Negitive stars if I could. The 4 reviews above 1 star are probably friends of staff or paid reviews. There are no activities. The dog park that was just installed is a joke. The gates were installed improperly, the bench and props are flimsy and probably wont last the season. There is no shade because they put it directly behind the office rather than one of the nice shaded areas on the property, probably built more for staff than residents. They keep going up on lot rent but offer no extra services in exchange, in fact manager is flat out rude to long term residents. They used to offer discounts for storage if you were a resident, that's gone. Plow Trucks tear up curbs and don't fix, then in spring landscaping kicks rocks all over your parked vehicle. Every year there are several boil advisories because the main pipes in the park are being worked on. They only allow 2 vehicles per home and offer no alternative for extra cars for example if your company gives you a work vehicle or if you have long term guests. If you do park in an "overflow/visitors " parking for more than a day they will slap a sticker that leaves a residue that's near impossible to remove on your windshield, then have it towed. The status of this place has declined rapidly in the past 3 years. It used to be somewhat nice, friendly, quiet neighborhood. With pleasant and friendly staff. Now there are loud kids/people at all hours of the night. Neighbors violate lot lines with no recourse. They uphold rules when it's convenient and don't make changes to outdated policies, vehicle parking for example, there is AMPLE space throughout the property, bring things to modern times, most households have more than two vehicles, allow extra parking or even an extra rental fee for an extra spot. DONT BUY HERE!

You get NOTHING for it. You are responsible for your own lawn maintenance, including mowing, snow removal (they do the road - big deal, not matter where you live they plow the roads), they barely take care of the common area landscaping, there are no amenities whatsoever. You get your water free, that's it. Do yourself a favor, live somewhere else. If I could sell, I would move in a New York minute. Not sure who they are expecting to live in this community but retired folks on a fixed income, forget it.

There are soooo many regulations that it is almost impossible not to be break one and get treated like a criminal. Rates go up every year even though there is no improvement to the park. The only two things you don't get charged for are water and road snow removal. You have to pay for everything else including tree work out of your own pocket. Do yourself a favor and find someplace else to live.

ELS invests no money in the community no improvements, not even minimal improvements or basic maintenance. We have a community "agreement" but they do not uphold their part and in most cases, they do not enforce even the basic rules of the "agreement". They care nothing about other than making money and it never benefits the community.
