It is important to address the publicly available customer reviews to provide a complete and factual picture. Two negative reviews raise serious concerns. One mentions "yearly rent increase" and a change to a "cheaper company with smaller cans" for trash pickup, with additional costs for extra cans or leaves. The other, from a "previous owner," alleges "harassment by staff," illegal acceptance of "emergency funds from Cook County" after eviction, non-return of a deposit, and continued attempts to collect a balance. These are significant allegations of severe issues, including financial misconduct and unfair treatment. While these are individual accounts, they highlight the critical importance for any prospective resident to conduct thorough due diligence. This should include direct, detailed inquiries about all fees, rent increases, trash policies, and emergency fund procedures, as well as a careful review of all lease agreements and communication with current residents if possible, before making any commitments. This level of scrutiny is essential when considering any housing option, especially given such serious complaints.
Sterling Estates, as part of RHP Properties, often provides various promotions and special offers for new residents and those purchasing homes within their communities. These incentives can make moving into a manufactured home even more appealing. While specific offers can change, common promotions might include:
- Rent Specials on Select Homes for Sale: Current promotions have included "2 months FREE rent" on select homes for sale.
- Waived Application Fees: "All Online Application Fees Waived!" is another incentive that has been advertised.
- Move-In Bonuses: Some promotions may offer "Up to $8,000 Move-In Bonus!"
- Referral Rewards: "Referral Rewards Up to $1,000" might be available for residents who refer new occupants.
- Tour Discounts: A " $200 Off When You Request a Tour" incentive has also been mentioned.
- Site Rent Specials: "Up to 2 Months Free Site Rent!" has been a past promotion.
As a content writer, I cannot guarantee the real-time availability of these specific promotions, as they are subject to change by the management. To get the most accurate and up-to-date information on any current promotions, special offers on home purchases or rentals, and details on eligibility, interested individuals should contact Sterling Estates directly. For our fellow Illinoisans, particularly those in the Justice area and the wider southwest Chicago suburbs, Sterling Estates offers a significant housing option within the manufactured home community sector. It aims to provide a blend of modern amenities, a family-friendly atmosphere, and a strategic location that caters to various lifestyle needs.
The community's commitment to "Luxury Manufactured Home Living" with beautifully landscaped grounds, a clubhouse, fitness center, and planned events, suggests a focus on providing an enhanced living experience. Its location within a "top-rated school district" and proximity to major attractions like Brookfield Zoo, along with easy access to shopping, dining, and transportation, makes it a convenient choice for families and commuters alike. The gated security entrance and pet-friendly policy also add to its appeal.
However, it is crucial to acknowledge the serious concerns raised in recent customer reviews regarding rent increases, changes in services like trash collection, and particularly, allegations of harassment and financial misconduct related to eviction and emergency funds. While these are strong negative claims, it is important for prospective residents to recognize them and use them as a guide for direct, thorough questioning. Understanding all fees, lease terms, and management practices upfront is paramount.
Despite these serious allegations, the advertised features of Sterling Estates, such as its amenities and location, may still be attractive to some. For Illinoisans who value community amenities, a managed living environment, and the potential for affordable homeownership, Sterling Estates offers a place to explore. We strongly recommend that any interested individuals conduct extensive personal research, ask direct and probing questions to management, and consider talking to current residents (if possible) to gain a comprehensive understanding of the living experience before making any decisions. This due diligence is essential to determine if Sterling Estates aligns with your housing priorities and expectations.

Sterling Estates Reviews
After another yearly rent increase, the management has decided to change the trash pickup company to a cheaper company with smaller cans and won't take leaves or anything else outside the can... you can get another can for another 7 dollars a month! Please avoid and if you can't rent don't own.
Nov 22, 2024 · Mike GreerI am a previous owner I owned 419 sterling st E. I was in my home for a little over a year and in that time it was just bad. We were harassed by staff when we made a report about it we were then taken to court to be evicted. In court they were told Adrianna the person who was there for sterling was told and it is in transcript that Sterling was not to Accept the emergency funds from cook county as they had us evicted from the park. Not only did they put us out they took almost 8k in federal funds after being told not to. Not only did they do that they didn’t return our deposit and are still trying to collect saying we have a balance. Sterling illegally took the emergency funds and still want to try and take more money. I have reached out to corporate so many times in the last 3 years since leaving and no response at all. Vianca was aware of all of this and still took the funds. It is so sad that this is how they treat the people who are there trying to just live and keep to themselves. I would never recommend them to anyone not one of their parks as they are all under the same corporation
Aug 20, 2024 · christina aguilarHey, I gotta warn you about this place I moved into. I know I ignored the warnings, but the management here is super petty. They charge you for everything, even the smallest things. Instead of dealing with real crime and problems in the community, they spend all their time harassing the residents. If you care about your money and your sanity, I'd say look for another place to live. There are much better options out there for raising a family and saving money. Just check out the reviews online. Nothing's changed here in years. It's a total money pit. I can't wait to move out of here. Nothing works, and everything is falling apart, and they always leave garbage in the yard when they do any work. Security is never here. The gates are always open, and the sneaky managers find ways to put signs on your door saying how you can't do anything here but pay rent. Oh, and forget about having guests cause there is literally no parking unless they wanna walk a few blocks 🙄. They will definitely tow your vehicle within minutes. I have plenty of videos and photos to prove everything. I'm just not showing my cards unless I have to. I have a feeling that when I move out, I'm gonna have to show it all. Cause if they're this petty while I'm living here, I'm sure they're gonna fight me on my deposit. So I advise taking photos early on of everything, if you do move in.
Aug 02, 2024 · Antonio SotoPlease spare yourself from moving there. You will thank me later. The people are hurting and money hungry. It took them almost 9 months to fix a broken door that I been begging them to fix. There always something going on with the water it is literally undrinkable . Jamie is ghetto. If it’s to late for you and your already live in them trenches don’t use the rhp website to pay they always have all sorts of complications with that website.. please save yourself and go live in a cardboard box or a tent than over pay to live in a medium scale projects the streets will tear your car up it’s so many potholes.
