Sunrise Trailer Park Inc is a place that evokes mixed feelings among its residents and prospective visitors. While it boasts undeniable natural beauty and provides access to a tranquil lake environment, there have been significant concerns raised regarding park management, maintenance, and resident policies. This article will strive to be factual and balanced, presenting both the compelling natural features that draw people to the park and the operational challenges that have been reported. For those considering an RV spot or a long-term stay in Central Florida, understanding the full picture is crucial. We will delve into its location, reported services, notable highlights, and offer a candid conclusion on why this place might be suitable for certain locals, with caveats.
Sunrise Trailer Park Inc is located at 20 Graner Dr, Frostproof, FL 33843, USA. This address places it directly on the banks of Reedy Lake, a significant highlight and a major draw for the community. Frostproof, situated in Polk County, is a charming city known for its numerous freshwater lakes, quiet atmosphere, and agricultural backdrop, providing a more relaxed pace of life compared to Florida's bustling coastal or metropolitan areas.
The park's lakeside position offers residents immediate and beautiful views, as well as direct access to water-based activities. Reedy Lake is known for its excellent fishing, providing opportunities for anglers to enjoy their hobby right from the park's vicinity. The natural surroundings are also a haven for wildlife, with reported sightings of eagles, sandhill cranes, and otters, creating a unique and immersive natural experience for residents.
While offering a serene, rural feel, Frostproof maintains accessibility to essential services. Local grocery stores, basic dining options, and small shops are available within the town. For more extensive needs, larger cities and attractions in Central Florida are within a reasonable drive:
- Lakeland is approximately an hour and a half drive, offering a wider array of shopping, dining, and healthcare facilities.
- Major theme parks in the Orlando area are also accessible for day trips.
- Neighboring towns like Lake Wales and Avon Park provide additional amenities closer to Frostproof.
This balance of a peaceful, nature-rich environment with moderate access to urban conveniences is a key aspect of Sunrise Trailer Park Inc's appeal, particularly for those who prioritize outdoor enjoyment and a quieter lifestyle in Florida.
Based on resident feedback and the nature of an RV park, Sunrise Trailer Park Inc would typically offer the following services, though the quality and consistency of these services have been a point of contention:
- RV Lot Rentals: The core service involves renting out lots for RVs and campers, with options for monthly or longer-term stays.
- Utility Hookups: Residents generally expect and receive full hookups including 30/50-amp electricity, water, and sewer connections at their sites. However, there have been reports of water meters being installed and water being charged separately, outside of initial contract terms, which is a significant point of concern.
- Property Maintenance: Ideally, mobile home and RV parks provide regular maintenance of common areas, roads, and shared facilities. However, reviews indicate a significant decline in park maintenance, with residents reporting that they had to clean up after a hurricane and that the park is generally not well-maintained by management.
- Management Presence: There is an on-site management team, but their professionalism and responsiveness have been heavily criticized, with reports of unfulfilled promises, rude interactions, and a lack of follow-up.
- Background Checks and Requirements: Prospective renters are subject to income requirements, background checks, and pet restrictions, indicating a formal application process.
It is crucial for any prospective resident to thoroughly review contracts, inquire about all fees (including utilities like water, even if not explicitly in initial contracts), and ideally speak with current residents to understand the actual level of services and management responsiveness.
Sunrise Trailer Park Inc possesses several compelling natural features that are highly attractive, while also having operational aspects that have garnered negative feedback. Here are its highlights and important considerations:
- Beautiful Lakeside Location: The undeniable standout feature is its direct frontage on Reedy Lake. Residents consistently praise the "beautiful view right on Reedy Lake." This provides a serene backdrop and direct access to water activities.
- Excellent Fishing: For fishing enthusiasts, the lake offers "great fishing," making it a prime spot for this popular pastime.
- Abundant Wildlife: Nature lovers will appreciate the "eagles nest, sandhill crane birds," and "otters swimming." This rich natural habitat provides unique opportunities for wildlife observation right from the park.
- Friendly Local Community (Outside the Park): Residents note that "local ppl are great," indicating a welcoming atmosphere in the surrounding Fort Meade/Frostproof area.
- Potential for Quiet Living: Despite management issues, the overall setting on a lake in a smaller town generally lends itself to a peaceful environment, which is often sought after by RVers.
However, it is critical to also acknowledge significant concerns that temper these highlights:
- Poor Management & Maintenance: Repeated feedback indicates "horrible" management. The park is described as "not maintained," with residents needing to clean up after natural disasters. The "owner wants to sell the park so he doesn’t care about maintaining it" and "property is literally falling apart" are serious accusations.
- Lack of Professionalism and Communication: Reports of the manager's assistant failing to meet prospective tenants, giving unprofessional reasons for denial (like "WE DONT RENT TO LOUD MOTORCYCLES" without prior mention), and a general lack of responsiveness are highly concerning.
- Unethical Practices: Allegations include managers discussing resident information unethically and implementing new fees (like water meters) not included in original contracts, leading to residents leaving.
