Stoneybrook Manufactured Home Community Introduce
For Colorado families seeking a balance of affordability, convenient city access, and a strong sense of community, **Stoneybrook Manufactured Home Community** in Greeley, CO, offers a compelling option. Positioned strategically in Northern Colorado's thriving Weld County, Stoneybrook provides residents with a true neighborhood atmosphere where they own their home but lease the land, a critical pathway to homeownership that is significantly more accessible than conventional housing.
Stoneybrook is a large, established community featuring over 200 manufactured homes, creating a stable and cohesive environment. The community is characterized by **quiet, walkable streets** and well-maintained common areas, creating a pleasant suburban feel. A core focus of the community is its family-friendly environment, which is reinforced by the wealth of on-site amenities, including a **pool and playground**, that are readily available to residents. As one resident noted, the neighborhood fosters an inviting social scene where "the kids in the area are nice and invited new kids to hang out with them and it's like one big loving community." This highlights a warm and integrated social fabric.
The community functions not only as a residential park but also offers services related to home sales, as it is also listed as a **Mobile home dealer** and **Mobile home rental agency**. This multi-faceted role can simplify the process for prospective residents, offering sales assistance directly within the park. The administrative side of the park is noted for being accommodating, with one reviewer specifically mentioning that the "office lady is really nice and flexible with payments," which is a substantial benefit for managing household finances.
It is important to note that, like any large community, resident experiences can vary, and prospective buyers are encouraged to perform their due diligence. While many residents praise the community atmosphere, an isolated review mentioned concerns regarding safety and a change in management, emphasizing the importance of direct consultation with local authorities (such as the Greeley Police Department) and current residents to fully understand the present community conditions and managerial style. However, the consistent public data and multiple reviews detailing the strong community bonds and excellent amenities support the park’s reputation as a valuable place to raise a family near Downtown Greeley.

★ 5★ 4★ 3★ 2★ 1Just check in with the local Greeley police i though this was a great place to live with family and feel safe but the new manager is a royal pice of work an the Greeley police say ots really really not a good place to raise your family
August 31 · April HallIt's a really nice area and the office lady is really nice and flexible with payments and the kids in the area are nice and invited new kids to hang out with them and it's like one big loving community
October 30 · Adara PetersonI currently live in this community. The office rarely answers the phone when you need questions answered. I am glad that the park maintenance has been keeping up with the potholes and painting the speed bumps and I am glad that the pool was open most of the summer. Unlike the past would give five stars if office staff. Did a better job of answering the phone.
October 04 · Joshua MillerWas told I can’t have a little tikes playground yet multiple properties here have the play houses…bikes must be in sheds…yet other people here have them…got a notice for trash bags outside but they were leaves and didn’t know I could set them out front for pickup so had been taking them a few at a time with my trash that comes once a week…the lady’s I’ve spoke to in the office are always short and rude…hopefully that changes but I have my doubts….you rent from them the land more or less but won’t be aloud to do what you want on it…I don’t recommend moving here if those are things you would want or need for a tiny family….
May 09 · Carissa MockAfter three years , would not recommend this place damaging my home skirting with a lawn mowing company hired by management purposely with a weed whacker around the whole property. Then putting notices on the front door to repair my skirting to help the community is crazy. Empathy out the window. Unfortunately if you do not play nice with management you’re in for surprises. They could care less about you and only about the lot rent and I was someone who paid my lot every month no issues online. So that goes to show you it does not matter. Half of the community is sadly on drugs . Water is dirty . unhealthy. We would never drink from the faucet water. Make sure you have your main water line pipe tapped every year once a year to avoid 600-800$ fee. Only positive thing I have to say is Jose with maintenance is a good man with genuine intentions but sadly the manager Amanda is a hateful women and her Friend next office beside her Ana will act like she’s nice until it cost her job by Amanda sadly . To keep her job i understand why she has to put her personal morals aside especially in a town like Greeley co with limited jobs. I wish her the best. Amanda is controlling and money hungry and her life makes me sad for her unfortunately she’s a women with a lot of evil built hate and boredom from something else and projects it to the community she runs there but not until after you move in. so I can say I’ve included her in my prayers before. Hopefully she can gain more empathy towards others someday and I pray she gains happiness and peace and I’m happy I will never be in Greeley co again god has blessed me tremendously so good blessings and change to the future and current residents . Also never count on them being available during the hours it says most the time no one is around to answer the phone because they’re doing “showings” for new tenants. All day for hours . If you walk to the clubhouse there’s a sign on the door that says the time they will return And if you go back at that time they’re still not there. I’ve experienced the line of people outside at the time that it said that they would return and we all waited for an additional 30 minutes and then we’re given attitude because all of us were waiting outside the door again we were all already living there. so it just happens after you’ve already moved inUpdate 2/10/25. The management never contacted me on multiple occasions on any Of my concerns.
