Based on the provided reviews and typical mobile home park operations, Spruce Tree Village Mobile Home provides several foundational services, though their quality and consistency are subject to resident concerns:
- Lot Rentals: Residents own their manufactured homes and lease the land (lot) from the park. This fee covers access to the park's infrastructure.
- Community Management: There is an on-site office at 5854 Cleveland Rd, Wooster, OH 44691, with published office hours (Monday - Friday, 9:00 am - 4:00 pm). However, resident feedback indicates significant dissatisfaction with management's responsiveness and overall care for residents.
- Maintenance Crew: A "different crew" for maintenance is now in place, suggesting changes have been made to address previous issues, though specific improvements are not detailed. An emergency maintenance line is available: 330-466-2057.
- Utility Management: The park handles water services (well water), but residents report issues with water quality, its impact on appliances, and new charges for water previously included. There are also reports of "constant drainage problems."
- Snow Plowing: Snow plowing is a service provided, though residents note it often leaves a "wall of china" at the end of driveways, requiring further effort from residents.
- Home Sales Information: The community has designated contacts for home sales (GAudino@STVOhio.com) and general information (Info@STVOhio.com), suggesting they assist with home purchases within the park.
- Storage Units: Spruce Tree Storage Units are affiliated with the property, potentially offering additional storage solutions for residents.
Spruce Tree Village Mobile Home has several features and highlights, both positive and areas of concern, based on resident experiences:
- Great Neighbors: A consistent positive highlight is the quality of the residents, described as "great neighbors" and friendly, fostering a positive community spirit among themselves.
- Quiet Environment: Despite other issues, the core living environment is generally considered "very quiet," which is desirable for many residents seeking peace.
- Affordability (Relative): One resident notes it is a "nice place to avoid living in but I am still staying as I like my home," suggesting that despite the challenges, the overall affordability or personal attachment to their home keeps them there. The resident also states it's "better than Melrose," implying a comparative advantage over a nearby community.
- Long-Term Residency: The presence of residents who have lived there for 7 to 18 years indicates a degree of stability and potentially desirable long-term value for some.
However, significant areas of concern include:
- Poor Management Responsiveness: Residents express strong dissatisfaction with management, stating they "couldn’t care less about the residents" and it's "hard to get them to do anything." The current owners are described as "cheapskates who do as little as possible."
- Deteriorating Infrastructure: The "roads full of potholes" and "half of park repaved and rest of park roads nasty" highlight severe maintenance neglect, impacting safety and quality of life.
- Unremoved Dead Trees: The presence of "dead trees galore that are not removed" suggests safety hazards and a lack of aesthetic upkeep.
- Water Quality and Drainage Issues: Concerns about "well water" "rotting out two hot water heaters and two toilets," along with "constant drainage problems," point to serious utility and maintenance issues.
- Unjustified Rent Increases: Residents report rent being "jacked up each month by 40-60$" without corresponding improvements, leading to financial dissatisfaction.
- Limited Outdoor Activities: The former golf course is now "corn and more soybeans," indicating a change in available recreational amenities within the community.

Given the resident feedback concerning rising costs and perceived lack of investment in the park, it is highly advisable for prospective residents to directly contact the management to inquire about all financial terms. While specific offers may not be advertised, it would be prudent to ask about:
- Any move-in incentives or reduced lot rent periods for new residents.
- Clarity on the structure and frequency of lot rent increases.
- Details on what exactly is included in the lot rent (e.g., specific utilities, maintenance, snow removal scope).
- Information on financing options for purchasing homes within the community.

For Ohio residents considering a mobile home, Spruce Tree Village Mobile Home in Wooster presents a complex picture that requires thorough evaluation. On one hand, the community benefits from its location in Wooster, a pleasant Ohio city that offers a good blend of urban amenities and a generally quieter, more established environment. For locals, being situated in Wooster means access to education, local businesses, and a community feel that many Ohioans appreciate. Furthermore, the consistent positive feedback about the "great neighbors" and the "very quiet" atmosphere within the park suggests that the social environment and overall peace can be significant draws, creating a genuinely friendly resident-to-resident experience.
However, it is crucial for prospective local residents to give serious consideration to the extensive and long-standing concerns raised by current residents regarding management, maintenance, and rising costs. The reports of neglected infrastructure (potholes, non-functioning streetlights), unaddressed safety hazards (dead trees), and severe utility issues (water quality and drainage problems leading to appliance damage) point to fundamental challenges in property upkeep and resident well-being. Coupled with significant, recurring lot rent increases without corresponding improvements, these factors significantly impact the overall value and livability of the community.
While the initial affordability of a manufactured home might be appealing, the cumulative effect of rising, unpredictable costs and a potentially frustrating living environment due to maintenance issues could negate these benefits for long-term residents. For Ohioans, who often seek stability and a good return on their housing investment, these concerns are paramount. Therefore, Spruce Tree Village Mobile Home might be suitable for locals who are prepared to conduct a rigorous personal investigation, directly address every single concern with management, and ideally, obtain written assurances regarding future maintenance plans and rent stability. Without such due diligence, the potential for dissatisfaction, despite the good neighbors and quiet setting, appears significant. It highlights a situation where the inherent advantages of manufactured home living are currently being challenged by operational aspects.

Spruce Tree Village Mobile Home Reviews
The people living here are great neighbors. Those running the place couldn’t care less about the residents. It’s just a captive source of income for them. It's hard to get them to do anything.
Sep 05, 2024 · John PhippsLived here 18 years. Manager was nasty fat slob. She left and another woman here for 7 years. Park sold 4 years ago to cheapskates who do as little as possible as they own a lot of other parks. Roads full of potholes and half of park repaved and rest of park roads nasty. Not fun trying to ride my bike. Got rid of jackass head of maintenance who did nothing and now Hv a different crew. Snow plowing leaves you with a dandy wall of china at end of your driveway to clear. Dead trees galore that are not removed. New water meters. Now Hv rent jacked up each month by 40-60$ not happy. Well water and they are now charging for it. Too treated and rotted out two hot water heaters and two toilets so far. Constant drainage problems. Nice place to avoid living in but I am still staying as I like my home. Now corn and more soybeans where golf course was. Better than Melrose though.
