Sunset West Community Introduce
For California individuals and families seeking an affordable, low-stress, and remarkably flexible living situation in the Fresno area, **Sunset West Community** presents a unique alternative to traditional rentals and homeownership. Located in West Fresno, this mobile home park is highly valued by its long-term residents for its supportive management style and unique tenant-friendly policies.
The community is currently in a state of transition, having evolved from a senior-only community to an **all-ages community**, welcoming a younger, diverse group of residents while maintaining a core of long-term residents who have lived there for decades. This blend has created a stable yet evolving neighborhood, characterized by neighborly respect—as one resident notes, “I love my neighbors. We wave, we keep to ourselves, and that’s exactly how I like it.”
What truly sets Sunset West Community apart are its highly unusual, favorable policies for renters. Many properties operate on a **month-to-month rental basis** and even offer flexible payment schedules, such as working with residents to pay rent every two weeks. Perhaps the most significant financial benefit is the commitment to cover maintenance costs, with the assurance that when something breaks, “it’s taken care of with **no charge to you**.” This policy provides renters with a major safeguard against unexpected repair expenses that often burden renters or homeowners.

Sunset West Community Reviews
My husband and I have been living here since early 2018. We were one of the first younger families to move in when it was transitioning from a senior-only community. It’s hard to believe it’s been almost 8 years—and now I’m in the process of becoming a senior myself!Everyone has a choice to move in and a choice to move out. I’ve thought about leaving a few times, mostly because I miss having a traditional house. But when I think it through, where else are you going to find a place that rents month-to-month, works with you if you need to pay rent every two weeks, and doesn’t charge you when something breaks? Sure, maintenance might take a bit to come out—but when they do, it’s taken care of with no charge to you.I used to be a manager, and if you broke something in one of my rentals, you were absolutely paying for it. Not here! And every Christmas, the owner goes out of his way to give out gift cards. But nobody really talks about that, huh?And let’s not forget—we can use as much water as we want for our plants. That might seem small, but for a plant lover like me, it’s a blessing.I’m a renter, and I see myself living here for another 10 years or so. If you’d rather be somewhere with a strict year-long lease and an office that’s all up in your business, that’s your choice. But I love my neighbors. We wave, we keep to ourselves, and that’s exactly how I like it.
July 28 · Arlene SalinasI have read some very bad reviews for my park but those people have not lived here as long as I have. I have been here for 30 years and I feel safe , have been very comfortable and follow the rules. Do you think maybe those people do not want to follow the rules. The only thing I see wrong is our security gate is not up yet to keep people that do not want to follow the rules. Please come see our park then compare to a couple around us. Thanks for listening I like my Park
November 04 · Gearl LopezUnit was rented to us dirty, the carpets made our socks black on the first day. I went in to amend the move in inspection due to this and the manager would not sign. I called the Regional Ana and let her know of the situation. She said she would review and get back to me and never did. Now upon move out, my mother was in the process of passing and had to be transported, they want to charge for the few days that it took for the company to come get the medical equipment, charging me for cleaning although I provided a receipt for 4 hours of cleaning (AGAIN the unit was filthy when we moved in) wants to charge $100 for a pet because she said they found cat litter and a bottle of dog Shampoo (we brought my moms dog over one day and gave her a bath) Not one care that my mother passed within less than a week of us leaving the unit. Not one care that sewage kept backing up into the unit 5 times in one week and continued to weekly after. I am in the business myself and am completely appalled at how little they care when you are in the unit but want to nickel and dime when you move out under very hard circumstances. Not to mention my mother had her own unit there for over 20 years. Also no Manager on-site just a Regional that comes for a couple hours a couple times a week. I would have given no stars if it would have let me.
September 14 · stephanie EvansI bought a home here almost many years ago. I wouldn't buy here again. It went from a nice clean, quiet senior park to a park with trash everywhere, windows have be boarded up after evictions. Flooding in the streets, loud trucks revving engines at 4 am, thefts and no rules or community anymore.
March 14 · Enid McHorseI live here it’s quiet there is no drama my kids play outside and we go on walks all the people that love here a really friendly. Managers and maintenance are awesome I been here a year I love it they work with you in any and every situation if you are up front. No complaints
