Mobile home and RV parks have long been a part of Florida's diverse housing landscape. They often provide a more accessible entry point into homeownership or long-term rental compared to traditional stick-built homes, appealing to a wide demographic seeking a more communal or flexible lifestyle. However, like any community, the resident experience can vary significantly based on management, maintenance, and owner investment. Suntree RV & Estates, positioned in a bustling urban center, seeks to provide a unique living option. We'll delve into its location, reported services, and highlights, drawing on recent resident accounts to give a candid perspective for those considering this community.
Suntree RV & Estates is situated at 4479 Philips Hwy, Jacksonville, FL 32207, USA. This address places the community in the vibrant Southside area of Jacksonville, a dynamic and growing part of the city. Jacksonville, as Florida's most populous city, offers a vast array of services, employment opportunities, and entertainment options. The Philips Highway location ensures direct access to one of Jacksonville's primary commercial corridors.
The accessibility of Suntree RV & Estates is a notable aspect for potential residents. Philips Highway itself is a major thoroughfare, providing easy connections to downtown Jacksonville, various business districts, and other key areas of the city. Residents will find themselves within a reasonable driving distance of essential amenities such as grocery stores, medical facilities, and retail centers. The Southside is known for its extensive shopping options, including large retail destinations like the Saint Johns Town Center and The Avenues, making daily errands and leisure shopping highly convenient. Furthermore, the area is home to various family-fun venues and outdoor recreation spots, including numerous golf courses and parks. Public transportation options, while not extensive directly at the site, are available within a short drive, with Kings Ave Station being approximately 3.3 miles away. For those who rely on personal vehicles, the location offers straightforward routes to most parts of Jacksonville, including Jacksonville International Airport, which is about 19.4 miles away, or a roughly 31-minute drive. This urban setting provides residents with the benefits of city living while offering a specific community structure.
Based on the nature of a mobile home and RV park, the following services would typically be expected. However, it is important to note that recent resident feedback indicates significant concerns regarding the provision and quality of some of these services.
- Mobile Home Lots: Suntree RV & Estates primarily offers lots for mobile homes.
- RV Sites: Given its name, the community is also likely equipped to accommodate recreational vehicles, typically with full hookups for water, sewer, and electricity.
- On-site Management: The park has a management team responsible for day-to-day operations and addressing resident concerns. However, recent reviews suggest that while staff may be responsive, their ability to enact repairs is constrained by the owner.
- Property Maintenance: Standard mobile home parks usually provide maintenance for common areas. Recent resident reviews, however, indicate severe issues with property and unit repairs, with reports of floors falling through and a lack of owner authorization for necessary fixes.
- Utility Access: Residents would typically have access to essential utilities such as water, sewer, and electricity at their individual lots.
When considering a mobile home or RV park, potential residents often look for specific features that enhance their living experience. While the ideal highlights of a well-maintained community would include amenities and a thriving atmosphere, it is crucial to present a factual overview based on provided feedback.
- Location in Jacksonville's Southside: The park's prime location on Philips Highway in Jacksonville offers convenient access to major commercial centers, employment opportunities, and recreational facilities in the city.
- Initial Appearance vs. Reality: One review noted that "just the appearance makes you think different but it's really pretty great so far..." at one point, implying that the initial impression might not fully capture the living experience.
- Challenges with Property Condition: However, more recent and significant feedback from January 2025 indicates a severe deterioration in property condition, with reports of unaddressed repairs, including floors falling through in multiple units. This suggests a critical issue with the structural integrity of homes and a lack of investment from the owner.
- Management Limitations: While staff are described as empathetic ("I feel bad for the staff with all the complaints and they can't even help much due to the owner not authorizing funds for the repairs needed"), the inability of management to authorize necessary repairs due to the owner's alleged lack of action is a significant concern for residents.
- Deposit Return Issues: Another critical highlight from customer reviews includes issues with deposit returns, with one instance of a $1000 deposit not being returned months after a tenant moved out, despite timely notice. This indicates potential issues with financial transparency and adherence to lease agreements.

