As a well-established manufactured housing community, The Meadows of Hopkinton, Inc. provides a standard set of services essential for comfortable and managed living. While specific details may vary, based on common practices in New Hampshire mobile home parks and available information, residents can generally expect the following:
- Lot Rental: The primary service provided is the rental of individual land lots or spaces where residents place their manufactured homes. This monthly fee covers the use of the land and access to the community's infrastructure. In April 2024, the reported lot rent was $615 per month, which typically includes several other services.
- Utility Connections and Inclusions: The park provides the necessary infrastructure for homes to connect to essential utilities. Specifically, the monthly lot fee at The Meadows of Hopkinton includes water, sewer, and weekly trash pickup. Residents are typically responsible for their own electricity and heating (often oil or propane) costs.

This includes the internal roadways (which are paved, as indicated by a home listing), shared green spaces, and overall landscaping of the community's shared grounds. While there have been past complaints about specific aspects of maintenance like snow plowing, the general aim of a well-maintained park is to keep common areas tidy.
- Off-Street Parking: Each home site typically comes with dedicated off-street parking, often including a paved driveway.
- Pet-Friendly Policy: The park is an all-ages community that allows pets. Specifically, up to two dogs or cats are permitted per household, though cats are typically required to stay indoors.
- Community Rules and Regulations: The park establishes and enforces community rules and regulations to ensure a consistent living standard, promote safety, and maintain a harmonious environment for all residents.
The Meadows of Hopkinton, Inc. offers several features and highlights that contribute to its appeal as a manufactured housing community in New Hampshire.
- All-Ages Community: Unlike some mobile home parks that are restricted to 55+, The Meadows is an all-ages community. This makes it suitable for families with children, working professionals, and retirees alike, fostering a diverse and inclusive neighborhood environment.
- Affordable Homeownership: Manufactured homes in communities like The Meadows often provide a significantly more affordable path to homeownership compared to traditional site-built homes in New Hampshire. This allows residents to build equity and enjoy the stability of homeownership without the high upfront costs and property taxes associated with land ownership. The median value for manufactured homes in New Hampshire (as of a 2017-2021 estimate) was significantly lower than traditional homes, making this an accessible option.
- Convenient Location: As highlighted in the accessibility section, the park's location in Contoocook offers the best of both worlds: a peaceful, rural-like setting while being minutes from major highways (I-89) and the amenities of Concord and Hopkinton Village. This ensures residents have easy access to shopping, dining, schools (Hopkinton's acclaimed schools), and employment.
- Family-Owned and Operated: Being a family-owned and operated park, established since 1978, suggests a long-term commitment to the community. While individual experiences with management can vary, the direct involvement often leads to a more personal connection than with large corporate-owned parks.
- Established Community: With 70 homes, The Meadows is a well-established community. Established parks often have a more settled feel, mature landscaping, and a pre-existing social fabric among residents.
- Pet-Friendly Policy: The allowance of up to two dogs or cats (with specific rules for cats) is a significant highlight for pet owners, enabling them to bring their beloved companions into their new home.
- Tenant Association: The presence of a resident-operated tenant association suggests an active community where residents can communicate with neighbors and potentially participate in annual gatherings, fostering a sense of collective engagement.
Based on the publicly available information, The Meadows of Hopkinton, Inc. does not explicitly advertise ongoing "promotions or special offers" in the same way a retail business might. For established manufactured housing communities like this, the primary "offer" is the availability of homes and lots for sale or rent within the community, providing a desirable and affordable living solution.
Any potential "offers" for prospective residents would typically be related to the sale of homes within the park or the terms of lot rental agreements. These might include:
- Resale Home Availability: The main focus would be on the opportunity to purchase an existing manufactured home within the community. While the park itself might not offer direct promotions on these, individual sellers or real estate agents listing homes in The Meadows might offer incentives as part of their sales strategy.
- Flexible Financing: New Hampshire state law treats manufactured housing as real property, meaning residential mortgage lending is available to purchase units. This is a significant benefit to residents, offering a more traditional financing path.
- Seasonal or Limited-Time Lot Rent Adjustments: Occasionally, a park might offer a special rate for a limited number of newly available lots, or an introductory lot rent for a short period to new residents, but this is not consistently advertised.

The Meadows of Hopkinton, Inc. Reviews
The land owner is one of the worst land owners ever. Not only does he not take care of his properties correctly, he will purposely push snow and debris from your yard into the end of the driveway even while knowing we are both women one being pregnant at a very high risk and one being handicapped. He's extremely rude and for what we are required to pay for monthly rent to live here you would think he would be more respectful and decent to his renters. Multiple people in the park have made many complaints and with no changes.
