If I could describe this place in one word it would be: GHETTO 🤮I have lived here for MORE THAN 10 years and moved around 4 times in this neighborhood (by intentionally with my family). I have seen the good and bad. Mostly bad. The good memories were from my childhood. There would be kids outside to play with, riding your bikes/scooters around was normal, and the swimming pool would open during the summer. Heck, I had many scars from falling. Life was fun.Anyways, without being off topic now--let me spill the beans. There were so many bad things I witnessed while I lived here. Stolen packages, wildfires, house break ins, broken windows, a FLOOD from 2017, and unexpected water cut + electricity cut + internet cut in the MIDDLE of the day (this is like a normal thing now due to their lack of communication). Not only that, it smells like stinky skunk fart every night. The roads in here used to look so smooth (because of maintenance) and now there's a bunch of weird cement cracks EVERYWHERE. No maintenance around the neighborhood whatsoever. Recently, many trailers moved and lived on the other side of the wall. There's SO many homeless people there that it's gotten out of hand. One company works on the side of the neighborhood (that’s closer to the people living in trailers) blasts opera music (all day morning to evening) to get rid of these people. I’ve approached this company before as to why they’re causing a nuisance. They explained to me the people were doing drugs. Sadly, there’s nothing much we can do because the police won’t do anything. Not only that, the manager, who also has a grandson (who thinks he can do whatever tf he wants) both have ugly and illiterate personalities. He’s been seen at Brokaw Commons during the day with his bike near Wells Fargo/Bank of America asking people for money. To cut things short, if you're on a budget, rent is only $700-$800 per month. But I would try to stay away from this place AS MUCH as possible and the surrounding areas. I would give this place -1000000000000000 stars if I could. - Diana Pham

South Bay Mobile Home Park Introduce

Hello, Californians. When considering housing options in a dynamic and often costly region like the Bay Area, mobile home parks can sometimes present an alternative for individuals and families. Today, we're providing an overview of **South Bay Mobile Home Park**, located in San Jose, California. Understanding the nuances of any community is crucial for making informed decisions, and this article aims to offer a factual, albeit direct, look at what residents have experienced here over time.

For those living in or looking to move to San Jose, the search for affordable living can be a significant challenge. South Bay Mobile Home Park has historically offered a budget-friendly option, with lot rents reportedly ranging from $700-$800 per month. This affordability is a key factor for many who choose to live here. However, like any established community, it has its complexities and a history that includes both fond memories for some long-term residents and significant challenges for others. This overview is designed to present a balanced perspective based on available public feedback, helping you understand the reported living conditions and community dynamics within South Bay Mobile Home Park. It's important for prospective residents to weigh all aspects before considering this as a potential home in the San Jose area.

Location and Accessibility

South Bay Mobile Home Park is located at **1350 Oakland Rd spc 171, San Jose, CA 95112, USA**. This address places the park in a developed area of San Jose, a major city within Silicon Valley. Oakland Road is a significant thoroughfare, indicating that the park is situated within an urban environment with relatively easy access to surrounding infrastructure.

The park's location in San Jose offers residents proximity to a vast array of city amenities, including diverse employment opportunities, educational institutions, shopping centers, and various dining and entertainment options. Access to major highways and public transportation routes in San Jose would generally be convenient from this area, facilitating commutes and city exploration. However, the park's urban setting also means it is adjacent to areas where homeless encampments have reportedly become an issue, leading to various community challenges. Additionally, its proximity to specific natural features, while not explicitly mentioned as a creek in the provided reviews for this park, is alluded to by past flooding incidents, indicating potential environmental factors to consider. Understanding the immediate surroundings and broader urban context is key to assessing the accessibility and daily living experience at South Bay Mobile Home Park.

