Manufactured home communities, often known as mobile home parks, offer a distinct housing solution that blends the advantages of homeownership with a community-focused environment. They typically provide a more budget-friendly alternative to traditional stick-built homes, allowing residents to own their dwelling while leasing the land it occupies. This often translates to lower initial costs and more manageable monthly expenses, making homeownership more attainable for a wider range of Tennesseans. At Stonegate Manufactured Housing, the goal is to provide a comfortable living space within a structured community.

Mt. Juliet itself is known for its excellent schools, numerous parks, and a thriving local economy, offering residents a high quality of life with a small-town feel.
At Stonegate Manufactured Housing, the community aims to provide a living experience that offers convenience and amenities for residents. While specific detailed service descriptions are often best obtained directly from management, based on resident feedback and general park operations, common offerings include:
Lot Leasing: The fundamental service provided is the leasing of individual lots where residents place their manufactured homes. This includes access to the park's internal infrastructure, such as roads and common areas. Residents are responsible for their homes, while the park manages the land lease.
Community Amenities: As highlighted by residents, the community features amenities designed for enjoyment and family life. This includes a swimming pool, which is a significant draw, especially during warmer months, providing a great way to relax and cool off. There is also a small playground, offering a dedicated space for children to play safely within the community.
On-Site Management: Like most manufactured home communities, Stonegate has on-site management or readily available management for the day-to-day operations. Their responsibilities typically include enforcing community rules, addressing resident concerns, overseeing common area maintenance, and managing administrative tasks such as rent collection. While interactions with management can vary, their presence is crucial for the smooth functioning of the community.
Park Maintenance: The park is responsible for the upkeep of common areas, infrastructure (like roads and general landscaping of shared spaces), and amenities. This ensures that the community remains well-maintained and appealing for all residents. New manufactured homes being brought into the community also suggests ongoing investment in the quality of the park.
Stonegate Manufactured Housing offers several features and highlights that contribute to a potentially positive living experience for its residents.
Family-Friendly Amenities: The presence of an "amazing" pool and a "small playground for kids" are significant highlights, making Stonegate an attractive option for families with children. These amenities provide opportunities for recreation and community interaction right within the park.
Perceived Safety and Quiet Environment: One resident praised the feeling of safety, stating they "feel truly safe taking daughter for a bike ride" and noted the absence of "people screaming outside, gunshots, or cars speeding away." This indicates a generally peaceful and secure living environment, which is a top priority for many residents.
Affordable Living in a Prime Location: Mt. Juliet is a highly desirable area, and manufactured housing often offers a more affordable entry point into this market compared to traditional stick-built homes. This makes Stonegate an attractive option for those seeking cost-effective housing without sacrificing location.
New Home Options: The mention of "brand new trailer being brought in recently" indicates that the community is actively investing in new inventory, providing opportunities for residents to move into modern, well-maintained homes.
Convenient Access to Mt. Juliet and Nashville: The park's location in Mt. Juliet provides easy access to local amenities and a straightforward commute to Nashville, offering residents the best of both suburban tranquility and urban opportunities.
Clear Rules and Expectations: While some rules, like strict parking regulations (two vehicles, no parking on grass or in front of houses during business hours), might be seen as negatives by some, they also contribute to an organized and well-maintained community. Knowing and adhering to the rules can lead to a "happily ever after" living experience, as one resident noted.

Stonegate Manufactured Housing Reviews
It is a great place to live, moved here april 1st of 2023, the pool is amazing, and has a small playground for kids, i feel truly safe taking my daughter for a bike ride, never heard people screaming outside, gunshots, or cars speeding away..There a few negatives: lots of feral cats, parking is strict to two vehicles and theyre very strict about parking on grass or infron of your house during business hrs and the lady at the office is definitely not the nicest,If you keep your place up and pay the rent you’ll live happily ever after with everything so convenient to home, also brand new trailer being brought in recently
Sep 22, 2024 · Kevin GrajedaThis used to be a great housing community when we first moved here in 2000. Since the management and ownership have changed, it is very challenging to be a resident in the community. They definitely need an adjustment in the professional practice of business. The park maintenance also needs a course in professional maintenance management. I am a christian as well as my neighbors around me and maintenance management had a dispute with one of the services that was being done to our neighbors yard and needless to say, they had no remorse for their actions that took place in front of my elderly neighbor. They had so many swear words coming out the their mouth the gentleman that was doing the tree trimming job she personally hired herself to have done when the park maintenance are supposed to tend to those problems as part of the park contract we sign, got so offended himself because of the unprofessional practice that was taking place in front of our neighbor that he stopped and went to confront the park manager about the situation before completing the service. I definitely commend his action of expertise and compassion for his clients, especially an elderly christian woman. No one should hear that kind of language out of one's mouth. I only pray that someone comes along and is able to confront the situation of mannerism and professionalism in this park and make it a delightful place to live as it once was when we first moved here. The management and I'm guessing, the former owner of the park was delightful and respectful, which is a great practice of professionalism, which the current management is not. So, in conclusion, if you want a great place to live without the problems that many have and continue to have with the current management and ownership of this park, I would look elsewhere for living space. Mount Juliet is a great place and a great place to live aside from the problems that need to be addressed in this mobile home park.
