I have lived here for 10 years. It’ a good place for me, space rent is less than $500.00. Plus gas & garbage. It does accept children, there are a lot of people over60 years of age. They are very nice. Re: children: there is no play area for them & there is no pool. I just heard they are finally going to upgrade the clubhouse ! Thank Goodness! It is like something out of the50’s that hasn’t been spruced up since then! Hopefully the add air conditioning! - pamela heriford

Stonegate Mobile Home Park Introduce

Welcome to Stonegate Mobile Home Park, a long-established community located in Santa Rosa, California. This park offers an accessible and more affordable housing option in Sonoma County, accommodating a diverse resident base that includes families with children and a significant number of seniors. With over a decade of residency for some, Stonegate Mobile Home Park provides a consistent and cost-effective place to live for many. While it boasts a highly appealing space rent, it also faces challenges related to infrastructure, maintenance, and community standards, which prospective residents should carefully consider. Our aim is to provide a balanced and factual overview to help you understand what living here might entail.

Mobile home parks in California often represent a vital pathway to more affordable homeownership, especially in regions with high living costs like Santa Rosa. They can foster a unique sense of community, although experiences can vary widely based on management practices and resident engagement. Stonegate Mobile Home Park, as a community that accepts children yet also caters to a substantial population of residents over 60, demonstrates a mixed demographic, which can create a unique social environment. Understanding both its enduring benefits, such as low space rent, and the areas noted for improvement, including upcoming clubhouse renovations and ongoing maintenance concerns, is crucial for making an informed housing decision in California.

Stonegate Mobile Home Park is conveniently situated at 5250 Whispering Creek Dr, Santa Rosa, CA 95403, USA. This address places the community in the Outer Santa Rosa neighborhood, offering a balance of residential tranquility and accessibility to the wider Santa Rosa area. The location benefits from being near Charles M. Schulz – Sonoma County Airport, approximately 1.7 miles or a 5-minute drive away, which can be convenient for travel, though it might also imply occasional aircraft noise.

While the Walk Score indicates it is "Car-Dependent," meaning a car is generally needed for most errands, there is some bike infrastructure, and the Sonoma County Airport Smart train station is a 10-minute walk (0.5 miles) away, offering public transportation options for those willing to utilize it. This can provide connectivity to other parts of Santa Rosa and beyond for residents.

The park's location in Santa Rosa means residents have access to a thriving city with a diverse culture. Santa Rosa is known for its arts community, numerous outdoor festivals, and an excellent climate that supports a wide range of activities. It is a paradise for wine aficionados, with local breweries also receiving high marks. The city has done an excellent job preserving its historic homes, and the rugged Northern California terrain provides opportunities for exploring trails and enjoying scenic views. Proximity to educational institutions like Santa Rosa Junior College (11-minute drive) and Sonoma State University (23-minute drive) can be a factor for some residents. Additionally, various regional parks such as Shiloh Ranch Regional Park (6-minute drive) and Foothill Regional Park (12-minute drive) are easily accessible, providing green spaces for recreation. The presence of multiple shopping centers and hospitals within a reasonable drive further enhances the convenience of the location for daily needs and healthcare.

Stonegate Mobile Home Park aims to provide essential services to its residents, focusing on affordability and community living. Based on available resident feedback, some services are actively present, while others are areas for upcoming improvements.

Services Offered:

  • Affordable Space Rent: A primary service highlighted by residents is the low space rent, which is reported to be "less than $500.00" plus gas and garbage. This makes it a very cost-effective housing option in Santa Rosa.
  • Community for All Ages: The park accepts children, making it an "all-age" community, accommodating diverse families. It also caters to a significant population "over 60 years of age," fostering a mixed demographic.
  • Utility Management: Residents are responsible for gas and garbage, indicating that these utilities are managed individually or through a direct pass-through system.
  • Clubhouse Facilities: The park includes a clubhouse, which is slated for a much-anticipated upgrade. This facility serves as a central gathering space, despite its current dated appearance.

