Sunset Village, located in the charming city of Hiawatha, aims to provide its residents with a place to call home. While community living always involves various experiences, understanding the specifics of Sunset Village can help potential residents in Iowa determine if it aligns with their housing needs and preferences. It’s important to approach any community with an open mind, considering all aspects of what it offers to ensure it’s the right fit.
Sunset Village Mobile Home Park is conveniently located at 530 Robins Rd #1314, Hiawatha, IA 52233, USA. Hiawatha is a growing city in Linn County, Iowa, offering residents a blend of small-town charm and convenient access to the larger urban amenities of nearby Cedar Rapids. This location is particularly appealing for those who appreciate a slightly quieter setting while remaining close to essential services, employment opportunities, and recreational activities.
The park's address on Robins Road places it within easy reach of major transportation routes, including Interstate 380, which connects Hiawatha directly to Cedar Rapids and other parts of Eastern Iowa. This accessibility is a key benefit for commuters or those who frequently travel for work or leisure. Driving distances to key areas are generally manageable; for instance, downtown Cedar Rapids is just a short drive away, offering a wide array of shopping, dining, and entertainment options.
For families, the location within the Hiawatha community means access to local schools, parks, and community facilities. Hiawatha is known for its well-regarded school system and various community events, which can enhance the quality of life for residents. The proximity to local businesses and services, while perhaps requiring a car for most errands, ensures that daily needs are met without extensive travel. The peaceful suburban environment of Hiawatha, combined with the quick connection to a larger city, makes Sunset Village a practical choice for many Iowans.
Like most established mobile home communities, Sunset Village typically provides a range of services that are integral to the manufactured home park model. These services are generally part of the lot rent and are designed to facilitate a streamlined living experience for residents. Based on common practices in Iowa's manufactured home parks and general public data, the following services are usually included or made available:
- Lot Rental: Residents own their manufactured home and lease the land (lot) on which it sits. This lot rent covers the cost of the land and often includes certain utilities and community services.
- Utility Connections: Each mobile home lot is typically equipped with hookups for essential utilities such as city water, sewer, and electricity. While the homes are connected, residents are often responsible for their direct utility bills (gas and electric), as noted in some external information for this address, where water, sewer, and garbage may be included in the lot rent.
- Trash Removal: Regular garbage collection services are commonly provided, ensuring the cleanliness and proper waste disposal within the community.
- Road Maintenance: The park typically maintains its internal roads, which are often asphalt, ensuring accessibility throughout the community, even in varying weather conditions.
- On-Site Management (Historically) / Management Contact: While recent reviews suggest changes in management presence, mobile home parks generally provide a point of contact for resident inquiries, concerns, and maintenance requests. This is crucial for addressing community needs.
- Common Area Upkeep: The management is generally responsible for maintaining common areas, ensuring a pleasant environment for all residents.
It's worth noting that while water, sewer, and garbage might be included in the lot rent, some residents have expressed concerns regarding the method of water bill allocation, indicating it is split among all residents rather than individually metered, which can lead to higher perceived costs for single individuals. Prospective residents are advised to clarify all aspects of utility billing and management's responsibilities directly with park administration.
Sunset Village Mobile Home Park, like any long-standing community, has a history and evolving set of features that shape the resident experience. While some aspects have drawn criticism from current and past residents, understanding the structure and inherent characteristics of the park can provide a balanced view.
- Established Community: Sunset Village has been a part of the Hiawatha landscape for many years, offering a mature neighborhood feel. The homes themselves vary in age and style, contributing to a diverse aesthetic.
- Lot Size and Home Spacing: While specific details aren't available, manufactured home parks typically aim to provide individual lots that allow for some personal outdoor space around each home.
- Paved Roads: Internal roads within the park are generally paved, ensuring easier navigation for vehicles and a more organized appearance.
- Affordable Housing Alternative: For many Iowans, manufactured homes in communities like Sunset Village represent a more accessible path to homeownership compared to traditional stick-built homes, offering a significant financial advantage.
- Proximity to Hiawatha Amenities: Residents benefit from being located within Hiawatha, which provides access to local parks, community events, and smaller businesses, fostering a sense of local engagement.
- Potential for Community Improvement: As noted in some reviews, past residents have expressed positive sentiment, indicating that the park has experienced periods of good management and a positive living environment. This suggests the potential for improvement and a desire for continued positive development within the community.
It is important for potential residents to be aware of the expressed concerns from current and former residents, particularly regarding management consistency, response to maintenance issues, and the method of water billing. While the park offers the fundamental structure of a manufactured home community, these highlighted areas warrant direct inquiry and consideration before making a decision.

Sunset Village Reviews
Well the question is where to begin. Let's see, unfair splitting of water bill that's now over $100 a month. A single person is having to pay same as say family of 5, ridiculous. They raise rent and say it's for improvements but nothing gets improved upon. Management is difficult to reach. Since I have lived here within last 5 years we have had at least 5 new park manager and same with maintenance. Red Flags there. The Management is not consistent with each tenant. They let certain people get away with things and then charge others fees for the same things, for example mowing. They charge one person for mowing there grass (it was mowed the same day as other neighbors) but one was fined and others were not. People have pets not on leashes. The list could go on. When I first moved here I liked it a lot. The horrible experiences have caused me to leave.
Jun 09, 2025 · Snake HouseUsed to be a great park to live in, lately not so much. Management has become difficult to reach, does not address maintenance issues at all (have had faulty lights and clogged pipes since November, have had leveling issues that causing doors to not secure properly since the derecho, have submitted maintenance request multiple times, and issues continues to be ignored), all while lot rents continue to be increased. Unjust splitting of the water bills, people who let their dogs out with leashes, and tenants who'll play loud music at night are issues that go unaddressed. This was a nice clean little park when I moved in, great maintenance, quick response to issues, and management onsite that meet and visited with tenants. Now they are offsite, hard to reach, and rarely return calls. If they just made some effort and fixed maintenance issues, it could be a really nice park again.
Mar 19, 2025 · M. HargroveMoved to this community about a year ago. They are very proud of the community and want to keep it clean. Thank you for the dumpster to help out everyone.
Apr 17, 2025 · keith pierceI like all the trees around. Management keeps raising the lot rent prices, but not making the "improvements" they claim in the replies, and I pay almost $100/ month for water and trash. This was a great place when I moved in, on site manager and issues were addressed in a timely manner. Now you can rarely reach anyone at the office located in another of their parks in Marion and plenty of people have dogs that are "not allowed". This park could be really nice if they put any money back into it, but the owners live in CA so it does not affect them.
Jan 24, 2025 · Jill KennedyUnfair splitting of water bill. Single person home pays $60+/month, same as a faily of 5 or 10, no bill or proof given, just what is owed from mgmt. Was considering living here until I learned of this. Be careful!