Nov 12, 2024 · Donna Stovall0 stars Terrible place. Management is rude and act like she’s superior to everyone. Pool hasn’t been open in 3 years and they make the lot fees more every year for the same old trailer park. It seems if you sneeze the wrong way in there the manager tries to evict you. Wouldn’t suggest moving there so glad to be gone!
Jul 12, 2022 · None of Your businessWe went to this community to apply for a lot to lease. We ended up going several times, though there was no representative available. When we did finally get her on the phone, she refused to even make an appointment to meet with us. We finally got someone at the office, after knocking because the door was locked during normal business hours. We were candid on our application about our information. She reviewed our application and had us pay 50 dollars after reviewing them. She contacted us this morning to tell us she denied our application. While our credit is far from perfect, we were approved for a loan to buy a brand new mobile home. Our loan is contingent upon finding a lot to lease to put the home on. Seeing as our home would be taken from us if we did not pay our lot rent, you would think a community would work with us. The community looked so ran down too. We only applied because we could not find another community in that area with open lots available. I would say that we would have been model tenants considering we could loose our home we were putting over 10 grand down on if we did not pay the lease for the lot the home was on. It is just really disappointing to be made to feel the way that I was when she contacted me to tell me we were denied. I tried asking questions such as, well what is your required credit score? Her answer was "well we don't go by that and your credit is just really really bad." The way she spoke to me was just so belittling and rude. She does not know our circumstances. Sometimes people go through bad times, especially in the recent years. Our credit was sufficient enough to be approved to buy the home so obviously it isn't " very very bad". I grew up in that community. I explained to her I was promoted at my job. This, in addition to the contingencies with lot rental on our loan, was never even considered. We were not offered any other solutions, such as a large deposit or maybe even prepayment of several months lot rent. Her only solution was to have someone who makes 5x the rent cosign for us! The community was a mess. Right next to the leasing office was a home in pieces piled high, that looked to have been there a very long time. Her standards as to how her community should look does not match her "credit and leasing standards"! Also, I found out this afternoon that the email I sent her with all required documents never even went through. She made the decision when she did not even have all of the required documentation to make the decision! She then had the nerve to call me a criminal. Her application stated have you had any criminal record for the past 7 years. I stated no and that was the truth! So unprofessional. She sure took that 50 dollar application fee with no problem though. She reviewed both mine and my co-applicants application before having us go get a 50 dollar money order. She even asked me about how long I was with my employer where I informed her I was recently promoted. She is rude, unprofessional, and a dishonest person! I would not recommend anybody apply at this property! For anybody out there in recovery with over a decade clean, you know how demeaning it can be for someone to bring up mistakes you made a long time ago and that you have already paid for. If that were the case, disclose that as an issue when you deny the applicant, not when the applicant catches you in a lie! Also, don't ask for 7 years on your application if you are basing a decision on something beyond that time. First it was my credit. Then it is because I am a criminal. I am a hard working, mom of 4 who works every single day and overcame my past circumstances and worked my way into a supervisor position. I am proud of who I am and I would have been an amazing tenant. If you don't believe me, read all of the other reviews from actual tenants who talk about how rude this lady is.** UPDATE: FOUND A MUCH MUCH NICER COMMUNITY THAT APPROVED ME VERY QUICKLY, AND OVER 200 DOLLARS CHEAPER THAN STONEGATE! I WAS APPROVED AFTER EVERYTHING ABOUT MY PAST WAS DISCLOSED. MY ADVICE, GO ELSEWHERE!
Feb 21, 2022 · AMBER Nash-RobertsGated community with instructions on how to call office. Busy signal for 5 minutes. Parked my car and walked to office. Inquiring about available sites. Woman inside was on a personal phone call and I stood there another 5 minutes waiting for her to finish. So unprofessional and disrespectful. I do not recommend doing business of any kind with this company.
