THE VILLAGE Introduce
For many Floridians, finding an affordable and comfortable place to call home, whether in an RV or a mobile home, is a significant consideration. THE VILLAGE RV and Mobile Home Park, located in Zephyrhills, FL, might appear on your radar as a potential option. As a local looking for a new residence, it's crucial to gather as much factual information as possible to make an informed decision. This article aims to provide a clear and candid overview of THE VILLAGE, based on available public data and recent resident experiences, to help you understand what to expect from this community in Zephyrhills. Our goal is to present a balanced perspective, allowing you to weigh the various aspects before committing to a move.
THE VILLAGE has been marketed as a senior mobile home community designed for seniors and veterans, aiming to provide country comfort with city convenience, and accepting Section 8 and VASH vouchers. It presents itself as a place where residents can "live your way." However, recent feedback from current residents paints a different picture, raising significant concerns about management, amenities, and overall living conditions. It's important for prospective Florida residents to be aware of these reported discrepancies between promises and reality. While the concept of an affordable, well-located community is appealing, understanding the day-to-day experience of those who live there is paramount.
THE VILLAGE RV and Mobile Home Park is situated at 6991 Fort King Rd, Zephyrhills, FL 33541, USA. This address places it within Zephyrhills, a city known for its natural springs, located between the major metropolitan areas of Orlando and Tampa. For Florida locals, this location theoretically offers a blend of small-town charm and accessibility to larger city amenities. Zephyrhills itself provides access to local shopping centers, medical facilities, and various community services.
The park's location on Fort King Road offers relatively straightforward access within Zephyrhills. While the city aims to balance rural tranquility with growing urban conveniences, reports from residents suggest that the immediate surroundings of the park, including the internal roads, are in poor condition with "atrocious" and "crumbling" pavement. Furthermore, while Zephyrhills offers proximity to natural attractions like Zephyr Park and Hillsborough River State Park, and is about an hour's drive from popular destinations like Disney World and Gulf beaches, the internal condition of the park as described by residents seems to heavily impact the overall living experience, regardless of external accessibility.
Based on resident reviews, the services offered at THE VILLAGE RV and Mobile Home Park appear to be severely lacking or non-functional, directly contradicting stated promises and typical expectations for an RV or mobile home park. It is crucial for prospective residents to understand these reported deficiencies:
- RV Hookups: While the park theoretically accommodates RVs, the overall lack of maintenance and functional amenities suggests that traditional RV park services may be compromised.
- Mobile Home Lots: The park provides lots for mobile homes, with new units sometimes advertised for sale. However, the reported issues with lack of repairs, water leaks, and mold suggest significant concerns with the upkeep of the homes and lots.
- Internet Access: Despite promises of "free WiFi" or internet availability, residents report "little to no access to it IF it's working" and that plans for installing lines have been "scrapped entirely," with no other providers servicing the park.
- Laundry Facilities: The laundry room is reportedly in disrepair for "years," with only "1 working washer and maybe 2 dryers if you're lucky - out of the 6 washer/dryer units."
- Clubhouse: The clubhouse is described as "non-functional" and "closed apparently due to owners being petty about people complaining about it being in disrepair."
- Pool: The pool is explicitly stated to be "permanently closed."
- Common Electricity & Utilities: Residents are "forced to pay for 'common electricity' despite having no real amenities," indicating charges for non-existent or non-functional services. Utilities are reportedly not included in the rent, which itself has been subject to multiple unannounced increases.
- Maintenance & Repairs: This is a major point of contention. Residents report sewage leaks that often take "months" to fix, AC repairs that are "not a priority," "holes in the walls due to lack of repairs," "water leaks not fixed for months," "mold issues not being addressed," and "appliances not working" with management showing indifference.
- Roads: The roads are described as "atrocious," "nothing but old, broken pavement," with "potholes everywhere and deep enough to lose a tire in," contradicting initial promises of repair.
- Mailboxes: Mailboxes are described as "exposed outdoors."
The features and highlights of THE VILLAGE RV and Mobile Home Park, as described by recent residents, are unfortunately characterized by a significant discrepancy between what is promised and what is delivered. These points serve as critical considerations for anyone thinking of moving here:
- Non-Functional Amenities: A significant highlight of many RV parks and mobile home communities is their amenities. Here, the clubhouse is "non-functional," the pool is "permanently closed," and the laundry room is largely inoperable. This means advertised features are reportedly unavailable.
- Lack of Reliable Internet: The absence of working internet or reliable access, despite promises, is a major drawback in today's connected world, impacting communication, entertainment, and potentially work for residents.
- Poor Property Maintenance: Roads with "deep potholes," unaddressed sewage leaks, holes in walls, and persistent water and mold issues are critical concerns that directly affect residents' health, safety, and quality of life. This indicates a severe lack of property upkeep.
- Communication and Management Issues: Residents report "awful" communication and difficulty contacting management, with a general sentiment that management is "clueless" and "do not care about you, your health or anything." This highlights a significant breakdown in resident-management relations.
