3.0
I would give ZERO stars if possible.. horrible experience living here. Don't even try talking to them if you can't speak Spanish. Horrible upkeep. The security they hired recently is worthless. Security companies should call the cops themselves and actually pay attention to the surroundings. Why is someone allowed to drive in front of my home where my children are sleeping and shoot 3 rounds and the security guard who was parked one street over couldn't even hear the shots. APD found the empty shells right in front of my home. Management should be fired and replaced with people who actually care - Sandi B

South Pointe Village Introduce

For many New Mexicans, especially those seeking affordable housing solutions in a growing city like Albuquerque, mobile home parks, often referred to as manufactured home communities, can seem like a viable option. These communities are designed to offer a unique blend of independent living within a neighborhood setting. Today, we're taking a close and honest look at South Pointe Village, a mobile home park located right here in Albuquerque. Our aim is to provide a clear, factual, and informative overview for our local readers, directly addressing the significant concerns raised by its residents through publicly available reviews.

Choosing a place to live is one of the most important decisions a family can make, and it’s essential to be fully informed about all aspects of a potential community, including the experiences of current residents. This article will delve into South Pointe Village's location, the services it reportedly offers, and critically, the serious highlights and challenges articulated by those who call it home. Our goal is to equip you with the necessary information to form a well-rounded perspective, ensuring you understand the realities from a local New Mexico standpoint before considering this community.

South Pointe Village is located at 11100 Gibson Blvd SE Lot D84, Albuquerque, NM 87123, USA. This address places the community in the southeastern part of Albuquerque, a dynamic area known for its proximity to Kirtland Air Force Base, the University of New Mexico, and various medical centers, including Lovelace Medical Center and Lovelace Hospital. The area combines residential zones with important institutional and commercial hubs, making it a convenient location for many.

The park's situation on Gibson Blvd SE provides residents with practical accessibility to major transportation routes and city amenities. Gibson Blvd SE connects directly to key thoroughfares, facilitating commutes to employment centers, educational institutions, and shopping districts across Albuquerque. For those relying on public transportation, ABQ Ride bus routes are generally available along major roads in this area, offering alternative travel options.

According to information provided by Nodel Parks, the setting of South Pointe Village is described with "Mountains set the back drop," aiming for a "quiet, safe and natural setting for families." While the beautiful setting may suggest tranquility, the proximity to significant institutions means residents are well-connected to jobs, medical care, and other essential services. This balance of natural scenery and urban connectivity is often a draw for New Mexicans seeking a convenient yet pleasant living environment.

Based on general expectations for mobile home parks and information from Nodel Parks, South Pointe Village aims to provide several core services. However, it's crucial to cross-reference these with the direct resident feedback provided, which indicates significant discrepancies in actual service delivery. Typically, a mobile home park like South Pointe Village would offer:

  • Lot Rentals: Providing individual spaces for manufactured homes. Nodel Parks states a commitment to working within residents' budgets for two or three-bedroom homes, offering options to rent or own.
  • Housing Options: The park reportedly offers homes that are "new, or newly remodeled," and boasts a "rent-credit program that will enable you to purchase the home you are living in." This suggests a pathway to homeownership for residents.
  • Utility Infrastructure: Essential hookups for water, sewer, and electricity are expected at each lot. However, serious resident feedback mentions "the sewage was constantly backing up into my yard," indicating severe issues with wastewater management and maintenance of this critical utility.
  • Community Management: An administrative presence is expected to oversee operations, address concerns, and enforce rules. However, resident reviews repeatedly cite "Horrible management" and issues with "the workers in the office who make it unbearable." They also mention that management "won't work with you if you can't speak their language" and "constantly harass you" with notices even after issues are rectified.
  • Security Services: The park "hired recently is worthless," with reports of a security guard failing to hear gunshots, leading to APD finding empty shells. This indicates a profound failure in providing a safe environment.
  • Common Area Upkeep: Maintenance of shared spaces and overall park appearance. Resident reviews indicate "Horrible upkeep" and general cleanliness issues.
  • Community Amenities: Nodel Parks mentions amenities such as a "clubhouse and playground." These are intended to enhance the community experience. However, the overall negative sentiment regarding upkeep suggests these may not be well-maintained or accessible.

