I’ve changed my name here to avoid retaliation. Since Red River took over and landlord Summer has been in charge, this park has gone downhill. When I first moved in, there was a large playground, but over the past two years, it’s been reduced to just a couple of tire swings. (For anyone claiming there’s a “cute playground,” come see for yourself.) The landlord is rude, rent increases by about $20 every year with no improvements, and the trailers are roach-infested. She plays favorites and unfairly targets certain tenants. Save yourself the headache—don’t rent here! Also summer picks fights with residents who Dont cause issues and pays there rent on time or early instead of focusing on other issues like cleaning up the park, water leaks from trailer that ends up affecting other trailer, roaches, the beat down run down trailers that are vacant, the roach issues. Also good luck on catching her in the office she never there unless management is there or Coming by and she sure as heck can moves trailers every time a nicer trailer comes available (she Just moved into her 3rd trailer since becoming manager). But yet every Mexican around there can have 5+ vehicles in there yard and not a damn thing gets done about it by far the worst place to live in Norman this place needs better management. And will up rent outta the blue with no notice and will make promises stuff get fixed and it don’t ever get fixed

Couldn't wait for my year lease to be up so I could leave and do this review without fear of retaliation from the manager. Terrible property manager from the day I moved in I had maintenance issues like the dishwasher not working, back tub and shower not draining front toilet constantly running and none of the door handles or locks worked inside or out. I was able to unclog the back shower drain but the rest of those issues were never acknowledged or fixed for a whole damn year. The only time I got maintenance help was when the kitchen sink broke and flooded everything and when the hot water heater stopped working but that help didn't come until I said I'll just hire someone and withhold it from rent because I have kids and had already waited 4 days at that point for got water. Suddenly it could get fixed. If the manager doesn't like your kid(s) it'll always be there fault anything that goes wrong. I watched 2 boys outside my place swinging shovels around and antagonizing another boy there when he finally said something to them and they started trying to beat him up and I jumped out of my car and told them to go home. I reported the incident to summer and the kid who was being hit on was blamed cuz she was friends with the other kids parents and they "can do no wrong". I couldn't even actually turn my keys in when I moved out since management is never in the office I just put them in the lock box instead. My front porch and concrete area was in poor condition. We'd get locked inside the house and have to go out the back door cuz the wood was coming up and all warped and it'd block the screen door from being able to open. During moving out I stepped down the stairs and hit a chuck of unlevel concrete and a hole next to it causing my ankle to roll and according to the Dr it tore my tendons and ligaments so now I'm dealing with a crap load of medical bills, pain and missed work because no one does any damn maintenance at this place. Before I moved out there I was told how nice it was but apparently that was under the old owners and the old manager Wendy. They should probably get her back in the office if they want to turn the place around cuz it's truly a horrible place and very run down.

Great management if you have an issue they will get you on schedule and take care of your concerns. Great school right up the street and a short trip to the city for all your shopping needs.
