For South Carolinians, particularly those connected to Shaw Air Force Base or seeking affordable long-term RV living, finding the right park is a significant consideration. Terwood RV Park, located in Sumter, South Carolina, positions itself as an option for such needs. This article aims to provide a comprehensive, factual overview of Terwood RV Park, drawing directly from public reviews to help local users make informed decisions about their potential long-term stay.
Terwood RV Park is described by some as being "close to base," offering "nicely spaced out spots," "laundry available," and the "best price around." These points highlight potential advantages for military personnel or those on a budget. However, it is crucial to present a balanced view, as other reviews paint a starkly different picture, raising serious concerns about management, maintenance, and the overall living environment. One detailed review goes as far as to describe the park as feeling like it's run by a "slum lord" and advises against staying there despite the affordability and proximity to the base.
A key aspect of any long-term residential park, whether for RVs or mobile homes, is consistent management and a commitment to maintaining habitable and pleasant living conditions. The discrepancies in reviews suggest that while some individuals may have a positive experience, others have faced significant challenges. These challenges include unaddressed complaints about other residents, a perceived lack of upkeep and maintenance, and issues with the lease agreement. Understanding this dichotomy is essential for prospective residents in South Carolina who are evaluating Terwood RV Park as a potential long-term home.
Terwood RV Park is located at 2375 Peach Orchard Road, Sumter, SC 29154, USA. This address places it within Sumter County, South Carolina. A significant highlight of its location, as noted in reviews, is its "close proximity to base," referring to Shaw Air Force Base. This makes it a highly convenient option for military personnel and their families stationed there, potentially minimizing commute times.
Peach Orchard Road (GA-90) itself is a well-trafficked route, providing straightforward access to and from the park. This ensures residents can easily connect to the wider Sumter area. Sumter, as a city, offers a range of amenities including shopping centers, restaurants, healthcare facilities, and local attractions. While the park itself is situated on a main road, the "nicely spaced out spots" suggest a degree of privacy once inside the park.
For South Carolinians, the location in Sumter provides access to a regional hub. Sumter is a mid-sized city, offering more services than smaller towns, yet maintaining a distinct community feel. Its connection to Shaw AFB also means a diverse population and a steady flow of new residents, creating a dynamic environment. However, prospective residents should consider that while the location offers convenience to the base and main roads, the internal conditions of the park, as described in some reviews, might present a different living experience than what the address alone suggests. Visiting the location in person is highly recommended to assess the current state of the property and its immediate surroundings.
Based on customer reviews, Terwood RV Park offers some basic services typical of an RV park, but also has reported inconsistencies in service delivery and property management.
- RV Hookups: The park provides full hookups, including "30amp, 50amp, sewer and water hook ups," which are essential for RV living.
- Laundry Facilities: Laundry is explicitly stated as being "available" on-site. However, a review mentions issues with one tenant monopolizing the machines and the need for residents to purchase their own "roach traps for the laundry 'shed'," suggesting poor maintenance of these facilities.
- Spacious Spots: Reviews mention "nicely spaced out spots," indicating that individual RV sites offer a degree of personal space.
- Affordable Pricing: The park is highlighted for having the "best price around" and offering a "very reasonable rate," with a reported monthly rate of "$350 per month for an extended stay," making it an appealing option for those on a budget.
- Pet-Friendly (Implied): While not explicitly stated as a service, a review mentions issues related to a neighbor's dog door, implying that pets are allowed within the park, which is a common amenity for RV parks.
The features and highlights of Terwood RV Park, as derived from direct customer feedback, present a mixed picture. It is important to consider both the perceived advantages and the significant reported drawbacks.
- Proximity to Shaw Air Force Base: This is a major highlight, making it extremely convenient for military personnel and their families.
- Affordability: The park is noted for its "best price around" and "very reasonable rate," which is a significant draw for budget-conscious RVers, especially for extended stays.
- Quiet Atmosphere (Mostly): Some reviews describe the park as "mostly quiet" and "very quiet, large lots and very relaxing," suggesting a generally peaceful environment.
- Spacious Sites: The "nicely spaced out spots" provide a sense of personal space, which is often valued in RV parks.
- Friendly Neighbors: Despite issues with management, some reviewers noted having "some really kind folks who live here and they made the stay bearable" and "all the residents are friendly."
- Owner Responsiveness (Initial): One review mentioned that initial complaints about other residents "were addressed," though "never followed up on."
