Stelzer Gardens Manufactured Home Community Introduce
Are you an Ohio resident considering a manufactured home as your next living solution in the dynamic city of Columbus? Finding an accessible and budget-friendly place to establish your home is a significant decision. Stelzer Gardens Manufactured Home Community in Columbus, Ohio, is one such option that has served residents in the area, offering a pathway to homeownership or rental in a manufactured home setting.
Manufactured home communities often provide a unique blend of affordability, independence, and a sense of neighborhood. Stelzer Gardens aims to be a community that offers homes with "affordable monthly payments" and convenient access to Columbus amenities. However, as with any long-standing community, resident experiences can vary, and it's essential for prospective residents to gain a comprehensive understanding of the park's operational style and reported conditions. This article will provide a factual overview of Stelzer Gardens, helping local users in Ohio navigate their housing choices.
Stelzer Gardens Manufactured Home Community is located at 755 Stelzer Rd, Columbus, OH 43219, USA. This community operates on a model where residents typically own their manufactured homes and lease the land (lot rent) from the park management. The park also offers options for purchasing homes, sometimes through rent-to-own programs, aiming to make homeownership more attainable for a wider range of individuals and families.
According to information found on manufactured home listing sites, Stelzer Gardens is described as an "all-ages" community that is "located ten minutes east of downtown Columbus." It emphasizes convenience to the city's various offerings, including eateries, shops, and cultural venues. The community aims to provide a safe and clean environment. However, it is crucial for prospective residents to be aware of the detailed feedback from current and past tenants, which highlights significant concerns regarding management practices, unexpected charges, and the condition of some homes and park infrastructure.
Ohio's manufactured home park industry is regulated by the Ohio Revised Code, specifically Chapter 4781, which outlines the rights and responsibilities of both park operators and residents. This legal framework is designed to provide a basis for fair practices in areas such as lease agreements, fees, maintenance obligations, and tenant protections. Understanding these rights is particularly important when considering a community where resident feedback suggests potential challenges in these areas.
Stelzer Gardens Manufactured Home Community boasts a central location at 755 Stelzer Rd, Columbus, OH 43219, USA. This positioning offers excellent accessibility to various parts of Columbus and the wider central Ohio region:
- Proximity to Downtown Columbus: The community is noted to be just ten minutes east of downtown Columbus, providing residents with easy access to the city's major employment centers, government offices, entertainment districts, and cultural attractions.
- Excellent Transportation Links: With "quick access to I-670 or Broad Street," residents can easily navigate across Columbus and connect to other major interstate highways like I-70, I-71, and I-270. This makes commuting throughout the city and to surrounding areas highly convenient.
- Airport Access: Its location on Stelzer Road places it just minutes away from John Glenn Columbus International Airport (CMH), which is a significant advantage for frequent travelers or those with family visiting from out of town.
- Local Amenities: The surrounding area near Stelzer Road offers a variety of conveniences, including shopping centers, supermarkets, dining options, and local parks. This ensures that daily errands and recreational activities are easily accessible for residents.
- Educational Institutions: The community is also near several educational institutions, including Ohio Dominican University, Capital University, and Columbus State Community College, making it potentially suitable for students or staff of these institutions.
The overall location is considered "Car-Dependent" with "Some Transit" and "Somewhat Bikeable" scores, suggesting that while a car is largely necessary for most errands, there are some public transportation options and areas suitable for biking.
As a manufactured home community, Stelzer Gardens typically provides a range of services that are generally factored into the monthly lot rent. While detailed and confirmed specifics should always be obtained directly from the management, common services in such parks include:
- Lot Leases: Providing individual plots of land where residents can place their owned manufactured homes.
- Manufactured Home Sales/Rent-to-Own Programs: Offering pathways for residents to acquire homes within the community, often with financing options.
- Utility Connections: The park provides the necessary hookups for essential utilities such as water, sewer, and electricity to each lot. However, based on reviews, there may be specific billing practices for these utilities. One review specifically mentioned a "sewer rate to $45/ month (not water, just sewer) for one person living there," which was considered an outrageous charge by the tenant.
- Community Management: An on-site or accessible management team is responsible for overseeing park operations, enforcing rules, and addressing resident concerns. One review mentioned a manager named Sonia who was "amazing" and "went above and beyond," helping with the home purchasing process, which indicates a positive individual experience with a staff member. Conversely, another review described highly negative interactions with management, including being charged for "bogus things" and issues with document handling.
- Common Area Maintenance: Upkeep of park roads and communal areas.
Pet Policy: Public information suggests a pet restriction of two pets per unit, each must be under 25 pounds, and both small dogs and cats are allowed, though fees are not specified.
Stelzer Gardens Manufactured Home Community offers several features and highlights that are typically attractive to residents seeking manufactured home living. However, it's essential to present these alongside concerns raised by residents:
- Home Ownership Opportunity: The ability to purchase or rent-to-own a manufactured home provides an accessible path to homeownership in Columbus, often at a lower cost than traditional housing.
- Convenient Columbus Location: Easy access to downtown, major highways, the airport, and various city amenities is a significant advantage for residents.
- Potential for Community: The community is marketed as "safe, quiet," and "peaceful," implying a desirable living environment.
- "All Credit Scores Considered" Financing: This is a prominent highlight, making homeownership accessible to a wider range of buyers who might face challenges with traditional financing.
It is crucial to acknowledge the serious concerns expressed in resident reviews, which directly contradict some of the positive highlights. These include:
- Allegations of High and Arbitrary Charges: Complaints about "outrageous" and constantly increasing charges, including a high sewer rate and new fees for parking on one's own lot ($5 per car per month) and visitor parking ($20/day).
- Issues with Home Condition and Maintenance: Reports of homes being "moneypit/lemon" with problems like "no heat," "constant electric problems," "no water all winters," "water and mold in the walls," and "infested with bugs."
- Management and Communication Issues: Accusations of management refusing to acknowledge receipt of documents, attempting to charge fines for non-delivery of documents already provided, and refusing to accept correct rent payments if disputed charges are not included, potentially leading to late fees and eviction threats. This suggests significant challenges in communication and fair dealing.
Prospective residents should weigh the advertised benefits against these very serious concerns from current tenants, as these issues could significantly impact the quality of life and financial stability within the community.
Stelzer Gardens Manufactured Home Community promotes "ALL CREDIT SCORES CONSIDERED financing," which is a significant special offer designed to make homeownership accessible. They also advertise a "RESIDENTS OF STELZER GARDEN REFER A FRIEND SPECIAL HAPPENING NOW," indicating a program for existing residents to receive benefits for referrals.
However, given the concerns raised in resident reviews about unexpected and increasing charges, it is exceptionally important for any prospective resident to:
- Obtain all financial terms in writing: This includes the exact monthly lot rent, any included utilities, additional fees (e.g., for parking, pets), and any potential increases clearly outlined in the lease agreement.
- Understand financing details: If utilizing a "rent-to-own" or financing program, ensure all terms, responsibilities for repairs, and paths to ownership are explicitly stated and legally reviewed.
- Inquire about the dispute resolution process: Understand how the park handles disagreements over charges or maintenance issues, especially given past allegations of management refusing to deduct disputed amounts.
Thorough due diligence regarding all financial and contractual agreements is paramount before committing to living at Stelzer Gardens.