- Unreliable Pricing: Reports of rent changing "around 3 times, being raised each time prior to the lease being signed," indicate a lack of transparency and stability in pricing, which is a major concern for budgeting.
- Broken Promises: The recurring theme across reviews is that promises made at move-in regarding repairs and amenities were "all lies," leading to a sense of being "misled."
- Overpriced and Rundown: Residents consistently describe the park as "rundown, overpriced, and full of broken promises," urging others to "save yourself the headache."
- General Disregard for Residents: The most severe highlight is the reported sentiment from management that they are "not wasting any more money on this place" and that they "just want your money," indicating a complete disregard for resident well-being and living conditions.
For those who still wish to attempt contact with THE VILLAGE RV and Mobile Home Park, the provided information is as follows:
Address: 6991 Fort King Rd, Zephyrhills, FL 33541, USA
Phone: (407) 428-7161
Mobile Phone: +1 407-428-7161
Given the highly critical and consistent nature of recent resident reviews, it is strongly advised that anyone considering this park exercises extreme caution. If you choose to contact them, be sure to meticulously document all communications, promises made regarding amenities and rent, and insist on seeing the exact site or unit you would be renting in person, paying close attention to the actual condition of facilities like the laundry room, clubhouse, and roads. It would also be prudent to speak with current residents directly, if possible, to get a firsthand account of their experiences. Due to the severe concerns raised, relying solely on phone communication may not be sufficient for a clear understanding of the living conditions.
Based on the overwhelming and consistent negative feedback from current and recent residents, THE VILLAGE RV and Mobile Home Park is, unfortunately, not suitable for Florida locals seeking a comfortable, well-maintained, or reliable living environment. While the concept of an affordable senior-friendly community in Zephyrhills is appealing, the reality, as described by those who live there, falls significantly short of expectations.
Locals in Florida looking for an RV park or mobile home community typically prioritize factors such as stable rent, functional amenities, responsive management, and a safe, clean environment. The repeated reports of unexpected rent increases, broken promises regarding internet and other amenities, severe lack of maintenance (including sewage issues and mold), and a perceived disregard for residents' well-being make THE VILLAGE a highly problematic choice. For Floridians looking to establish a long-term residence or even a short-term RV stay, investing time and money into a place described as "rundown, overpriced, and full of broken promises" would likely lead to significant frustration and potential health/safety concerns. It is paramount for Florida residents to seek out communities that demonstrate a genuine commitment to their residents' quality of life, which, based on current public information, THE VILLAGE does not appear to offer.

THE VILLAGE Reviews
If I could give zero stars, I would. My partner and I moved here in February, and we've been misled from day one — even after a change in management. We were told our lot rent would be $500 (excluding utilities), but ended up being charged $800 — again, not including utilities. We were also promised that the park had internet access. Not only are there no lines installed, but after claiming they were being dug "soon," they've now scrapped the plan entirely. On top of that, we're forced to pay for "common electricity" despite having no real amenities. The clubhouse is non-functional, the mailboxes are exposed outdoors, half the streetlights don’t work, the new road is already crumbling, and the pool is permanently closed.Bottom line: this place is rundown, overpriced, and full of broken promises. Save yourself the headache — don’t move here.
Jul 03, 2025 · De Vonne Van EngenDO NOT LIVE HERE, horrid place to live. Promises free wifi, little to no access to it IF it's working and other providers do not service the park. Laundry room hasn't been fixed or serviced in YEARS, 1 working washer and maybe 2 dryers if you're lucky - out of the 6 washer/dryer units. Clubhouse got closed apparently due to owners being petty about people complaining about it being in disrepair. Sewage leaks often happen, they do not maintain the septic tanks. Often takes months for them to empty them or fix the issue when the alarm is going off for weeks/months on end. Work orders are not paid attention to. AC repairs are not a priority. Holes in the walls due to lack of repairs, water leaks are not fixed for months, mold issues not being addressed, appliances are not working and they could not care less. The roads are atrocious, nothing but old, broken pavement. Potholes everywhere and deep enough to lose a tire in. Doors fall of the hinges, due to prior tenants and it not being fixed. Told at move in they were "working to fix the roads and laundry room, wifi being available" - all lies. Not to mention the price of the rent changed around 3 times, being raised each time prior to the lease being signed. The management is so clueless. Communication is awful and takes forever to actually contact anyone. One of the worst places to live, do not waste your money, they pocket all of it and let you live in the garbage dump they call a "park." They are NOT working to fix it up and many old tenants have been told by the owner or other management that they aren't "wasting any more money on this place." They do not care about you, your health or anything to do with you and your life. They just want your money. DO NOT LIVE HERE. They do not maintain their property what so ever.

Sep 27, 2024 · Jackie MillerRent is high no amenities mowing is once a month I am selling
Feb 12, 2025 · Rowena ThackerRent has gone up to almost $1000 month but the roads seriously need to be paved. The laundry room (washers and floor) stays nasty. The wifi (is free) but constantly goes out. The painting out side of the laundry room is outdated. Some upkeep should be done with the amount of income they receive each month but it's not. The lawn service they use also have issues. A 4 year old could do. A better job.
