The Ridge Introduce
For those considering mobile home living in Central Florida, The Ridge in Davenport offers an intriguing option. This community, located in the heart of Florida’s popular attractions, presents a distinct living environment. As with any residential community, understanding its unique culture and operational style is key to a positive experience. The Ridge aims to provide a structured living space, and it's essential for prospective residents to be fully aware of its policies and the expectations for community members.
Mobile home parks in Florida, including The Ridge, often present a more affordable pathway to homeownership or long-term residency compared to traditional housing. This can be particularly appealing for those looking to enjoy the Florida lifestyle without the higher costs often associated with other property types. While affordability is a key advantage, the daily lived experience within a community like The Ridge is heavily influenced by its management and the enforcement of its rules. This community is known for its detailed regulations, designed to maintain order and appearance within the park, which can be a significant factor for potential residents to consider.
Resident feedback, as seen in available reviews, often highlights the rigorous enforcement of community rules, particularly concerning vehicle parking and property upkeep. This strict adherence to regulations suggests a management approach focused on maintaining a consistent aesthetic and operational standard throughout the park. For individuals who value strict adherence to rules and a highly managed environment, this might be seen as a positive. However, for others, it may indicate a need for careful consideration of personal lifestyle and preferences before committing to residency. Understanding these dynamics upfront is crucial for anyone contemplating a move to The Ridge.

The Ridge Mobile Home Park offers a unique living proposition for locals in the Florida region, particularly those considering Davenport. Its suitability depends largely on an individual's preferences regarding community structure and lifestyle.
For Floridians seeking an affordable housing option that allows them to be close to the world-famous attractions of Central Florida, The Ridge provides a geographically advantageous location. Being "minutes away" from major theme parks, entertainment, and a growing array of local amenities on US-27 is a significant draw. This accessibility means residents can enjoy the vibrant tourist economy and recreational opportunities that define this part of the state, without necessarily incurring the higher housing costs often found in direct proximity to these attractions.
Furthermore, as an all-ages community, The Ridge is suitable for diverse households, including families. This contrasts with many 55+ mobile home parks in Florida, offering a broader appeal for locals who may have children or who prefer a multi-generational environment. The presence of a playground and dog park further caters to families and pet owners, providing on-site amenities for recreation and pet exercise.
However, it is crucial for prospective local residents to fully understand the community’s operational style, particularly its strict enforcement of rules, as highlighted in resident feedback. For those who thrive in a highly organized and meticulously regulated environment, where adherence to parking policies, property appearance standards, and other guidelines is paramount, The Ridge’s management approach may be seen as a benefit, ensuring consistency and order. Conversely, individuals who prefer more flexibility in personal property use or less stringent oversight may find the environment challenging. Therefore, while The Ridge offers compelling advantages in terms of location and affordability, its suitability for locals ultimately hinges on their comfort level with a community that prioritizes strict adherence to its established regulations.

The Ridge Reviews
The people in the administration will make your life impossible. It is extreme and harassing. My place of peace, which is my home, has become a torment by this administration. My family decided not to visit me because the administration goes by every house to see if there is a car parked on the grass or on the road. We are with family, it is to have a good time, it is not for them to come and ruin the meeting and tell us that we have to move the cars. Even the clubhouse. These people do not maintain the grass. If you have to take out what you have outside your house because it looks ugly, be it a piece of furniture or a bed or a box, they will call you out. That the grass is too high, that the grass needs seeds. That the Christmas lights have to be taken out on a certain day. They will be watching over you and making your life a mess. I left here because of that and the truth is I do not recommend it. It is a nuisance.
Dec 20, 2024 · Where are we eating today?Imagine walking outside in the morning and finding your car gone. Missing. You need to get to work because the lot rent keeps increasing here. You run inside and call 911...only to find out your car was towed by The Ridge for daring to leave it on the grass ( that you pay almost $1,000 a month to live on) in front of your house.Imagine your car, now being held hostage by a tow truck company that only takes cash, and costs $235 to get out of jail. When you go into the office, they spout off some crap about it being in my contract that I signed not to park on the grass. So after going through the trauma of having my car towed for the "crime " of leaving it on my grass, the lady informs me that "no, I've never had my car towed because I've never parked it in a wrong spot before."Until they have some care and compassion for the residents here, I wouldn't recommend living here unless you are a perfect human that never makes mistakes...and one day you go outside to find your car gone. It's a horrible policy that needs to change.
Nov 01, 2024 · Tina GladishThe management at the Ridge don’t know their left hand from their right hand. I got screwed out of a credit back from a lot rent check. Told wrong information by Darryl. Apparently Rhonda does not know how to train her staff correctly. Also, if you have to deal with a gopher turtle removal, even though they own the land, you have to pay to get the turtle removed! Good luck getting a new owner approved for purchase of a property in a timely matter as well. However, on a positive, you will get to see garbage left by whoever when you take the back road to the property so enjoy that if you are looking for a home here!
Sep 12, 2024 · Jonathan KiddLove this place its quiet and peaceful. Bought a house here in July. Hello again, I purchased a house here at the Ridge and love it here. Sonya helped me from the first day when I contacted her from my home in Rhode Island not only did she give me great advice and assistance with showing me the house but her kindness and great attitude sealed the deal. I can't say enough good things about Sonya, Martha, and Rhonda, every time I go to the office I am treated with great respect and courtesy. Love my home here and the office staffing is very nice every time I come in. Highly recommend the Ridge.
Oct 31, 2023 · Jim HayhurstIf I could give less stars, I would. Lot rent is ridiculously high and includes NOTHING. Not only that but you have to pay annual fees for maintenance and property taxes on land you don’t own and get no benefit from. They raise the lot rent 5-10% every year and say their costs have gone up but they have NO COSTS because the make 6 million a year off the tenants and do nothing for us. Other parks are far less and include way more amenities like lawn care, cable, and internet. All of the amenities close at 5 pm when people are just getting home from work. So you can’t use the pool, playground, or basketball courts. The on-site Management through Sun Communities is incompetent. They completely ignore any complaints from the people who live here or worse threaten you with legal action if you try to organize with other members of the neighborhood to discuss issues. They harass you if your grass is 1/2 inch too tall or you have a lawn chair on your porch. They wasted $100k to fence the basketball ball court to supposedly keep outsiders out when they could have spent that same amount to put gates at the 2 entrances for the whole neighborhood to keep outsiders out. They lie about the condition of the houses they sell and have their own inspection and closing companies that sign off on things like soft floors and non working plumbing. You aren’t allowed to plant anything or put a fence on the land you pay for and pay the taxes on. The driveways don’t have enough room for more than 2 cars so if you have company there is no where for them to park without getting towed. The security company they hired is worthless. Overzealous overlords running this place.
