Shangri'la Mobile Village, established in 1966 with 98 units, has been a part of this landscape for decades. As with any community, it has its unique dynamics, including aspects that residents praise and areas where they express concerns. Our goal is to present a balanced perspective, drawing from available public information and resident feedback to offer a comprehensive picture of what life might be like at Shangri'la Mobile Village.
Choosing a mobile home park involves carefully considering various factors, from the physical environment to the responsiveness of management and the overall community atmosphere. This detailed look at Shangri'la Mobile Village is designed to assist prospective residents in making informed decisions about their housing choices in the Ormond Beach area.
Shangri'la Mobile Village is located at 1310 Fleming Ave, lot #280, Ormond Beach, FL 32174, USA. This address places the community in Ormond Beach, a picturesque city in Volusia County known for its beautiful beaches, rich history, and quieter charm compared to its bustling neighbor, Daytona Beach. The park's location offers residents convenient access to a wide array of local amenities and attractions.
Being situated on Fleming Ave, Shangri'la Mobile Village benefits from its proximity to major thoroughfares, allowing for easy commutes to shopping centers, grocery stores, dining establishments, and healthcare facilities. Ormond Beach itself boasts numerous parks, cultural attractions like the Ormond Memorial Art Museum & Gardens, and the serene beauty of Tomoka State Park. Residents can enjoy the Atlantic Ocean beaches, which are just a short drive away, perfect for a day of sun, sand, and relaxation.
The location also provides excellent accessibility to the wider Daytona Beach metropolitan area, offering additional options for entertainment, dining, and employment. While enjoying the quieter ambiance of Ormond Beach, residents are never far from the excitement and conveniences of a larger city. This blend of a peaceful residential setting and easy access to urban amenities makes Shangri'la Mobile Village a practical choice for many Florida residents, particularly those looking for a senior-friendly community in a desirable coastal region.
As a mobile home community primarily catering to a 55+ demographic, Shangri'la Mobile Village typically offers foundational services expected in such parks. Based on external listings and some resident feedback, these services generally include:
- Mobile Home Lot Rentals: Providing designated spaces for manufactured homes with essential utility hookups (water, sewer, electric).
- Community Management: Oversight of park operations and addressing resident concerns. However, some reviews indicate challenges with management presence and responsiveness, with comments like "No one's ever in the office no one ever answers the phone" and a desire for "a full-time person in the office to help with all this."
- Utilities: Rent typically includes certain utilities, though changes have been noted. Previously, trash removal was included in the rent but is reportedly now a separate charge. Prospective residents should verify all inclusions and exclusions.
- Lawn Care: External sources indicate that lawn care may be included in the lot rent.
While some external resources list amenities such as a clubhouse, laundry facilities, planned activities, and shuffleboard, resident reviews raise concerns about their actual availability or upkeep, particularly noting the community as a "Zero amenities park." This discrepancy highlights the importance of direct verification with park management regarding the current status and functionality of all advertised services and amenities.
Shangri'la Mobile Village, like any established community, has a mix of characteristics that define the resident experience. Based on a comprehensive review of the provided information, here are some features and highlights, balanced with critical feedback:
- 55+ Community Designation: Shangri'la is advertised as a 55+ community, meaning it is designed for active adults. This typically fosters an environment catering to the interests and social needs of seniors, potentially leading to a quieter atmosphere and shared activities.
- Convenient Ormond Beach Location: The park's prime location in Ormond Beach offers easy access to local amenities, including shopping, dining, medical facilities, and popular attractions like the beach and Tomoka State Park. This geographic advantage remains a consistent highlight.
- Clubhouse & Laundry Facilities (Potential Amenities): External listings suggest the presence of a clubhouse and laundry facilities, which are common and valued amenities in mobile home parks, facilitating social interaction and daily chores. However, resident feedback questions the effective availability of amenities.
- Planned Activities (Potential): Listings mention planned activities, which, if consistently organized and communicated, can contribute to a vibrant community life and provide opportunities for residents to socialize.
However, it is crucial to address the significant concerns raised by residents, which appear to overshadow some of the advertised features:
- Feral Cat Issues: A prominent complaint is the pervasive presence of "60 or more feral cats," leading to strong urine odors and disturbances such as "crying all night" from females in heat. This is a significant environmental and comfort issue for residents.