- Concerns for Year-Round Residents: One review suggests that "everything was catered to winter guests and little to nothing for year rounders."
- Unfriendly "Snowbirds" (from one perspective): While subjective, one review mentions that "Mostly northern snowbirds were rude and unfriendly."
These operational and community concerns are significant and should be thoroughly investigated by any interested party.
For inquiries regarding lot rentals or general information about Sunrise Trailer Park Inc, you can attempt to reach them via the following contact details. However, based on customer reviews, prospective residents should be prepared for potential challenges in communication and responsiveness:
Address: 20 Graner Dr, Frostproof, FL 33843, USA
Phone: (800) 484-5684
Mobile Phone: +1 800-484-5684
Given the reported issues, it is strongly advised to try both phone numbers multiple times if you do not receive a response. It would also be prudent to try and visit the park in person to assess the current conditions and speak with existing residents, if possible, to gain a firsthand understanding of the living environment and management practices.
For Floridians, Sunrise Trailer Park Inc in Frostproof presents a highly complex proposition. On one hand, its natural setting offers an undeniable appeal that aligns with the desires of many locals seeking a peaceful and nature-centric lifestyle. The direct access to Reedy Lake, with its "beautiful view," "great fishing," and abundant "eagles, sandhill crane birds, and otters," is a compelling highlight. For those who prioritize immediate access to natural beauty and outdoor activities above all else, and who are self-reliant in terms of property maintenance, the location itself is a significant draw.
The opportunity to live in a less congested area of Central Florida, away from the constant hustle and bustle of major tourist destinations, is also appealing to many locals seeking a quieter pace of life. The surrounding local community in Frostproof is described as "great," suggesting a welcoming atmosphere outside the park's immediate management issues.
However, it is absolutely crucial for any local considering Sunrise Trailer Park Inc to proceed with extreme caution and thorough due diligence. The consistent and severe negative feedback regarding park management, lack of maintenance, unprofessional communication, and alleged unethical practices (such as uncontracted water metering and apparent disregard for year-round residents) cannot be overlooked. The reports of property literally "falling apart" and a "gaping sinkhole" are serious safety and quality-of-life concerns.
Therefore, while the natural beauty and location might initially seem "suitable," it comes with significant caveats. This park might only be suitable for locals who are:
- Highly self-sufficient and willing to manage their own site maintenance, potentially even contributing to communal cleanup efforts.
- Prepared for potential communication challenges and unannounced policy changes from management.
- Prioritize the lakeside access and wildlife above all other amenities and services.
- Willing to accept that a significant portion of the park's upkeep may fall to residents.
Prospective residents should strongly consider visiting in person, speaking with multiple current residents (both "snowbirds" and year-rounders), thoroughly reviewing any and all contractual agreements with an independent eye, and clarifying every fee, especially for utilities like water. Without clear assurances and demonstrable improvements in management practices and maintenance, the stunning natural highlights may not be enough to compensate for the reported operational shortcomings. For the average Floridian seeking a comfortable and well-managed RV community, the existing reviews suggest that Sunrise Trailer Park Inc presents a risky proposition that requires careful consideration.

Sunrise Trailer Park Inc Reviews
Rented a lot from 3/2022-11/2022 we parked our camper. We stayed there on weekends since we lived and worked 1 1/2 hrs away. All seemed nice until the park was not maintained by the parks manager. After that hurricane came through the residents cleaned the park up. Was told owner wants to sell the park so he doesn’t care about maintaining it. So true! We paid monthly for the rent & electric. Then they installed some cheap water meters for us to pay water? It wasn’t in our contract. Mostly northern snowbirds were rude and unfriendly. But the best part was the eagles nest, sandhill crane birds that I fed cracked corn (there favorite), fishing was great, local ppl are great, otters swimming, and of course the view right on Reedy Lake was beautiful! After they installed the water meter we left. I miss that place but not the snowbirds!
Feb 29, 2024 · diane turleyContacted management about renting a spot for our RV. I was emailed a list of requirements including rental cost, background check (link) pet fees and restrictions for pets. Income requirements, and move in costs. I informed the Manger I was on my way to see the park and I was two hours away. I was advised his or her assistant would be there to show me around. When I arrived.. No one was there to meet us. I messaged the manager and mentioned we rode our motorcycles and we had arrived. And was waiting for the assistant. I was answered with WE DONT RENT TO LOUD MOTORCYCLES. This, without ever meeting with anyone. Not only that but initially the manager keep repeating this multiple times in Response to my question about someone meeting us. Only after expressing how upset my wife and I were that NOTHING was mentioned about motorcycles restrictions in ALL the info I was sent. Not to mention we saw at least two motorcycles (Harleys) owned by park residents in the park. And that they were aware we rode two hours to get there and meet up and tour the property and no one ever showed. This was extremely unprofessional. After, walking around and talking to a current resident I was flat out told the management there is "HORRIBLE"! property is literly falling apart. The buldhead has a gaping sink hole large enough for my seven year old to completely fall through! The resident informed me the owner lives in Maine and has only been seen 3 times at the property and is under the impression the park is well managed. It is not!
