Been living here for over a decade. No one rents mobile homes here! WE all own are mobile home we just rent the space..the space rent goes up every year. They make you pay for alot of small little things which they include in your monthly bill. For example security patrol 40 a month. You never see them day or night go by. I even think it doesn't excist. If you want to use the guest parking then you must pay $80 a month for that extra parking space in the guest area. Guest parking is limited and if you go passed two days. They place a citation on your car. If you don't move it by the third day. They tow your vehicle at your expense. Your not allowed to have any decorations hanging out side the walls of your mobile home. You must not have cracks on your driveway cement or they give you a written warnings after the third warning you are evicted. They approve who you can sell your mobile home to. They verify the income and number of occupants in the home of new buyer. You are allowed 1 pet under 20 pounds and must be inside animal at all times. If the animal is outside you must be with him at all times or you will be cited. If the animal seems unattended outside. No AC hanging in front windows of room facing street. No tree or plants planted without the permission of the park. You must maintain them all by yourself and they must be no bigger then the length of your mobile home. The property is your responsibility even though you are only renting the space. Not allowed patio area rugs they must be the green color rug only . No scalloped bricks or pebbled stones outside in your yard property. No dog gates on driveway for safety. Can NOT add on to your mobile homes a patio or a room. No cracks on any windows. No trees hanging over other peoples property. The pool is only open sometimes if they feel like opening it 10am to 4pm only. The community building is never open or available. If you plan to put a shed outside you must ask for permission and approval of size, style and location to place it. I'm not exaggerating and I am being honest. I had a neighbor who was evicted from a 3 bedroom 2 bath mobile home he owned. He had to much foot traffic/visitors and was given warnings and then evicted. He had to put his home for sale because he couldn't afford the 15 to 20, 000 for moving it to another location. He had several interested buyers but apparently the park office did NOT approve any of the buyers. For one thing or another. The neighbor was put in a corner and had no choice but to sell it to the park which the park planned to do to him by not approving any potential buyers. Time was running out for the neighbor and the park ONLY offered 1,500 dollars for it. He had NO choice and he was elderly and would lose the home either way. They give you 2 mini mail keys for mail box. If you lose them it is 50 dollars each to get new one. The park is managed by a company, but the owners are Asian and live in laguna Beach. You will see them looking down on you when they come driving around with there family. sometimes they will be driving up and down in there brand new Mercedes with park management as they take down notes and evaluate your outside property to give you citations. Many mobile home owners have gotten lawyers and gotten together to fight against the harassment and bullying. There is alot of favoritism and some homes get away with things others don't. $ I have heard for bribes to management. managment personal is changing every several months. They have 2 maintenance men and they do nothing. They park in the golf cart and just be on there phones for hours at a time There wages are paid by each one of the owners of the mobile homes it gets Included in our bills. No choice. Several people are trying to move out and sell there homes due to the harassment of written notices. The office is only opened from 1pm to 4pm twice a week at that.