The glaring discrepancies between expected services and actual resident experiences highlight a significant concern for any prospective resident.

South Pointe Village, according to its promotional materials, is highlighted by its location and some intended amenities. However, direct resident reviews paint a starkly different picture regarding the actual features and living conditions. Here’s a breakdown of both:

Promoted Features (from Nodel Parks):

  • Picturesque Setting: Described as having "Mountains set the back drop," offering a "quiet, safe and natural setting for families."
  • Proximity to Key Institutions: Located near Kirtland Air Force Base, the University of New Mexico, and medical centers (Lovelace Medical Center and Hospital), providing convenience for jobs and healthcare.
  • Family-Friendly Amenities: Boasts a "clubhouse and playground" designed for families.
  • Affordable Housing Options with Purchase Programs: Claims commitment to working within budgets, offering "new, or newly remodeled" homes, and a "rent-credit program" for purchase.

Actual Highlights/Concerns (from Resident Reviews):

  • Severe Safety and Security Issues: This is a paramount concern. Residents report an "Extremely unsafe place," with incidents like "someone allowed to drive in front of my home where my children are sleeping and shoot 3 rounds and the security guard... couldn't even hear the shots." The "security they hired recently is worthless" and "should call the cops themselves." APD finding "empty shells right in front of my home" underscores the gravity of these claims.
  • Discriminatory and Unresponsive Management: Residents explicitly state, "The office personnel are very racist against anyone who doesn't speak Spanish." They claim management "won't work with you if you can't speak their language" and "constantly harass you" with notices. The overall sentiment is "Horrible management" that "should be fired and replaced with people who actually care."
  • Poor Upkeep and Maintenance: Feedback includes "Horrible upkeep" and "The community is dirty." A significant and recurring problem is "the sewage was constantly backing up into my yard because every trailer is on the same line," with management blaming individuals and leaving "the trash and mess in your yard."
  • Issues with Subletting Control: Management reportedly "let people sublet the trailers to someone else but when it becomes a problem that's when they try to act like they care about the property," indicating a lack of consistent oversight.
  • Overall Negative Living Experience: Residents unequivocally state, "Horrible place to live," "I highly don't recommend getting a spot here!" and advise, "Stay away from this place. They make it seem like it's a good place but it's the complete opposite. Horrible."

These contrasting perspectives highlight a severe disconnect between the park's promotional claims and the lived experiences of its residents, raising serious red flags for any prospective tenant.

For New Mexicans navigating the housing market in Albuquerque and considering mobile home living, South Pointe Village is a community located in an accessible part of the city, near key institutions. However, based on the overwhelming and severe negative feedback from residents, it is crucial for locals to approach this park with extreme caution and a clear understanding of the reported living conditions.

The core purpose of a mobile home park is to provide a safe, well-managed, and comfortable living environment. The extensive resident reviews for South Pointe Village directly contradict these fundamental expectations. Reports of a highly unsafe environment with security failures, coupled with allegations of discriminatory, unresponsive, and harassing management, point to significant operational and ethical concerns. Furthermore, critical issues like frequent sewage backups and poor upkeep indicate a failure in providing basic living standards.

While the idea of affordable housing and a potential rent-to-own program might initially seem appealing, the reality conveyed by residents suggests that the overall experience at South Pointe Village is far from desirable. For any New Mexican seeking a home, the paramount considerations should always be safety, fair treatment, and a habitable environment. Based on the available public data, South Pointe Village, as described by its residents, appears to fall short in these crucial areas. Therefore, prospective residents are strongly advised to seek housing options that can demonstrably provide a secure, well-maintained, and respectful living experience.
