Southwind Villa Mobile Home Park is a residential community located in Columbus, Ohio, offering mobile home living. Based on resident experiences, the park presents a mixed picture. One long-term resident fondly recalls their time there, highlighting various conveniences and amenities that made their daily life easier. This perspective suggests a community that, for some, provided a practical and agreeable living situation. The proximity to local shops and public transportation, as well as the presence of a police station nearby, were noted as significant advantages, contributing to a sense of convenience and security. However, it's important to acknowledge that other experiences indicate challenges with management and utility billing, suggesting inconsistencies in resident satisfaction. Understanding both perspectives helps in forming a comprehensive view of what it might be like to live at Southwind Villa Mobile Home Park.
Southwind Villa Mobile Home Park is strategically located at 1056 Smith Rd, Columbus, OH 43207, USA. This address places it within a vibrant area of Columbus, offering significant advantages in terms of accessibility and nearby amenities. For residents who rely on public transportation, the park's location is a considerable plus, with bus stops just a few minutes away, providing quick access to central Columbus and potentially institutions like a university, as one former resident noted. This proximity to public transit is crucial for those without personal vehicles or who prefer to reduce their driving. The surrounding neighborhood is rich with everyday conveniences. Within easy reach, residents can find a variety of stores, including dollar stores for essential household items. The presence of multiple gas stations nearby adds to convenience for vehicle owners. Additionally, a diverse range of clothing stores caters to shopping needs. A notable highlight of the location is the immediate vicinity of a police station, which contributes significantly to a perceived sense of security and rapid response in emergencies. Furthermore, the addition of a new skatepark nearby provides a recreational outlet for younger residents and families, fostering community engagement. An ice manufacturing plant and another gas station in close proximity further underscore the practical advantages of this location, making daily errands and activities easily manageable for those living at Southwind Villa Mobile Home Park.
Based on insights from resident reviews and general expectations for mobile home parks, Southwind Villa Mobile Home Park likely offers core services essential for mobile home living. However, it's important to consider varying resident experiences when evaluating these services:
- Lot Rental and Utility Hookups: As a mobile home park, Southwind Villa provides lots for mobile homes, which typically include hookups for water, sewer, and electricity. While utilities are provided, one review suggests potential issues with water service interruptions without notice and high, "guestimated" water bills, indicating that residents should clarify utility arrangements and billing practices before moving in.
- Road Maintenance and Parking: A positive aspect highlighted by a former resident is that "the roads were very clean" and "there was really places to park." This suggests that the park generally maintains its internal road infrastructure and provides adequate parking for residents and their guests.
- On-site Management: The park has a management presence, as evidenced by a resident mentioning that "the managers were helpful when I moved in to the trailer." However, there is also contradictory feedback indicating difficulties in contacting management and getting straightforward answers, which suggests potential inconsistencies in responsiveness.
- Maintenance Support (for Park-Owned Homes): For residents renting a park-owned trailer, it appears the park may handle some repairs. One resident noted that their trailer "had to have repairs done on it and the sink eventually needed replaced when I left," implying that such services were provided, at least for some issues.
It is crucial for prospective residents to thoroughly investigate and confirm the scope and reliability of these services, especially concerning utilities and management responsiveness, given the mixed feedback.
Southwind Villa Mobile Home Park possesses several features and highlights that are noteworthy, based on resident feedback, though it's important to consider both positive and negative perspectives:
- Convenient Location: A significant highlight is the park's excellent location. Its proximity to various stores, gas stations, and even a police station makes daily life convenient. The ease of access to public transportation for commuting to places like a university is also a major plus.
- New Skatepark Nearby: The recent addition of a skatepark right beside the mobile home park is a tangible improvement to the local area, offering a new recreational amenity for residents, particularly children and teenagers.
- Clean Roads and Ample Parking: One former resident specifically praised the "very clean" roads within the park and the availability of ample parking spaces, which are practical advantages for daily living.
- Historical Positive Management Experience: At least one resident recalls helpfulness from managers during their initial move-in, indicating that positive interactions with management have occurred, even if experiences have varied for others.
- Proximity to Essential Services: The presence of a police station immediately beside the park contributes to a perception of enhanced security, and an ice manufacturing plant and additional gas station nearby further underscore the convenience of the location for residents' daily needs.
While these are highlights, it is important to note that some reviews express strong dissatisfaction, particularly concerning management responsiveness and utility billing, which prospective residents should investigate thoroughly.

Southwind Villa Mobile Home Park Reviews
It is a fine place there is a store with 1 dollar bottles of ammonia that I used to use for cleaning every day, I had pizza from beside there on occasion and I only had to be on the bus for a few minutes to get to university... there is a gas station there and a lot of clothing stores... I would try and move back there if I could find another one... the roads were very clean there was really places to park and there was a police station right beside it, along with an ice manufacturing plant, it's right beside another gas station and finally there was a new skatepark added there right after I moved. I tried finding out about that park when there was a meeting to design it however I didn't find out where it was in time. I'm on low income housing now with neighbors on the other side of all my walls, so I leave my fan on the wall now... leaving the fan on the wall made a large enough difference that I can't complain about moving but I still really would. The managers were helpful when I moved in to the trailer, it had to have repairs done on it and the sink eventually needed replaced when I left. My washer and dryer broke and the replacement I found on a mobile app didn't work well for me and I didn't think of getting a stackable set I have one now but anyway I didn't have a hard time cleaning the place except for when flies came in and I had to spray them with the ammonia. It was only 1 dollar per bottle at the dollar store and on Amazon the same bottle was eight dollars!
Dec 23, 2022 · ioeijckl ioeijcklIf you are wise you would stay away from this money pit! For starters the so called manager is a thief, always looking for a way to get money from you for the most outrageous things, second, you can't get a straight answer from anyone about anything! Also your water is subject to be cut off any given time of the day without notice, then when you receive your guestimated water bill it's through the roof, if anything the cpd should look into this place for the many goings on there! Stay far away! You have been warned 🧐