Services Offered

Based on resident feedback, the services at South Bay Mobile Home Park appear to focus on providing basic living infrastructure for mobile home residents, though their consistency and quality have been points of concern for some. Here's what can be inferred about the services:

  • Affordable Lot Rent: The park offers lot rentals for mobile homes at a relatively affordable price point (reported $700-$800/month), making it accessible for budget-conscious individuals.
  • Basic Utilities (with reported inconsistencies): Essential utilities such as water, electricity, and internet are provided, although residents have reported "unexpected water cut + electricity cut + internet cut in the MIDDLE of the day" as a "normal thing now due to their lack of communication." This suggests potential unreliability in utility services.
  • Roads and Maintenance: While roads were once described as "smooth" due to maintenance, recent observations note "a bunch of weird cement cracks EVERYWHERE" and "No maintenance around the neighborhood whatsoever," indicating a decline in general upkeep of common areas.
  • Swimming Pool (Historically): In the past, the park featured a swimming pool that would open during the summer, contributing to childhood memories for long-term residents. It is unclear if this amenity is still consistently available and functional.
  • Trash Bins (for self-disposal): While trash pick-up is not explicitly mentioned as a consistent service, the presence of "bins" implies communal disposal options for residents.
Features / Highlights

Based on the provided long-term resident feedback, the "highlights" of South Bay Mobile Home Park tend to be overshadowed by reported challenges, though some historical positives and current practicalities exist:

  • Affordable Price Point: The most significant "feature" is its relatively low monthly lot rent ($700-$800), which makes it an option for those on a tight budget in a high-cost area like San Jose.
  • Established Community (Historical): For residents who lived there for over a decade, there are memories of a more vibrant community in childhood, with "kids outside to play with, riding your bikes/scooters around."
  • Past Amenities (Historical): The mention of a "swimming pool would open during the summer" points to amenities that were once available and contributed to family life. It is not clear if this amenity is still consistently active.
  • Proximity to City Amenities: Its location in San Jose means residents have easy access to the broader city's resources, employment, and transportation.
  • Challenges with Maintenance: A notable feature, though a negative one, is the reported lack of maintenance around the neighborhood, evidenced by "cement cracks EVERYWHERE."
  • Reported Management Issues: Current management is described as "CRUEL" and "extremely rude," with specific concerns about a troubled grandson causing harassment to children.
  • Safety Concerns: Recurring issues like "stolen packages, wildfires, house break ins, broken windows, a FLOOD from 2017," and ongoing problems with homeless individuals and drug activity near the park walls contribute to significant safety concerns.
  • Environmental Nuisances: Residents report a consistent "smell like stinky skunk fart every night" and continuous "opera music" from an adjacent company attempting to deter unwanted individuals.

Conclusion: Why this place is suitable for locals

For Californians, particularly those in the San Jose area facing significant financial constraints, South Bay Mobile Home Park presents an extremely budget-conscious housing option with reported lot rents as low as $700-$800 per month. In a region known for its high cost of living, this affordability is undeniably the primary factor making it "suitable" for a very specific segment of the local population who may have limited alternatives.

However, it is crucial for locals considering this park to have a clear and realistic understanding of the reported challenges. Long-term residents have detailed a decline in maintenance, including issues with roads and general upkeep. More significantly, there are serious concerns raised about inconsistent utility services (water, electricity, internet cuts), a persistent unpleasant odor, and significant safety issues such as stolen packages, house break-ins, and a historical flood event. The presence of homeless individuals and associated issues near the park's perimeter, combined with residents' reports of a "CRUEL" and "extremely rude" manager and incidents of harassment involving a family member, paint a concerning picture of the community environment and management responsiveness. These are not minor inconveniences but fundamental issues impacting daily life and well-being.

While the park may historically have had positive aspects, and memories of a fun childhood environment exist for some, current accounts suggest a severely deteriorated living experience. Therefore, while it offers a low-cost entry point into housing in San Jose, its suitability for locals comes with significant caveats. For any Californian considering South Bay Mobile Home Park, extensive due diligence, including multiple on-site visits at different times and direct conversations with multiple residents, is absolutely essential to fully grasp the realities of living there.