It is important to note what is *not* explicitly offered based on the reviews provided, as these are points of concern for some residents:

  • No Designated Play Area for Children: Despite accepting children, there is no specific "play area for them," which could be a drawback for families with younger kids seeking dedicated recreational spaces within the park.
  • No Swimming Pool: Unlike many mobile home parks, Stonegate Mobile Home Park does not have a swimming pool.

Stonegate Mobile Home Park presents a unique set of features and highlights, along with specific areas of concern that prospective residents should be aware of.

Features / Highlights:

  • Highly Affordable Space Rent: A significant draw is the exceptionally low space rent, reported at "less than $500.00" plus utilities. This makes Stonegate one of the most budget-friendly options for mobile home living in Santa Rosa.
  • Mixed-Age Community: The park accepts children, distinguishing it from 55+ communities, and also has "a lot of people over 60 years of age," leading to a diverse resident population.
  • Friendly Senior Residents: The older residents are described as "very nice," suggesting a pleasant social environment for many.
  • Long-Term Residency: Some residents have lived in the park for 10 to 15 years, indicating a degree of stability and a sense of enduring home for long-term occupants.
  • Impending Clubhouse Upgrade: There is positive anticipation for a long-overdue upgrade to the clubhouse, which has been described as "something out of the 50’s." This future improvement is expected to significantly enhance community facilities and potentially add modern amenities like air conditioning.

Areas of Concern/Consideration:

  • Current Condition of Facilities: The clubhouse is noted for being severely outdated, resembling something from the 1950s and lacking modern amenities like air conditioning. The park itself has also been described by a long-term resident as "just O.K. for the first 3 years."
  • Poor Property Maintenance and Aesthetics: A major concern is the "exceptionally bad" condition of some streets and the presence of "junk yards" as views for some residents. This points to a lack of consistent property upkeep and enforcement of aesthetic standards.
  • Uncontrolled Feral Animals and Nightly Disturbances: The issue of people feeding "feral cats" leading to "foxes, raccoons, and possums" foraging at night is a serious concern for residents with small pets and contributes to "constant activity going on all night long waking me up." The mention of "Cars/people coming and going at midnight through after 2 a.m." further suggests issues with noise and potentially undesirable activity.
  • Lack of Recreational Amenities for Children: Despite accepting children, there is "no play area for them & there is no pool," which limits recreational options for younger residents within the park.
  • Management Responsiveness: A long-term resident explicitly states, "Management does little to respond to resident concerns," indicating a significant issue with communication and problem-solving from the park's administration.

Stonegate Mobile Home Park offers a highly specific suitability for locals in the California region, particularly those in Santa Rosa. Its primary and most compelling advantage is its "less than $500.00" space rent, which is exceptionally affordable in the high-cost housing market of Sonoma County. For Californians seeking the absolute lowest entry point for mobile home living, especially those on a fixed income or with tight budgets, this park presents a rare financial opportunity. The inclusion of children and a large population of "very nice" senior residents also creates a diverse community, offering a sense of established neighborhood for some. The pending clubhouse upgrade, while overdue, signals a future improvement that could enhance the community's appeal.

However, locals considering Stonegate must weigh this affordability against significant reported drawbacks. Issues such as poor general maintenance, "junk yard" views in some areas, uncontrolled nocturnal animal activity, and consistent disturbances indicate challenges with the living environment. Crucially, the feedback regarding management doing "little to respond to resident concerns" points to potential difficulties in addressing these issues effectively. For a Californian prioritizing extremely low housing costs above all else, and who is prepared to navigate potential maintenance and management challenges, Stonegate Mobile Home Park could be a suitable option. However, for those seeking a highly maintained environment with responsive management and a full suite of recreational amenities, the trade-offs at this price point should be carefully considered against their personal living preferences and expectations for a California mobile home community.