- Management and Communication Problems: Residents express strong dissatisfaction with management, citing a lack of presence ("No one's ever in the office"), unresponsiveness to phone calls, and poor communication regarding maintenance issues ("irrigation doesn't work"). The sentiment is that "the place is really gone downhill" and there's a lack of professionalism.
- Lot Rent Increases and Value: Concerns about "Yearly rent increases of 65.00" are coupled with the perception of a "Zero amenities park with high lot rent," suggesting residents feel they are not receiving adequate value for their increasing costs.
- Lease Terms and Resident Protection: A severe complaint is that the lease "ONLY protects the park not the homeowner," with rules being changed to accommodate the park, indicating a lack of perceived fairness for residents.
- Safety Concerns (Background Checks): The alarming claim of "Convicted felons with no background checks, you haven't a clue who all may live in the park" raises serious safety and security concerns for residents.
Prospective residents must thoroughly investigate these concerns directly with current residents and management, and carefully review all lease agreements before committing to living in Shangri'la Mobile Village.
For those interested in inquiring about Shangri'la Mobile Village, including lot availability and rental information, you can use the following contact details:

- Mobile Phone: +1 386-401-1851
Given the significant concerns raised in resident reviews regarding communication and management presence, it is particularly important for prospective residents to attempt to contact the park directly. A personal visit to the community, if possible, to observe the environment firsthand and speak with current residents, could provide invaluable insight before making any decisions.
For Floridians, particularly those in the 55+ age group considering a mobile home living option in Ormond Beach, Shangri'la Mobile Village presents a complex picture. Its primary suitability stems from its desirable geographical location. Ormond Beach offers a pleasant coastal lifestyle, with easy access to beautiful beaches, local parks, cultural attractions, and the broader amenities of Daytona Beach. This convenient positioning is undeniably a draw for many seeking to enjoy the Sunshine State's offerings.
However, prospective local residents must carefully weigh the significant concerns raised by current residents. While external sources highlight amenities like a clubhouse and planned activities, the consistent and strong feedback regarding pervasive issues such as feral cats, a perceived lack of management responsiveness, unaddressed maintenance problems (like irrigation), and yearly rent increases with a perceived lack of reciprocal value, paint a challenging picture of daily life within the community. The serious allegations about lease terms favoring the park and a lack of background checks for residents also raise critical questions about resident protection and safety.
Therefore, while the Ormond Beach location might initially appear attractive, the suitability of Shangri'la Mobile Village for locals is heavily dependent on individual tolerance for these reported challenges. For those prioritizing a peaceful environment, responsive management, clear communication, and transparent lease agreements, thorough due diligence and direct verification of all reported issues are absolutely essential before considering Shangri'la Mobile Village as a potential home.

Shangri'la Mobile Village Reviews
You walk outside your home and get knocked over with the smell of 60 or more feral cats urine, they run all over the park jumping on the cars scratching on the screens to come inside this is in addition to listening to the females in heat crying all night. The lease that you sign ONLY protects the park not the homeowner they make and change the rules to accommodate them. Yearly rent increases of 65.00, and you pay for trash removal it's no longer included. Convicted felons with no background checks, you haven't a clue who all may live in the park. Zero amenities park with high lot rent.
Jan 20, 2025 · Joni MoringNo one's ever in the office no one ever answers the phone irrigation doesn't work there is no communication whatsoever the place is really gone downhill and I've only been here one year. It would be a nice park if lake shore communities would just be professional as far as maintenance etc goes and get a full-time person in the office to help with all this. As it is right now they only get one star for me and if I could I would give him no stars.
Sep 29, 2023 · gary vaughanSince Lakeshore acquired this park, it has declined quickly, and we have yet to see any response to the points mentioned. They can't even handle getting statements mailed on a timely, regular basis, but they damn sure take it out of your checking account on time!
May 14, 2024 · Rhoda CoffinSome nice people live there, and the light rent is reasonable. But you can never get one of the representatives on the phone period, and to get park approval takes a month. nothing happens fast but collecting rent.
Oct 24, 2023 · Tim FlintThe people that manage this park are never at the office, they very seldom return phone calls, our lawn service has went down hill and today (07/26/2022) we have been without water for several hours and was not informed there would be maintenance done on the water lines. This park has went to hell since it was sold!!!!
