As a Mutual Housing Community, The Westerner provides a unique blend of services focused on fostering a sustainable and supportive living environment, rather than just offering basic lots. Their commitment goes beyond property management to community building.
- Lot Rentals for Mobile Homes: The community offers 47 spaces (lots) for rent, designed to accommodate single or double-wide mobile homes. These lots typically include a concrete pad and access to essential park utilities. It's important to note that the community primarily focuses on renting the land pads; residents typically own their mobile homes. The park accepts manufactured homes that are purchased and moved in or purchased from authorized dealers (often limited to homes 10 years or newer to maintain community aesthetics and quality).
- RV Parking (Month-to-Month): In addition to mobile home lots, The Westerner also accepts RV parking on a month-to-month basis, offering flexibility for those with recreational vehicles who may need a longer-term spot.
- On-Site Management: Having on-site management, although customer service experiences can vary as noted in reviews, generally provides residents with a direct point of contact for community-related issues, maintenance requests, and general inquiries. Availability is typically during specific office hours (e.g., Tuesdays and Thursdays, 8:30 am - 5 pm; Fridays, 8:30 am - 2 pm every other week).
- Community Center: A dedicated community center serves as a hub for resident activities, meetings, and social gatherings, promoting interaction and a sense of shared community.
- Onsite Laundry Facilities: For residents' convenience, there are well-maintained onsite laundry rooms, eliminating the need to travel off-site for laundry needs.
- Courtesy Patrol Services: The presence of courtesy patrol services contributes to the overall safety and security of the community, providing residents with peace of mind.
- Recycling Programs: Reflecting a commitment to sustainability, recycling services are provided within the community, encouraging environmentally friendly practices among residents.
- Community Garden: A communal garden space allows residents to engage in gardening, fostering a shared activity and promoting fresh produce consumption.
- Income-Restricted Housing: The Westerner serves families earning below specific area median income thresholds (e.g., 35% and 50% of AMI). Eligibility typically requires meeting low-income requirements, passing credit and background checks, demonstrating an ability to pay rent, and receiving good recommendations from previous landlords. Household income must generally be 60% or less of the county's median income adjusted for family size.

Apr 27, 2025 · Montell JohnsonI really wish the property manager Reanna G. was more of a people person or at least contained some form of customer service or compassion. My husband and I are in the process of purchasing a mobile home here. Trying to even get in contact with Reanna is a nightmare. You can leave emails, voicemails and say a prayer and you still won't get a hold of her. And when you finally do, she has the audacity to be defensive and point the finger as if I am a liar and I don't have proof in my call log or email history. I actually cried with this woman on the phone and she held the same firm tone. ZERO compassion and totally makes me rethink if I even want to live under this style of management. Just horrible! I am in shock by how much she hurt my feelings.
