- Utility Hookups: Each home site is equipped with essential utility connections for water, sewer, and electricity. While the infrastructure is provided, residents are generally responsible for their individual utility consumption bills.
- Waste Management: Regular trash collection services are typically arranged by the park management, ensuring proper disposal of waste for the community.
- Road and Common Area Maintenance: Management is generally responsible for the upkeep of the internal roads within the community and maintenance of common areas, ensuring accessibility and a degree of aesthetic appeal.

Skyway Manufactured Home Community, like many such residential areas, offers a mix of features and community aspects designed to create a distinct living environment. - Community-Oriented Living: Manufactured home communities often foster a sense of neighborhood and communal living.
- Affordable Home Ownership: For many, the ability to purchase a manufactured home and lease the lot provides a more accessible path to homeownership compared to traditional stick-built homes, especially in the Indianapolis market. The community advertises homes for sale with various bedroom and bathroom configurations.
- Pet-Friendly Policy: Skyway welcomes "furry family members," a significant highlight for pet owners seeking suitable housing.
- On-Site Amenities (Advertised): According to some public information, the community features:

It's important for prospective residents to be aware of certain aspects mentioned in customer reviews that contrast with advertised ideals:
- Lot Rent Increases: Residents report annual increases in lot rent, with significant jumps over a few years, prompting concerns about long-term affordability and value.
- Water Service Issues: Reviews indicate frequent water shut-offs for "maintenance" and concerns about water safety requiring boiling, leading to residents purchasing bottled water.
- Strict and Potentially Arbitrary Rules: Residents mention strict rules regarding what can be kept in yards (no lawn toys, swing sets, fences, pens, etc.), coupled with perceived lack of enforcement for general cleanliness in some areas ("trash about here and there," "muddy areas").
- Parking Restrictions: Despite advertising "street side parking," residents report issues with visitors parking on the street or grass, resulting in towing threats.
- Home Quality Concerns (for homes acquired through the park): Some reviews from those who purchased homes within the park mention significant quality issues and structural problems developing shortly after moving in, with difficulty getting repairs addressed by management/seller, implying a need for independent inspection.
- Limited Amenities vs. Cost: Residents express confusion over rising lot rent when the perceived amenities offered are basic and no new additions (like a pool) are provided.
- Quiet Neighborhood (as a positive): One highlight noted by a resident is that the "neighborhood is actually quiet and not a lot of riffraff," suggesting a peaceful living environment in terms of noise and neighbor conduct.
Given the conflicting information between advertised features and resident experiences, a personal visit and thorough inspection (including hiring an independent inspector for any potential home purchase) are highly recommended to fully assess the living conditions at Skyway Manufactured Home Community.

Skyway Manufactured Home Community, as a long-term residential manufactured home park, primarily focuses on lot leases and the sale of manufactured homes. Therefore, traditional short-term "promotions" or seasonal discounts common in other housing sectors are not typically advertised. The "offer" is generally the availability of a lot for lease, and manufactured homes for purchase or potentially rent within the community.
Prospective residents should primarily inquire about:
- Current Lot Lease Rates: It is crucial to obtain the most current monthly lot lease rates directly from the management, as reviews indicate these have increased annually. Understand what is included in this fee (e.g., certain utilities like trash collection) and what is billed separately (e.g., water, electricity, gas).
- Homes for Sale: The community advertises homes for sale (e.g., 3 beds, 1-2 baths, various square footage) with listed prices. Inquire about current inventory and any associated financing options.
- Application and Move-In Fees: Understand any non-refundable application fees, security deposits, and other upfront costs required for new residents.
Given resident feedback regarding rising lot rents and the perceived value of amenities, it is highly advisable for potential residents to thoroughly clarify all financial obligations and what services and amenities are guaranteed as part of the lot lease before committing. Direct communication with the community management is essential for accurate and up-to-date information.

