on electric poles). You must get everything in text with Karl or he'll forget! So now it's become a whole cronyism system of "rules for some residents, but not for others"; for example, some have free roaming dogs that aggressively charge at leashed dogs which is liable hazard but the owners don't care. It's slowly becoming run down overall. If either of the Lown brothers damage your stuff while they mow the grass, they run away from taking responsibility for paying to get it fixed or replaced when they're required to do so by SC law. So even if they messed up, you are ALWAYS forced to pay for their careless mistakes. The sites are sand and clay, so it gets very messy when it rains heavily. Warm weather means that there's crazy ants outside and TONS of phorid flies inside your RV! They're both impossible to get rid of because of the surrounding bogs and swampy forests in this rural area! I found out too late that many sites including mine don't have the right kind of lines and they're not buried deep enough for the water and sewage so sometimes things seep up to the surface that you can both see and smell it and it's SO GROSS! It's hard to connect your hose to the sewer because of the odd angles they were installed as over the years. Even the orange Xfinity TV & Internet cable lines are not installed properly throughout the RV park, so you get spotty TV and internet service at times. They can be seen just laying on the ground getting run over by cars and RVs often. I've had a Xfinity technician show up and walk much of the property with me and he said it was a jumbled mess for anyone that wanted to have their own private connection. It was so spotty and unstable when I had my internet service running. Ugh! The neighbors that live beyond the fence on both sides are BAD! They're loud and freaking crazy dangerous! They SHOT one of the stray cats with a GUN! It had to be immediately put down to end its unjust painful suffering. So please don't let your pet cats outside without a leash because the hostile neighbors WILL consider them to be live gun target practice! The stray cats will try to enter your RVs if you have your door open so please be on guard if you own pets or have severe cat allergies! The owners have lied about trying to catch & remove the many stray cats because they keep on multiplying nonstop every year in the area. The neighbors right outside of the RV park scream & shoot at each other when they're having couples fights in the backyard. The police are lazy; they may not show up when you call them for stuff like that! HORRIBLE!!!!

Jun 16, 2025 · Mike SterrettI have been to many RV parks in this country because I travel for work and I have to say that this place what makes you feel that you are at home without actually being home wherever that may be but the number one thing that impressed me is management here this RV park is owned by twin brothers and believe me if there is a book written about customer service and making people feel welcomed I believe these guys have actually written it, there's not enough good things I can say about this place, peace and quiet and some awesome friendly people around here.

If you’re an RV travel nurse like me or another type of contract worker, this place is ideal. As a side note, there is not a dog park so keep that in mind if you have pets.
