Sunshine Village Davie Introduce
Sunshine Village Davie is a mobile home community located in the town of Davie, Florida. For many individuals and families in the Sunshine State, mobile home parks can offer a more accessible entry point into homeownership and a distinct lifestyle. The decision to choose a mobile home community is often driven by a desire for affordability, a sense of community, and the unique advantages that manufactured housing can offer.
Manufactured homes, commonly known as mobile homes, adhere to federal construction and safety standards set by the U.S. Department of Housing and Urban Development (HUD). These standards ensure that homes are built with a focus on durability and efficiency. Living in a mobile home park often involves a combination of owning the home itself while leasing the land it sits on. This arrangement can lead to different financial considerations compared to traditional stick-built homes, such as potentially lower property taxes on the home and often more predictable monthly lot rent that may include certain utilities or community amenities.
Community experiences within mobile home parks can vary widely. Some residents find a strong sense of camaraderie and support, while others may encounter different challenges. Understanding these diverse perspectives is crucial for anyone considering a move into a mobile home community.
Sunshine Village Davie is situated at 13453 SW 5th St, Davie, FL 33325, USA. Davie is a town in Broward County, Florida, characterized by its unique blend of suburban tranquility and convenient access to the broader South Florida metropolitan area. Known for its equestrian heritage, open spaces, and educational institutions, Davie offers a distinctive environment for residents.
The park’s location provides access to various local amenities. Davie itself is strategically positioned with good connections to major roadways such as I-595, Florida’s Turnpike, and I-75, facilitating commutes to nearby cities like Fort Lauderdale and Miami, as well as to airports and coastal areas. This accessibility is often a key factor for residents who work in surrounding areas or enjoy the diverse offerings of South Florida.
Regarding local convenience, a past resident mentioned that a "school is close by," which could be a significant advantage for families with children, potentially allowing for walking access to educational facilities. However, it's also important to note that the same review raised concerns about the general area, specifically "down 133Ave towards 8th st," mentioning "a lot of crimes." While this comment pertains to a broader area of Davie and not necessarily the immediate park premises, it highlights the importance of researching local neighborhood conditions and ensuring personal comfort with the surrounding environment when considering any move. Prospective residents are always encouraged to independently verify local crime statistics and neighborhood safety information.
While specific, exhaustive details about all services offered at Sunshine Village Davie are best confirmed directly with the park management, mobile home parks in Florida generally provide a range of essential services to their residents. Based on common industry practices and typical offerings for similar communities, residents can often expect the following:
- Lot leasing for manufactured homes, which typically covers the use of the land where a resident's home is situated.
- Maintenance of common areas, including the upkeep of shared green spaces, internal roads, and community facilities, contributing to the overall appearance and functionality of the park.
- Access to essential utilities such as water, sewer, and potentially trash removal. These services may be included as part of the monthly lot rent or charged separately.
- On-site or easily accessible management for resident support, addressing inquiries, and facilitating adherence to community guidelines.
- Community amenities such as a swimming pool, shuffleboard court, and playground, as indicated on their website. These amenities enhance the recreational opportunities for residents.
It is always advisable for prospective residents to inquire directly about the specific services included in the lot rent and any additional fees to ensure a clear understanding of financial commitments.
Sunshine Village Davie presents a mixed picture based on resident experiences, with some strong positives and significant concerns.
- Positive Home Buying Experience (For some): One review highlights an "unforgettable and truly positive experience" for a first-time home buyer, specifically commending a sales professional named Donna for being "incredibly helpful, knowledgeable, and patient throughout the entire process." This suggests that the process of acquiring a home within the community can be well-supported and smooth for certain individuals.
- Community Amenities: The park's website indicates the presence of recreational facilities such as a swimming pool, shuffleboard court, and a playground. These amenities are typically designed to enhance the quality of life for residents and foster community interaction.
- Potential for Smooth Transactions: For those working with helpful staff, the home buying process can be made "easy and exciting," as one reviewer noted.
However, it is crucial to consider contrasting perspectives from a long-term resident:
- Concerns about Community Decline: A resident who lived in the park for 30 years described a significant deterioration over time, citing an "infest with gang members, drugs and thugs" and a shift from a "mobile home community" to a "trailer park."
- Safety and Noise Issues: This long-term resident reported problems with "dirt bikes ATVs running through," "speeders with trucks and cars," and even a severe incident where their "home actually was shot up in 22, 14 bullets hit the front of my home." They also mentioned frequent calls to the Davie Police Department.
- Management Issues (Mixed Reviews): While one review praised Donna, another expressed a negative experience with Donna, stating she "was nice to your face and then when you turn your back she would talk bad about you" and engaged in "Nit picking everything about my home." This suggests a highly variable experience with management depending on the individual resident.
- Glad to Have Moved Out: The long-term resident concluded by expressing relief at having "moved out in 2025" and stated, "Sunshine village is not a good place to live."
These contrasting reviews present a complex view of Sunshine Village Davie, indicating that while some may have positive experiences with the sales process and enjoy certain amenities, significant concerns about safety, community atmosphere, and management behavior have been raised by other residents.

When contacting, it would be beneficial to ask about current community guidelines, security measures, and any steps being taken to address resident concerns regarding safety and noise, as these have been highlighted in past reviews.
Considering Sunshine Village Davie for a home in Florida requires a thorough and balanced perspective, taking into account both positive aspects and significant concerns raised by past residents. For some locals, particularly first-time home buyers, the experience of purchasing a manufactured home here has been described as positive due to helpful and professional sales assistance, like that provided by Donna. The presence of community amenities such as a swimming pool, shuffleboard court, and playground, as advertised on their website, can also be appealing for those seeking recreational opportunities within their living environment. These elements align with the general appeal of mobile home living in Florida, which often includes more affordable entry into homeownership and access to community facilities.
However, it is crucial for prospective residents to be fully aware of the serious issues highlighted by a long-term resident. Allegations of community decline, including reports of "gang members, drugs and thugs," unchecked "dirt bikes ATVs," speeding vehicles, and a violent incident where a home was "shot up," raise significant safety concerns. The claim that management "didn't do anything to stop it" and exhibited negative interpersonal behavior ("talk bad about you") also points to potential challenges in community management and resident support. While these are past accounts, they underscore the vital importance of personal due diligence.
For locals considering Sunshine Village Davie, it is highly recommended to:
- Visit the community multiple times: Observe the environment at different times of day and on various days of the week to get a realistic sense of noise levels, activity, and overall atmosphere.
- Speak with current residents if possible: Engage with a variety of residents to gather diverse perspectives on daily life, community management, and safety.
- Research local crime statistics: Utilize official law enforcement resources for Davie, FL, to understand crime rates in the immediate vicinity of the park.
- Clarify all park rules and management policies: Understand the guidelines regarding noise, vehicles, and how resident concerns are addressed.
Ultimately, while the idea of affordable homeownership in Davie, coupled with certain amenities, might be appealing, the contrasting experiences presented in reviews suggest that Sunshine Village Davie may not be suitable for all individuals or families without careful consideration and thorough investigation into its current conditions and management practices. For a local user in Florida, making an informed decision involves weighing these factors carefully to ensure the community aligns with their personal safety, comfort, and lifestyle expectations.