Skyway Manufactured Home Community Reviews
When we first moved in almost 3 years ago, we thought this place was good. Not great, but not terrible. We bought a brand new home in November of 2022. Within those 3 years of residence, we've come to HATE this community. They make broken promises. We've asked for the same boulder to be moved out of our yard since we moved in and here we are, three years later and its still there. They raise the rent every single year. When we first moved in, the lot rent was $504, it is now almost $700 a month. For the first two years, I was receiving a bill for water and they came to my unit and switched out the water meter. They said it wasn't reading correctly. That then begs the question, How are you charging me for water if my meter hasnt been reading this whole time? Hmm.. You aren't allowed to have anything in your yard. No lawn toys, no swing sets, no basketball courts, no fences, no pens, NOTHING. But yet we're expected to pay almost $700 a month for a piece of grass that we're responsible for cutting. Heaven forbid your husband works 7 days a week and doesnt want to come home to mow after a 12 hr day of work.. They don't mind fining you for it. Yet, they charge almost $700 a month. Their website advertises street side parking.. yet the office says you can't park in the street. My sister came over and parked in front of my house and not even 10 mins later, a tow truck was about to hook up her car. Thankfully, I was standing at the window when this happened. Oh, and parking in your grass? yeahhhh that $700 a month you pay for your grass doesn't actually mean it's your grass. You aren't supposed to allow people to park in your grass. My 60 yr old in laws WILL NOT walk all the way from the office or the club house just to visit. You want to take a hot bath? You need to wash dishes? Say you have a baby and you need to wash bottles every two hours.. Add breastfeeding on top of that and also add in the need to wash pump parts every two hours.. Good luck!! The water is shut off for "maintenance" every 2-3 days which means even after its turned back on, You cant use it for another 48 hours because it's not safe.. unless you boil it first. The amount of money I have spent on bottles of water and jugs of water just to be able to give my children water or to just wash a bottle to feed my child is RIDICULOUS! My sister lives in the greenwood lot and is responsible for paying $1000 a month just in lot rent. Do yourself a favor, save yourself the trouble, and don't move in here. It's truly not worth the hassle or the stress.
Jun 10, 2025 · Ashlee DrakeFor the love of God please be smarter than me and higher an inspector before being shackled to one of these trailers! I didn't have the money to at the time and I've been here since September and I'm pretty sure they hired Matilda's Daddy to put a band aid on this house so it looked good enough for a showing but now just a mere 7 months later it's quite literally falling apart slowly but surely and we don't know what we are gonna do. Vents were full of trash that they said was my problem now since I bought it. Bathroom floor and kitchen floor is already coming up. My bathroom floor has a huge hole in it I can see right thru my trailer. The doors and windows leak rain water into my house when it rains creating a growing mold problem, which again is all my problem now. Feel kinda super duped hey I'm stuck with it now. Oh and they also raised the rent every April apparently but the only immenties they offer is a basic park. I'm confused what we are paying almost 800 dollars for. They literally don't do anything, no pool, no nothin. The only plus is the neighborhood is actually quiet and not a lot of riffraff but that's about it! Hell at least if your gonna raise rent offer more immenties besides the almost weekly citation for something dumb like sticks in the yard! Hell y'all pick the sticks up cuz literally what are we paying all this rent for that y'all feel the need to raise every year! I've never lived somewhere not even a whole year and had my rent raised! So they are worth looking into but just make sure you go thru them with a fine toothed comb because so you won't be looking dumb and duped in a few months once your trailer starts to fall apart! Edit to respond: LIES, was actually told yall don't offer inspections and if I wanted one I'd have to hire someone out of pocket. Nice try tho 🤣
May 14, 2025 · Erika MoormanUnder new ownership and they are cleaning up the park. New playground for kids, very nice manager whom works.
Dec 09, 2022 · Wendell LawsonIf I could zero stars I would specifically for the office manager who picks and chooses when she wants to be lenient with rules and tries to develop inappropriate relationships with community members. I have contacted higher up and local authorities. Either abide by the rules you make with all members at all times, or don’t have any rules at all. Shame on you Angela.
Aug 15, 2024 · Elisabeth BarkerEver since Angela has been the property manager things have improved greatly. It’s an amazing neighborhood
