If you move to Sun Villa be prepared to face constant warnings and fines every time a new manager decides they want to stir the pot, they do not care about anyone in the park, just the image they project to their bosses. Amenities like the pool or the gates will be out of service for months at a time, but you'd better maintain their lots to their exact standards at all times and remember to read their minds when they decide you're no longer compliant. - Poor resident tenant relations. Belligerently refuses to attend to all NRS 118B & NAC 118B mandated imposed legal duties as required by law. Shifts legally mandated legal duties and responsibilities as manufactured housing regulated Mobilehome park on City of Reno, and State of Nevada, onto the financially strained fixed income Senior & disabled long term leasehold tenants even actually citing neglect of tree trimming on annual lot inspections which otherwise is mandated legal responsibility and duty of care for Mobilehome park owner’s and their property managers to take care of or pay for such tree trimming services. Gross to criminal neglect of years long broken permanent fixtures such sidewalks and walk ways that have caused trip and falls resulting in bone breakages. Corporation agents all over the past decade and a half feign ignorance on maintaining advertised amenities NRS 118B mandates be in safe operating condition including security gates of the gated community. Annually increases lot lease rental rate while continuing to belligerently continue in years long neglect of the foregoing as well as refusing to honor their own remediation plan as submitted to State Regulatory agency for abatement of hillside erosion and collapse that has taken place with mudslides and hillside collapses as local media has reported and requested official statement about but never receiving word back on such neglect contributing to loss of property and direct threat to life of tenants and their guests. - This community is a favorable location and peaceful . Neighbors are friendly and caring. The COVID restrictions are limiting the use of the pools and exercise facility so I am hoping this will improve rapidly. The community rules are strict, but protective of property and residents. - My family has lived here for 10 years. The rent keeps going up. this is a manufactured housing gated community, we don't own the land we live on yet we're supposed to have it look nice and landscaped.Most of us have 1 lane car ports which is difficult to maneuver with 3 cars. Our son just got his first car.They are now telling us after 10 years we are not allowed to park on the dirt or gravel that is meant to park on.They are saying it is for landscaping and they'll tow our cars if we park there. Our home is landscaped all around the side length of our home like most.There is not enough room for us to park our cars. So in the middle of a pandemic when people have lost their jobs, are sick and neighbors are dying from covid, barely affording to live. Elderly neighbors roofs need fixing or going hungry they want us to pay for landscaping or cement the area if we want to park on the land we are paying for.I don't think this is right or fair. Its not like we have junky cars or trash laying around. This is a nice community except for the company that owns this place has decided to change things and have no humanity.Its not such a nice place to live with these new rules anymore. Its very sad when Corporate decides they want their renters to landscape for their own selfish wants and hand the bill to us struggling to stay afloat with our loss of jobs and all had covid 19.You be the judge.
