Welcome, fellow Floridians. When considering a place to call home in our beautiful state, especially in a popular area like Kissimmee, it’s essential to gather as much information as possible to make an informed decision. Siesta Lago Manufactured Home Community, located at 4750 Siesta Lago Dr, Kissimmee, FL 34746, presents itself as an all-ages community offering manufactured homes for sale and rent. Like any large residential community, it has various aspects that prospective residents should be aware of. This article aims to provide a factual overview of Siesta Lago, drawing upon publicly available information and acknowledged resident feedback, to help you understand what living here might entail from a local perspective.
Siesta Lago Manufactured Home Community is marketed as a "friendly community with great amenities, a convenient location, and professional, on-site management," according to some promotional materials. It emphasizes the value of home ownership or renting within a manufactured home setting, suggesting "privacy and the quiet you can't find in apartment living." The community promotes itself as a place where you can enjoy the benefits of having your own space, potentially at a more accessible price point than traditional housing in the Kissimmee area. It positions itself as an option for families and individuals seeking a more independent living situation.
However, it is crucial for potential residents to be aware of significant concerns raised by some current and former tenants. Reviews highlight considerable dissatisfaction with management, citing experiences where administrators are "difficult to contact," "ambiguous, indirect, and even rude," "inattentive and not caring." These accounts also mention issues with communication, with some struggling to get a response via phone. This suggests that while promotional materials may highlight "professional, on-site management," the actual experience for some residents has been quite different, leading to frustration and a perception of a lack of care for tenants.
Furthermore, serious allegations regarding the community's environment and practices have been made. Reviews describe the place as "run down" and raise concerns about safety, mentioning "bums and transients who will rob you on a dime" and even incidents of "randomly shooting at the homes." Parking is also a significant point of contention, with reports of insufficient driveway space, cars being towed even when not illegally parked, and management potentially failing to provide adequate, real driveways. There are also claims of deceptive sales tactics, with management allegedly telling "every lie in the book to get you to buy" and attempting to "force you to stay" by misrepresenting financial obligations related to manufactured home ownership. These are grave accusations that prospective buyers and renters must consider very carefully and investigate thoroughly.
Siesta Lago Manufactured Home Community is located at 4750 Siesta Lago Dr, Kissimmee, FL 34746, USA. This address places it within the city of Kissimmee, a vibrant and rapidly growing area in Central Florida, widely known as the gateway to world-famous theme parks and attractions. The community's location is often highlighted for its "convenience" and "easy access to all major highways, airports, rails, and public transportation," which is a significant advantage for residents in a region heavily reliant on transportation for work and leisure.
The proximity to major roads is indeed a benefit. Residents have quick access to highways that lead to Walt Disney World, Universal Studios, and other popular destinations, making it a potentially convenient spot for those working in the tourism industry or frequently visiting these attractions. Essential services are also within easy reach; the area boasts numerous "grocery stores, shopping at Sam's Club, Target, and Marshalls, as well as dining out at favorite local restaurants." This ensures that daily errands and entertainment options are readily available to residents, reducing the need for long commutes.
However, while convenience to major attractions and amenities is a plus, some residents have noted challenges related to the high volume of traffic in the area, particularly with regard to commutes to theme parks, which "can take you 45 minutes up to 2 hours depending on traffic which is constant from 7 am - 8 pm." This suggests that while attractions are close by, the reality of Central Florida's traffic patterns can significantly impact travel times. Furthermore, while public transportation is mentioned, its practical utility for daily commutes from within the community would require independent verification, as specific routes and frequencies are not detailed in general overviews.

For Floridians considering Siesta Lago Manufactured Home Community, it is essential to weigh both the potential advantages and the serious concerns raised by current and former residents. On the one hand, the location in Kissimmee is undoubtedly convenient for those who wish to be near Central Florida's major attractions and have easy access to shopping and dining. For individuals or families working in the tourism industry or who frequently visit theme parks, the geographic placement could be a strong draw. The advertised amenities, such as a swimming pool, clubhouse, and playground, suggest opportunities for recreation and community engagement, which can be appealing to locals seeking an active lifestyle.