When considering Suntree RV & Estates for local residents in Florida, particularly in the Jacksonville area, it's important to approach this decision with a comprehensive understanding of both its potential advantages and significant challenges, as reported by recent residents.
From a geographical standpoint, the park's location on Philips Highway in Jacksonville is undeniably a strong point. It offers residents prime access to a major urban hub with vast employment opportunities, extensive shopping, diverse dining, and numerous entertainment and recreational facilities. For individuals or families who prioritize being centrally located within Jacksonville and having convenient access to city amenities, this aspect of Suntree RV & Estates could be seen as appealing. The ability to quickly reach various parts of the city, including large retail centers and medical services, contributes to a lifestyle of convenience that many Floridians seek.
However, it is imperative to address the recent and concerning feedback from residents. The reports of severe disrepair in trailers, including falling floors, and the alleged unresponsiveness of the owner to authorize necessary repairs, paint a challenging picture of the living conditions. Furthermore, issues with the return of security deposits indicate potential concerns regarding financial management and tenant relations. While the staff on-site may be helpful and sympathetic, their reported inability to act without owner authorization is a critical point for any prospective tenant or home owner.
Therefore, while the location offers significant urban advantages, potential residents considering Suntree RV & Estates should conduct thorough due diligence. This would include visiting the property in person, speaking directly with current residents to understand their experiences firsthand, and carefully reviewing all lease agreements and terms, particularly regarding maintenance responsibilities and deposit refunds. For locals in Florida seeking a mobile home or RV park, the decision to choose Suntree RV & Estates would depend heavily on their willingness to navigate potential challenges related to property maintenance and owner responsiveness, despite the undeniable convenience of its Jacksonville location. It appears suitable for those who prioritize location above all else and are prepared for potential direct involvement in home upkeep, given the current reported conditions.

Suntree RV & Estates Reviews
So far this place is great just the appearance makes you think different but it's really pretty great so far....... That was a review from 3yrs ago and as of today January 2025 this place has gone down hill badly. The owner is not providing any repairs to any of the trailers here. We moved from one trailer to another due to the floor falling through and now the one we are in has the same issue . It has been reported to management but their hands are tied due to the owner. . My husband fell through the floor and we have had to put our own patch work down on the floor . I feel bad for the staff with all the complaints and they can't even help much due to the owner not authorizing funds for the repairs needed . This owner avoids calls and won't take action to help this community they own .
Jan 10, 2025 · Jennifer ScheiderI personally in person paid the $1000 deposit for my niece before she moved into Suntree a few days later in Feb. 2023. ( she gave timely notice and moved out as soon her year lease was up in February 2024.) She had an unpleasant experience due to unresponsiveness regarding repairs, etc. to hear her tell it.On that fateful day in Feb. 2023 , The manager wrote me a receipt on a slipshod of paper which was unprofessional. ( I still have the original taped to my refridge) This was in the presence of my niece and another employee.Bottom line, it is April 20, 2024, and my niece has not got this deposit back which I have a vested interest in. No explanation behind this and no letter of explanation. Please correct this illegal oversight at your earliest convenience and return this $1000 to Aundria. And then I can get it from her. I will be sending a copy of this exact same very request to the appropriate Florida department of Justice attorneys.Thank you

Mar 11, 2023 · Laura CoimbraI have lived here for 8 months, management is understanding and professional. The park is continually cleaned and new renovations are under way for the whole park! Great neighborhood for kids. Most of the people are respectable, no loud music or disturbances late at night. If maintenance is needed at my unit for any reason it's always in a reasonable time. Very upcoming place to live. New units are continuing to be remodeled.
Dec 13, 2021 · Miranda NealI wanted to see if 1 bedroom was available. Door was locked and there was Spanish language note on door. Hispanic woman answered door and says by appointment only while telling me about the number on the roof. They did not have any one bedrooms she said and didn't even try to talk me up to a two bedroom. I'm thinking if it's by appointment only you should have placed that on the door in English and I never would have knocked. It seems to be only catering to the Hispanics. Oh well. And I don't know who lied about improvements. I lived there in the late nineties. It wasn't much then, it hasn't gone downhill, it's in the ditch. I'm not trashing it for the treatment I received, it really is bad. Roosters are running around the place. At least dinner is always nearby. I'll post pictures soon