For Ohioans in the Columbus area seeking an affordable entry point into homeownership through a manufactured home, Stelzer Gardens Manufactured Home Community presents a proposition centered on accessibility and location. Its prime position on Stelzer Road offers significant convenience, providing residents with easy access to downtown Columbus, major highways, the international airport, and a wide array of city amenities, making it ideal for those who value urban connectivity.
The park's "all credit scores considered" financing and "affordable monthly payments" aim to fulfill a critical housing need for many who might find traditional homeownership out of reach. This focus on making homeownership attainable is a key draw for locals.
However, potential residents must proceed with extreme caution and thorough due diligence. The serious allegations from multiple residents regarding significant and ongoing issues with home habitability (lack of heat/water, mold, insects), unexpected and escalating fees (sewer, parking), and challenging management practices (refusal to acknowledge documents, threats of late fees/eviction over disputed charges) are critical factors. It is highly advisable for any Ohioan considering Stelzer Gardens to: 1) Personally inspect any home and lot thoroughly, ideally with an independent inspector. 2) Obtain and meticulously review all lease agreements, purchase contracts, and park rules in writing, seeking independent legal counsel. 3) Understand their rights as manufactured home residents under Ohio law, particularly regarding maintenance, fees, and dispute resolution. While the park offers a path to homeownership in a desirable location, awareness and mitigation of the reported risks are essential for a positive and stable living experience.

Stelzer Gardens Manufactured Home Community Reviews
My son has been a tenant there for almost 5 years. They have always continued to raise the charges but the new owners are outrageous. They keep coming to us for different things like title to the mobile home (we own it). They raised the sewer rate to $45/ month (not water, just sewer) for one person living there. Now they are saying that the copy of the deed I provided them in September they do not have even though the manager said she received it in September. They now want to charge me $100 for failure to provide the deed. They have the payment set up so you have to pay exactly what they say, you cannot deduct the extra charge. I have always paid way in advance of when the rent it due but now they are refusing to take the charge off so that I will have to pay a late fee as well as the erroneous $100 change. Now they want to charge for parking on your own lot after charging astronomical rental fees. $5 per car per month and if you visit you have to pay $20/day.

Aug 10, 2023 · Sean SmithThe previous person named Jordan gave a false review that contains nothing but lies. There has never been a maintenance worker found dead within the Stelzer Rd. Manns Mobile Home Park. Sonia's definitely not racist and has always given respect to/welcomes all nationalities/ethnic groups. I am African American and have been living here for over 4 years. Sonia is a wonderful person as well as a great community manager. She has gone above and beyond not only for my family and I but for all the residents living here. She is always polite, shows empathy/compassion and possess positive leadership skills.
