Moved here 2023 moved out 2025.The place isn’t adequately up to date and is constantly being cited by code enforcement regarding property problems they refuse to address. Pushed all the renters out just to sale the homes so beware of the trailer you intend to purchase. Increased rent but never provided a new lease agreement since 2023.The trailer I was moved into in 2023 had termites and I didn’t find out until a year in only after my old water heater broke which was 20 years old btw and should have been replaced years ago , other issues consisted of structural damages, pest, mold and mildew, half rigged appliances.Maintenance is a complete joke and nonexistent the help they hire will mostly be undocumented workers paid in cash do not let them in your homes !The laundry facility doesn’t work and hasn’t worked for the past two years , they removed the playground for children and never replaced it, no pool, says animals are not allowed however stray animals are always present.I would not recommend anyone to rent or buy here. - DeVondra Beauford

Sunny Acres Mobile Home Park Introduce

For Floridians considering mobile home living in the Jacksonville area, understanding the true nature of a community before making a move is absolutely critical. Sunny Acres Mobile Home Park, located at 10166 103rd St, Jacksonville, FL 32210, is one such option that may appear in searches. However, based on extensive feedback from past residents, it is vital for any prospective local resident to be fully informed about the significant and persistent issues reported within this park.

The experiences shared by those who have lived at Sunny Acres Mobile Home Park paint a concerning picture that directly contradicts any expectation of a well-maintained or supportive living environment. One former resident, who lived there from 2023 to 2025, highlighted a litany of problems: "The place isn’t adequately up to date and is constantly being cited by code enforcement regarding property problems they refuse to address." This indicates a systemic issue with compliance and basic maintenance standards. This same individual reported being "pushed all the renters out just to sale the homes," and noted a rent increase without a new lease agreement since 2023.

The condition of the homes themselves is a major concern. The reviewer described their unit, which they moved into in 2023, as having "termites" discovered a year in, alongside an "old water heater was 20 years old btw and should have been replaced years ago." Other severe issues included "structural damages, pest, mold and mildew, half rigged appliances." The park's maintenance is harshly criticized as "a complete joke and nonexistent," with a warning against allowing "undocumented workers paid in cash" into homes.

Furthermore, shared amenities, which are often a draw for mobile home parks, are reportedly non-functional: "The laundry facility doesn’t work and hasn’t worked for the past two years," and "they removed the playground for children and never replaced it, no pool." The park's animal policy is also contradictory, stating "animals are not allowed however stray animals are always present." A strong recommendation against renting or buying here concludes this comprehensive review. Another account from someone who lived at an "off-site property" managed by the same landlord describes similar issues: unaddressed "large amounts of mold," poor communication, and a distressing incident involving rental assistance that was approved but never disbursed by the landlord, leading to an eviction notice. This led them to seek "legal help against this place." For any local Floridian considering Sunny Acres Mobile Home Park, these detailed, firsthand accounts from residents are crucial and should lead to serious reconsideration.

Sunny Acres Mobile Home Park is located at 10166 103rd St, Jacksonville, FL 32210, USA. This address places it in a busy, developed area of West Jacksonville. For residents across Florida, navigating to this location involves using Jacksonville's extensive network of major roads and highways, including proximity to I-10 and I-295, which are vital for daily commutes and access to the wider city. The presence of 103rd Street itself indicates a location on a significant commercial and residential corridor.

While its placement within Jacksonville provides access to urban amenities such as shopping centers, various dining options, and public services, the direct impact of this location on the living experience, as reported by residents, is notable. The area around 103rd Street can be quite active, and this can contribute to background noise. However, the core concerns regarding accessibility at Sunny Acres stem less from its geographical placement and more from the internal conditions of the park itself, which can significantly hinder a resident's daily life, regardless of external conveniences. Access to the Duval County Public Schools system would be available for families living here. Given the reported issues with property maintenance and code enforcement citations, the 'accessibility' to a well-functioning and safe living environment within the park is severely compromised, despite its physical location within a major Florida city.