However, critical "cons" or areas needing significant improvement, as highlighted by negative reviews, include:
- Poor Upkeep and Maintenance: Reports of "grass mowed (when we left it was up to our knees)," "dilapidated and abandoned single wides," a "mini creek and pond around our camper when it rained," and a general feeling that the place "looks it" (like a slum) indicate significant issues with property maintenance.
- Inconsistent Rule Enforcement: Reviews criticize the owner for "holding other tenants accountable who violated every rule imaginable" and a specific instance of a "permanent fence and a dog door" being allowed, implying arbitrary rule application.
- Lease Agreement Concerns: Advice to "ask questions about the lease agreement" and a statement that the "lease agreement' needs to be updated" suggest potential ambiguities or unfair clauses that residents should be wary of.
- Management Issues: Severe accusations such as the owner "holding other tenants accountable," "being told not to go in the back where the owner’s house is... because she was afraid of the Chinese 'mob'," and a general sentiment that the "aggravation is not worth it" despite affordability.
- Lack of Basic Amenities (as expected by some): "No WiFi or cable connections," requiring longer-term residents to arrange Spectrum service independently.

For South Carolinians considering a long-term RV stay, particularly those connected to Shaw Air Force Base, Terwood RV Park offers a compelling proposition in terms of its proximity to the base and its reported affordability. These factors are indeed significant for individuals and families looking for budget-friendly housing solutions in the Sumter area. The availability of basic RV hookups and laundry facilities, coupled with generally spacious sites, adds to its functional appeal.
However, it is paramount that locals approach Terwood RV Park with a clear understanding of the serious concerns raised in multiple detailed reviews. The alleged issues with property maintenance, including unkempt grounds and dilapidated structures, along with reports of inconsistent rule enforcement and significant management-related frustrations, paint a picture that contrasts sharply with the initial appeal of affordability and location. The sentiment that the "aggravation is not worth it" is a strong warning.
Therefore, while the park might be suitable for locals primarily driven by financial considerations or its direct access to the military base, extensive due diligence is highly recommended. Prospective residents should personally visit the park, thoroughly inspect potential sites and common areas, carefully review the lease agreement with an understanding of South Carolina landlord-tenant laws (specifically the Manufactured Home Park Tenancy Act, if applicable to long-term RV stays, and general landlord-tenant laws for conditions of habitability), and ideally, speak with current residents to gauge the present living conditions and management responsiveness. For South Carolinians, making an informed decision involves weighing the clear benefits of location and cost against the significant reported challenges regarding the living environment and park management.

Terwood RV Park Reviews
Pros: Close to base, mostly quiet, nicely spaced out spots, laundry available, best price around.Cons: Any complaints about other residents were addressed but never followed up on,Could definitely use some upkeep and maintenance, “lease agreement” needs tobe updated.Overall we enjoyed our stay and a few of our neighbors. Be cautious on who you talk to or trust here, tread cautiously and ask questions about the lease agreement.
Jun 30, 2025 · Tyler TauschekI’m not sure how this “park” has so many good reviews. I give it two stars only because there are some really kind folks who live here and they made the stay bearable. Otherwise, I would give it less. We spent 8 months here, because my partner was still active duty military and this was closest to base, and had nothing but issues: issues getting grass mowed (when we left it was up to our knees), issues with the owner holding other tenants accountable who violated every rule imaginable (can you imagine having a neighbor who put up a *permanent* fence and a dog door?? Or never being able to do laundry because ONE tenant does laundry every day all day??), to having to buy roach traps ourselves for the laundry “shed,” to being told not to go in the back where the owner’s house is (that she doesn’t live in and looks abandoned but is supposedly really nice on the inside) because she was afraid of the Chinese “mob” coming to destroy her things, to having a mini creek and pond around our camper when it rained for the past month. To add insult to injury, there are several dilapidated and abandoned single wides on the property that add to the ambience. Everyone who has moved out has had nothing but bad things to say about this place and how it’s run, or not run. It feels like a slum lord runs the place and it looks it. In short, do not stay here. I know it’s affordable. I know it’s close to base. But, the aggravation is not worth it. Stay at the Fam Camp.
Jun 30, 2025 · Elizabeth AsherWonderful experience! Have stayed a couple of times while visiting our son at the Airforce base. Large lots, very quiet, staff is super accommodating and friendly, laundry service and best of all close to the Airforce base. We will stay here again and would recommend to everyone!
Sep 06, 2023 · Jamie CI am set up for a longer than temporary basis. The park owner is fantastic, the park is only skip and throw from Shaw AFB. The owner takes great care of the park and the residents are all quiet and friendly. Perfect accommodation for temporary and longer-term RV’ers. Highly recommend!
