Based on the nature of mobile home parks and the available information, Sunbelt Mobile Homes would typically offer the following essential services to its residents. It's important to note that specific details beyond these basics are not extensively provided in public reviews, so prospective tenants should confirm directly with park management.
- PResidential Lot Leases: The primary service offered by Sunbelt Mobile Homes is the leasing of individual lots for manufactured homes. Residents typically own their mobile homes but pay a monthly fee for the use of the lot and access to park amenities and utilities.
- PUtility Connections: Standard for mobile home parks, each lot would be equipped with connections for essential utilities, including water, electricity, and sewer services. Residents are typically responsible for their individual utility bills, though some parks might include certain utilities in the lot rent.
- POn-site Maintenance: As indicated by a positive review mentioning a "super sweet" maintenance man and consistent cleaning efforts, the park likely provides on-site maintenance for common areas and infrastructure. This would include upkeep of roads, grounds, and addressing park-wide utility issues.
- PWaste Management: The park would facilitate waste removal, typically providing communal dumpsters for residents' household trash. Specific recycling services, if any, would need to be confirmed.
Drawing from the provided customer reviews, the features and highlights of Sunbelt Mobile Homes present a mixed picture. It's crucial for prospective residents to weigh these points carefully to determine if the community aligns with their expectations.
- POngoing Maintenance and Cleaning Efforts: One positive review highlights that the park management is "always cleaning and working on things trying to keep it a decent place for ppl to live." This indicates a visible effort to maintain the property and improve living conditions.
- PFriendly Maintenance Staff: The "maintenance man is super sweet," according to a reviewer, suggesting a positive interaction experience with the park's on-site personnel responsible for upkeep. This personal touch can significantly contribute to a resident's satisfaction.
- PFocus on Improvement: The positive review implies that the park is actively addressing issues and striving to enhance the living environment, suggesting a management team that is responsive and committed to making it a "decent place for ppl to live."
However, it's equally important to acknowledge the serious concerns raised in other feedback, as these represent significant potential drawbacks:
- PReported Sewage Issues: One review explicitly mentions "raw sewage from other trailers dumped in your yard" and "children being exposed to raw sewage." If accurate and persistent, this is a severe health and safety concern.
- PVermin Infestation Concerns: The mention of "rats, rat feces, roaches" points to potential pest control issues within the community.
- PAllegations of Disrespectful Ownership: A former tenant claims "owners that have no respect for their tenants," citing issues such as turning off electricity illegally (in cold weather) and entering trailers without permission. These are serious allegations of tenant rights violations.
- PCalls for Code Violation Investigation: The strong suggestion that the "mobile home park needs to be shut down for serious code violations" indicates significant concerns about the park's adherence to health and safety standards.
These divergent perspectives emphasize the importance of personal investigation. While one reviewer sees active improvements, the other describes fundamental living condition and management issues. Prospective residents should prioritize a visit to the property, direct communication with management, and possibly seeking clarification on any past or current code violation concerns with local authorities to form their own informed opinion.

For Texas locals, particularly those in the Longview area, considering a mobile home park like Sunbelt Mobile Homes involves weighing various factors that contribute to a quality of life. The suitability of this specific park for a local family will heavily depend on individual priorities regarding affordability, community environment, and the willingness to engage directly with park management to address any potential concerns.
On one hand, the concept of a mobile home park itself offers a distinct advantage for many Texans seeking cost-effective housing solutions. Compared to the rising costs of traditional homeownership or even apartment rentals, mobile home lot leases can provide a more accessible entry point into stable housing, often with the added benefit of a private yard. Its location on TX-31 in Longview offers practical accessibility to local amenities, schools, and employment centers, which is a key consideration for families and individuals rooted in the East Texas region. The reported presence of a "super sweet" maintenance man and ongoing efforts by management to "keep it a decent place" suggest a commitment to improving the living environment, which would be a positive for current and prospective residents. For a local seeking an affordable space with potentially responsive on-site help, these aspects could be appealing.
However, it is crucial for any local to be fully aware of the serious concerns highlighted in some customer reviews. Allegations of raw sewage issues, vermin infestations, and violations of tenant rights (such as illegal utility shut-offs or unauthorized entry) are significant red flags that demand thorough investigation. Texas law outlines specific protections for tenants, particularly concerning health and safety conditions and landlord entry. Locals considering Sunbelt Mobile Homes must proactively verify that these issues have been fully resolved and that the park operates in strict adherence to all state and local housing codes and tenant laws. This might involve checking with the City of Longview's code enforcement department or the Texas Department of Housing and Community Affairs (TDHCA) for any past or ongoing violations related to sanitation or tenant well-being.
Ultimately, the decision for a local Texan to reside at Sunbelt Mobile Homes should stem from a direct and comprehensive assessment. Visiting the park, observing the conditions firsthand, speaking with current tenants, and having clear communication with management about their policies and plans for addressing any reported issues are indispensable steps. While the concept of affordable, community-oriented mobile home living is attractive to many, ensuring that the living conditions meet acceptable standards for health, safety, and respect for tenant rights is paramount. For those who prioritize affordability and a potentially improving environment, and who are diligent in their verification, Sunbelt Mobile Homes could be an option. However, for those with zero tolerance for the types of issues previously reported, it may warrant a more cautious approach and extensive inquiry.

I honestly would not recommend renting here. If you don't mind raw sewage from other trailers dumped in your yard, your children being exposed to rats, rat feces raw sewage, roaches, and owners that have no respect for their tenants then by all means, move in. Turning electricity off on a tenant that has children when its in the 30's outside is against the law. Entering a persons trailer while they are paying rent on it without permission is against the law. Seriously folks, is this how you want your family to live?? This mobile home park needs to be shut down for serious code violations.. The tenants deserve better.

Mar 05, 2020 · Kristal FarmerLived here for about a month and let me tell you it was the most disgusting place to live in. When I would leave for school some old man would always be fixing stuff . near the trailer home. Also stuff would go missing. I noticed he would go in without permission so I tested them. I left my AC thermostat at a certain point i came back from school and it was moved. That's why I decided to leave. Plus it reeked in there smelled like trash. Plus being a few weeks pregnant wasn't helping. Not recommended
Nov 18, 2020 · Rebecaa SuaarezSmells of sewage, turn off residents electric if behind on rent: regardless of age, babies in home, or medical condition. Talk Polly to both residents and each other. Stay clear of septic city.