Services Offered:

Based on the explicit feedback from former residents, Sunny Acres Mobile Home Park primarily offers mobile home lot rentals and potentially sales of existing mobile homes. However, the quality and reliability of services provided are a major point of contention. Services mentioned, along with their reported operational status and related issues, include:

  • Mobile Home Lot & Home Rentals/Sales: The park facilitates the rental of lots and potentially the sale of mobile homes on those lots. However, there are reports of pushing out renters for sales and issues with lease agreements not being updated despite rent increases.
  • Maintenance: The park ostensibly offers maintenance services. However, residents describe maintenance as "a complete joke and nonexistent," with serious unaddressed issues like termites, structural damage, mold, mildew, and faulty appliances. There are also concerns about the legitimacy of hired maintenance workers.
  • Laundry Facility: A laundry facility is available, but residents state it "doesn’t work and hasn’t worked for the past two years."
  • Amenities (Pool, Playground): While mobile home parks often offer these, residents explicitly state there is "no pool" and the "playground for children" was "removed... and never replaced it."
  • Pest Control (Implied): The presence of termites, mold, mildew, and stray animals suggests a severe lack of effective pest control or property upkeep, even if not an explicit "service."
  • Waste Management: While dumpsters are likely present, no positive comments about their management are provided.
  • Lease Management: Residents report issues with lease agreements not being provided after rent increases and complications with rental assistance and eviction notices, indicating significant problems with administrative services.

It is evident from the reviews that many standard services expected from a mobile home park are either non-existent or severely deficient.

Features / Highlights:

Based on the direct and detailed feedback from former residents, the 'features' and 'highlights' of Sunny Acres Mobile Home Park are predominantly negative and serve as crucial warnings for prospective residents in Florida:

  • Systemic Maintenance Neglect: The most prominent highlight is the widespread lack of maintenance, including unaddressed "structural damages, pest, mold and mildew," and "half rigged appliances."
  • Code Enforcement Issues: The park is "constantly being cited by code enforcement regarding property problems they refuse to address," indicating a consistent failure to meet legal living standards.
  • Non-Functional Amenities: Key recreational and convenience features such as the "laundry facility" are "out of order" for extended periods, and the "playground for children" was removed without replacement, with "no pool" available.
  • Pest Infestations: A severe issue is the presence of "termites" in units and general "pest" problems, indicating an unhealthy living environment.
  • Unreliable Management/Landlord: Management is described as "a complete joke and nonexistent" regarding maintenance, and the landlord is accused of poor communication, not submitting necessary paperwork for rental assistance, and issuing unjustified eviction notices.
  • Questionable Staffing: The concern about "undocumented workers paid in cash" for maintenance and a warning not to let them in homes is a significant red flag.
  • Stray Animal Issues: Despite a "no animals allowed" policy, "stray animals are always present," suggesting poor enforcement and potential sanitation problems.
  • Unstable Tenancy: The park is reportedly "pushed all the renters out just to sale the homes," indicating a lack of long-term stability for tenants.
  • Unethical Practices: Reports of rent increases without new lease agreements and issues with rental assistance leading to eviction notices highlight potentially unethical or illegal practices.

These 'features' underscore a pattern of severe neglect and mismanagement, making this park a highly problematic option for anyone seeking a safe, stable, and well-maintained home in Florida.

For Floridians, especially families, considering a mobile home in Jacksonville, Sunny Acres Mobile Home Park, based on overwhelming resident feedback, appears to be profoundly unsuitable. The core reasons for this unsuitability stem from a documented pattern of severe neglect, unprofessional management, and a disregard for basic living standards. Imagine moving into a home only to discover it's infested with termites, or living in a community where structural damages, mold, and broken appliances are common, and maintenance is non-existent. This park is not only reportedly failing to address these issues but is also allegedly "constantly being cited by code enforcement," indicating a persistent failure to meet legal safety and health standards.

Furthermore, the lack of functioning amenities, such as a perpetually broken laundry facility and the removal of the children's playground without replacement, directly impacts the quality of life and sense of community often sought in mobile home parks. The concerns regarding management's communication, lease agreements, and handling of financial assistance, which have reportedly led to eviction notices even after approved aid, point to a highly unreliable and potentially problematic landlord-tenant relationship. For any local Floridian seeking a stable, safe, and respectable place to call home, these detailed accounts from past residents serve as a critical warning. It is strongly advised to seek out other mobile home communities in Jacksonville that demonstrate a genuine commitment to their residents' well-being and property maintenance, ensuring a truly suitable living environment in Florida.
