This model provides an alternative pathway to homeownership that differs from conventional real estate, potentially offering more flexibility and financial accessibility.
Tri-State Mobile Home Park, like any residential community, operates under specific guidelines and has its own unique dynamics. It’s important for prospective residents in Pennsylvania to gather comprehensive information about what living in this park entails, from its specific location to the services it provides and the experiences of current or past residents. This article aims to offer a factual and informative overview of Tri-State Mobile Home Park, drawing upon available public data, to help you determine if this community might align with your housing needs and expectations in the Erie region. Understanding both the benefits and potential challenges is crucial for making an informed decision about your next home.
The location of Tri-State Mobile Home Park is a key factor for anyone considering it as a place to live in Erie, Pennsylvania. The park is situated at 1512 Taki Dr, Erie, PA 16505, USA. This address places the community within the greater Erie area, which provides its residents with a connection to a range of urban and suburban amenities essential for daily life.
Erie offers a variety of conveniences, and a location on Taki Drive generally means residents are within reasonable driving distance of important services. This includes access to grocery stores for everyday necessities, a diverse selection of restaurants for dining out, and drug stores for pharmaceutical and healthcare needs. The specific ease of access to these amenities might vary based on whether residents have personal transportation, but Erie's infrastructure typically supports commuting throughout the city.
For those who commute for work, school, or other activities, the road network around Taki Drive would facilitate travel to different parts of Erie and potentially surrounding areas. Mobile home parks are often designed to offer a sense of community while still maintaining proximity to necessary urban centers. The strategic location of Tri-State Mobile Home Park in Erie allows residents to balance a residential community feel with practical access to the broader resources and opportunities that the city provides.
Mobile home parks, including Tri-State Mobile Home Park, typically offer a range of services that are often included in the monthly lot rent or managed by the park administration. It is crucial for prospective residents to confirm the exact scope of services and their inclusions directly with the park management, as policies can vary significantly and may be subject to change. Based on the general operational model of mobile home communities, here are services that Tri-State Mobile Home Park might offer:
- Lot Lease: The primary service provided is the lease of the land where a resident's manufactured home is placed. This lease agreement outlines the terms of tenancy, including the monthly lot rent, community rules, and responsibilities of both the resident and the park management.
- Community Management: A management team is responsible for overseeing the daily operations of the park, enforcing community guidelines, and addressing resident concerns. Resident feedback, however, suggests a need for clarity and transparency regarding management practices, particularly concerning approvals and title transfers.
- Maintenance of Common Areas: This generally includes the upkeep of internal roads within the park and any shared communal spaces. The quality of this maintenance, particularly regarding potholes and irrigation, has been a point of concern in some feedback.
- Utility Management (Variable): While not explicitly detailed, in many mobile home parks, certain utilities such as water, sewer, and trash collection might be managed by the park, either included in the lot rent or billed separately. Prospective residents should inquire about all utility arrangements.
- Pet Policy: One prospective resident inquired about the park accepting "outside trained dogs." This indicates that a pet policy, potentially allowing dogs, may be in place. However, specific restrictions (e.g., breed, weight) should be confirmed directly with management.
- Community Guidelines: Like any organized residential community, Tri-State Mobile Home Park would operate under a set of rules and regulations that residents must adhere to. These guidelines are intended to ensure an orderly and peaceful living environment for all residents, covering aspects such as property maintenance and behavior within the park.
The features and highlights of Tri-State Mobile Home Park are crucial for understanding the living experience it offers to residents in Erie. While some feedback points to significant challenges, it's important to consider the inherent aspects of mobile home park living:
- Affordable Housing Alternative: Mobile homes often present a more accessible and cost-effective pathway to homeownership compared to traditional stick-built homes. One review mentioned a trailer for sale for $550, although significant repair costs were incurred, highlighting the potential for very low initial purchase prices for homes in the park. This can be a major highlight for individuals and families in Erie seeking affordable housing solutions.
- Individual Home Ownership: Residents typically own their mobile homes, which provides a sense of personal property and the ability to customize their living space (within park guidelines), even though they lease the underlying land.
- Community Environment: Mobile home parks are designed to be communities. While the nature of that community can vary, the structure allows for neighborly interactions and a potentially close-knit environment.
- Potential for Improvement and Personalization: As noted in one review, extensive repairs were made to a trailer to make it "very nice compared to the neighboring dwellings." This indicates the potential for residents to significantly improve and personalize their homes within the park, adding value and comfort to their living space.
- Located in Erie, PA: Being situated in Erie means residents benefit from access to local employment opportunities, educational institutions, healthcare facilities, and recreational activities that the city offers, balancing community living with urban conveniences.
- Accepts Outside Trained Dogs (Pending Confirmation): The interest from a prospective resident about "outside trained dogs" suggests that the park may have a pet-friendly policy. Confirming the specifics of this policy is important for pet owners.

Mar 10, 2025 · Tracy ConnorsI had a friend and employee that had gone through some hard times and I offered to help him out. He needed a place to live and he found a trailer for sale in this park for $550. Of course it needed alot of work before he could move in but he is capable and I helped him. We fixed the place up as the manager kept insisting that we needed to make the outside nicer. It is now very nice compared to the neighboring dwellings. He finally got it to the point where he could move in but the park manager who said he was approved kept coming up with excuses why he couldn't transfer the title. After more than a month and $7,000 spent on repairs to the trailer the manager said he couldn't put the trailer in his name nor could they rent to them. All after he already moved in. He said they ran a credit check on him. I was there when we met the manager and the manager practically begged him to buy the place and rent the lot. He also was never given permission to run any credit check. By law you must fill out a form authorizing them to do so. This place is run by a scammer that will be in jail if he keeps it up. Beware! The owners are just as bad as the manager.
Oct 01, 2024 · Pat AnthonyI have lived here since 2011, never had any problems. Yea there are some drunks but they keep to themselves. The worst that happened was when the Mexicans were raided and busted, other then that no problems. People sprucing up their places.
Apr 27, 2020 · kathleen blissThis is the most disgusting set of individuals running this place ever. And the parking lot that they show there is no parking lot for your guests to park in and then they use that as a reason to evict you when you tell them that you called your insurance company I was evicted from there for parking my Lincoln navigator on the side of the road instead of in my four foot long driveway which it was stuck halfway out in the road I tried to appeal it paid $130 to there is no managers office if you Google the phone number that's given it's disconnected and I verbally informed him over the phone the owner and he laughed at me and told me to serve him like anybody else would and after I was evicted come to find out I just had to pay the back court cost which by then was 400 and some odd dollars but my property has been mangled and destroyed broken into and now it's worth absolutely nothing I would never ever refer anybody to this place and they also own one out in wesleyville. Stay away. METH LABS STEALING CRIME JUNKIES IF THATS WHAT YOU LIKE YOULL FIT RIGHT IN
