WARNING! Avoid Twin Magnolia RV Park! Don't stay here!My partner and I have been staying here for well over 2 years in peace. However since late September 2024 when Hurricane Helene thrashed the CSRA, the main owner Karl has become extremely infuriating to deal with his illegal tactics & started a slander war with many of his long stay residents. But he & his brother Kevin have been going around making false accusations that their "undesirable" residents were "bad" that had factors such as an older RVs, working from home/remotely, running their own small business from their RVs, disabled or had major chronic health issues, etc. Basically anyone that wasn't a super healthy looking 9-to-5 contractor was on their chopping block to spread malicious gossip to other residents which caused a lot of chaos and angry disputes in a once friendly and tight knit social community. The owner does not follow the most basic of SC tenancy law as many older residents have requested a physical rental agreement and only some of the newer ones have received one as most have been renting on a verbal agreement. They are supposed to give at least 14 days notice to fix issues before they proceed with evictions. But they've been either bullying people to leave on their own or handing out illegal evictions based on breaking unknown rules and expectations. Karl has memory problems where residents gain verbal permission to do stuff from him (note: the only real rules we all know about are some signs posted on electric poles). You must get everything in text with Karl or he'll forget! So now it's become a whole cronyism system of "rules for some residents, but not for others"; for example, some have free roaming dogs that aggressively charge at leashed dogs which is liable hazard but the owners don't care. It's slowly becoming run down overall. If either of the Lown brothers damage your stuff while they mow the grass, they run away from taking responsibility for paying to get it fixed or replaced when they're required to do so by SC law. So even if they messed up, you are ALWAYS forced to pay for their careless mistakes. The sites are sand and clay, so it gets very messy when it rains heavily. Warm weather means that there's crazy ants outside and TONS of phorid flies inside your RV! They're both impossible to get rid of because of the surrounding bogs and swampy forests in this rural area! I found out too late that many sites including mine don't have the right kind of lines and they're not buried deep enough for the water and sewage so sometimes things seep up to the surface that you can both see and smell it and it's SO GROSS! It's hard to connect your hose to the sewer because of the odd angles they were installed as over the years. Even the orange Xfinity TV & Internet cable lines are not installed properly throughout the RV park, so you get spotty TV and internet service at times. They can be seen just laying on the ground getting run over by cars and RVs often. I've had a Xfinity technician show up and walk much of the property with me and he said it was a jumbled mess for anyone that wanted to have their own private connection. It was so spotty and unstable when I had my internet service running. Ugh! The neighbors that live beyond the fence on both sides are BAD! They're loud and freaking crazy dangerous! They SHOT one of the stray cats with a GUN! It had to be immediately put down to end its unjust painful suffering. So please don't let your pet cats outside without a leash because the hostile neighbors WILL consider them to be live gun target practice! The stray cats will try to enter your RVs if you have your door open so please be on guard if you own pets or have severe cat allergies! The owners have lied about trying to catch & remove the many stray cats because they keep on multiplying nonstop every year in the area. The neighbors right outside of the RV park scream & shoot at each other when they're having couples fights in the backyard. The police are lazy; they may not show up when you call them for stuff like that! HORRIBLE!!!! - Open Jindo

The Peach State offers a diverse range of RV accommodations, each with its own character and community. Twin Magnolia RV Park in North Augusta, SC, has been a fixture for many, providing a base for those working, visiting, or simply exploring the Central Savannah River Area (CSRA). This article is crafted specifically for you, our fellow South Carolinians, to offer a detailed and factual overview of Twin Magnolia RV Park, drawing on publicly available information and customer experiences to provide a comprehensive picture of what to expect.

Twin Magnolia RV Park has historically served as a long-term and short-term solution for many, especially those connected to the professional landscape of the CSRA, including contractors and remote workers. However, like any community, it has evolved, and understanding the nuances of its environment is crucial for prospective residents. We aim to present a balanced perspective, allowing you to make an informed decision about whether Twin Magnolia RV Park aligns with your RV living needs and preferences.

Introduction / Overview

Twin Magnolia RV Park is an established RV park located in North Augusta, South Carolina, primarily catering to long-term and monthly RV residents. It offers full hook-up sites with 30 & 50 amp electric service, with residents paying for their own electricity usage. The park positions itself as an affordable option, aiming to be "CHEAPER than the REST BUT STILL THE BEST." Management has expressed a desire to maintain a "clean and well kept campground" and prides itself on "friendly service."