However, it is paramount that prospective residents thoroughly investigate the significant issues pertaining to management, safety, and parking that have been widely reported. Concerns about "unprofessional," "rude," and "inattentive" management, coupled with serious allegations of high crime rates, random shootings, and predatory towing practices, paint a concerning picture. Claims of deceptive sales tactics regarding home ownership and the inability to move homes also warrant extreme caution. Floridians, especially those looking for a stable and secure long-term home, should verify all information independently, including reviewing park rules, consulting with current tenants beyond online reviews if possible, and understanding all legal aspects of manufactured home ownership in Florida, particularly Chapter 723 of the Florida Statutes, which governs mobile home park tenancies. This is crucial given the unique legal relationship between mobile homeowners and park owners in Florida.
In conclusion, while Siesta Lago Manufactured Home Community in Kissimmee offers a location with undeniable proximity to Central Florida's attractions and everyday conveniences, the serious and consistent negative feedback from residents regarding management conduct, safety, and park practices cannot be overlooked. For any Floridian considering this community, a highly cautious and diligent approach is strongly advised. It is recommended to conduct extensive personal due diligence, speak with multiple current residents, and potentially consult with legal counsel specializing in Florida mobile home law before making any commitments. Your peace of mind and financial security are paramount when choosing a place to call home in our beautiful state.

Apr 29, 2025 · alexis contrerasSuffice it to say it's very easy to buy a Manufactured Home through them but I promise if you do you will regret it from day one! They will tell you every lie in the book to get you to buy and then will do everything in their power to try and force you to stay. There favorite lie is to tell you that you HAVE to keep your Manufactured home at their park until it's paid off or the lender will reposses your home and that is nothing but a lie made up to try and force people to stay at this dump! They constantly find ways to charge you ever more and more for lot rent in an area full of bums and transients who will rob you on a dime and have even had people drive through the park just randomly shooting at the homes. They have a Tow Company that just goes through and tow's cars even when they aren't parked in the grass or the street and they do NOT provide adequate parking for the homes and then they may or may not even pour you a real driveway. If people had an inexpensive way to move their homes from this dump this place would be empty in a week but because 90% of the people there don't speak or understand either English or the law they scare them and force them to stay. So buy at your own risk but be warned you will regret your purchase and be prepared for cops to be there on the daily and all manner of crime.
Feb 14, 2025 · Tim DiversThey don’t deserve even one star; they have the worst service. The manager discriminates against people and is extremely arrogant. If they don’t like their job, they should quit. No one deserves to be treated like trash. I suggest the manager buy a sign that says OPEN or CLOSED if she doesn’t like being interrupted during her ridiculous meetings. Don’t waste your time at this place.
Nov 23, 2024 · Lily HidalgoI honestly think the owner of the property needs to reevaluate his employees all the way from maintenance up to management. The other day I took my family to the pool I left my car at the office for 15 minutes to bring things into the pool & get everyone situated. At first the maintenance men were whistling as I had no idea why I look their way nothing is said & I come out to move my car & the tow truck was ready to tow my car away. You can't even enjoy a day at the community pool without threatening for your car to be towed away. I have heard countless stories about these tow trucks & how people are always being towed for basically no reason. You're always on edge in this community wondering if you parked your own car corrcetly in your own driveway. I get there are contracts but the office told us before we can park how we need during the day but after 7 or 8 the tow trucks come around but this just isn't true . My niece had her car towed the other day around 11am cause it was a little bit outside the driveway on a Saturday I truly think that is ridiculous & I have personally watched the manager walk around the community calling the tow company herself which I just truly think is outrageous.
Jun 13, 2024 · Pete MartinezThis is the worst place anyone can live at. Please do your research before moving here. In the last 2 years there has been homicides, kids almost getting kidnapped, they will tow your car from your driveway if a piece of the tire is touching the grass. Crime is really bad and they raise the lot cost every year. They paint it as a wonderful place but it’s not. Please, do the research, pass by late at night and see how it is before buying/moving there.