Historically, the park has been a "calm quiet park" with a "friendly and tight knit social community," attracting a diverse group of residents, including those working remotely, running small businesses from their RVs, or engaged in contract work in the Augusta-Richmond County metropolitan area. The park's operational style, particularly regarding resident agreements and rule enforcement, has been noted as evolving, with some long-term residents reporting a shift in management practices. This park is not a resort-style RV park; rather, it focuses on providing basic, essential services for extended stays in a natural setting.

Location and Accessibility

Twin Magnolia RV Park is located at 2 Powell Pl, North Augusta, SC 29860, USA. North Augusta is a city in Aiken County, South Carolina, situated directly across the Savannah River from Augusta, Georgia. This location offers significant advantages for RVers, particularly those needing access to the amenities and employment opportunities in the wider Augusta metropolitan area, also known as the Central Savannah River Area (CSRA).

The park's address suggests it is located off a local street, providing a degree of separation from major thoroughfares while remaining accessible. For South Carolina locals, North Augusta's position makes it a convenient base for exploring both sides of the Savannah River. Interstate 20 is easily accessible, facilitating travel to and from other parts of South Carolina and Georgia. This accessibility is particularly beneficial for contract workers or those with business in the Augusta area who require extended stays. However, the rural nature of the immediate surroundings, including "surrounding bogs and swampy forests," contributes to specific environmental factors like insects, which are important considerations for potential residents.

Services Offered

Twin Magnolia RV Park provides essential services for RVers, primarily focusing on long-term stays. Based on available information, these include:

  • Full Hookup RV Lots: The park offers monthly full hookup RV lots, which typically include connections for water, sewer, and electricity.
  • 30 & 50 Amp Electric Service: Sites are equipped with both 30 amp and 50 amp electric service, accommodating a wide range of RVs. Residents are responsible for their own electricity usage.
  • Internet Availability: The park states that "internet available at each site," although the quality and reliability of this service, particularly for private connections, have been subjects of concern for some residents due to exposed or improperly installed Xfinity lines.
  • Affordable Rates: The park promotes itself as offering "excellent rates" and being "CHEAPER than the REST," suggesting a focus on providing a cost-effective long-term parking solution.
  • On-Site Management (Owners): The owners, Karl and Kevin Lown, are involved in the daily operations and management of the park, including tasks like mowing the grass.
  • Quiet Time / Peaceful Environment (historical): While some recent feedback suggests changes, the park historically aimed to be a "calm quiet park."
  • Pet-Friendly (with caveats): Pets are permitted, though residents should be aware of varying enforcement of leash rules and potential issues with stray animals and neighborhood dynamics.

Features / Highlights

Twin Magnolia RV Park presents a complex set of features and highlights, reflecting varied resident experiences. While some aspects are consistently positive, others warrant careful consideration:

  • Affordable Long-Term Stays: A major highlight for many is the park's affordability, making it a viable option for extended RV living in the North Augusta area, especially for those seeking an alternative to more expensive housing.
  • Full Hookups: The provision of full hookups (water, sewer, 30/50 amp electric) on each site is a fundamental convenience for RVers, ensuring all basic utility needs are met.
  • Established Community: For long-term residents, the park has historically fostered a "friendly and tight knit social community," offering a sense of belonging for those who call it home.
  • Owner Presence: The hands-on involvement of the owners can, for some, translate to direct communication and a personalized management style.
  • Proximity to CSRA: Its location in North Augusta offers excellent accessibility to jobs, services, and attractions in the wider Central Savannah River Area, including Augusta, GA.
  • Sand and Clay Sites: The composition of the sites (sand and clay) can lead to very messy conditions during heavy rain.
  • Pest Challenges: The surrounding natural environment (bogs and swampy forests) means residents may experience issues with "crazy ants" and "phorid flies," which can be difficult to manage.
  • Utility Line Issues: Reported problems with poorly installed or unburied water, sewage, and Xfinity cable lines can lead to functional issues (seepage, spotty internet/TV) and potential hazards.
  • Verbal Agreements and Notice: Some residents have noted challenges regarding verbal rental agreements and concerns about adherence to South Carolina tenancy laws, specifically regarding notice periods for issues and evictions.
  • Neighborhood Dynamics: Reports of loud, aggressive neighbors outside the park's fence, including instances of gunshots and stray animals, indicate external environmental factors that can impact peace and safety.

The park's full hookup sites cater to essential RV living needs, making it a functional choice for many.
