Shady Oaks RV Park

TN-57, Counce, TN 38326, USA

Owner, John Swallows, is a fraud and thief. Didn't have room for us at this location, but he claimed he was co owner of a different lot we could use. He was charging us $465/month and had us meeting him to drop off a money order (1 hour round trip)Fast forward to 3 months later, the property manager of the other lot came by to inform us we were 2 months behind on payments and the money order John left wasn't the 1s from our bank. Come to find out he had absolutely no ownership of the other lot andthe "contract " he had us signed was invalid. The actual owner had no clue what John did until we showed proof of payment. Not only that, but he had been charging us $100/month over what the rent is. We contacted him for a refund and he claimed it was his right to charge us a finders fee without our knowledge. We do plan to pursue criminal charges against him. - tabbycat192

Shady Oaks RV Park Introduce

For RV enthusiasts and travelers throughout Tennessee, finding the right RV park is crucial for a comfortable and enjoyable journey. Whether you're passing through, seeking a seasonal spot, or looking for a place while your RV undergoes service, reliable information is paramount. This article aims to provide a factual overview of Shady Oaks RV Park located in Counce, TN, drawing directly from available public information and customer feedback.

Shady Oaks RV Park, situated on TN-57 in Counce, Tennessee, has been noted by some as a smaller park. It appears to serve as a convenient stop for those heading towards popular destinations like Florida, or simply as a tranquil spot for an overnight stay or longer. Like any RV park, understanding its unique aspects is important for potential visitors.

It's vital for any RV owner to conduct thorough research before committing to a stay, especially for extended periods or when dealing with financial transactions. The experiences of past customers, both positive and negative, offer valuable insights into what one might expect.

One notable aspect that emerged from customer feedback regarding a particular individual associated with the park, John Swallows, raises significant concerns. A review explicitly details allegations of fraudulent behavior, including misrepresentation of ownership, invalid contracts, and overcharging for rent at a different location. This customer's account describes a situation where they were reportedly charged a "finder's fee" without their knowledge and were two months behind on payments for a lot that the individual allegedly had no ownership of. This serious accusation highlights the critical importance of verifying all details, especially concerning financial agreements and property ownership, directly with official sources before any commitments are made.

Conversely, another review from an RV service professional suggests that the park itself is a "nice small Park" where "most people seem to be on their way to Florida." This indicates that, aside from the reported issues with the alleged co-owner, the physical location may offer a suitable place for a stopover or for those needing local RV work.

Given the conflicting nature of the provided reviews, potential visitors from Tennessee are strongly encouraged to exercise extreme caution and due diligence. Direct communication and clear, verifiable agreements are essential when considering any RV park stay, particularly when dealing with long-term rentals or non-standard arrangements.

The park's location on TN-57 likely offers relatively straightforward accessibility for RVs traveling through the area. TN-57 is a state highway that connects various communities, making it a potentially convenient stop for those on longer journeys, such as heading to or from Florida. Services Offered

Based on the provided, albeit limited, information and general RV park expectations, the primary service offered is:

  • RV Parking Sites: The park provides spaces for RVs. Given its description as an "RV Park," it is reasonable to expect that these sites would include essential hookups such as electricity, water, and possibly sewer connections, typical for most operational RV parks. However, specific details about amperage (e.g., 30-amp, 50-amp) or the type of hookups are not explicitly mentioned in the provided reviews.
  • Potential for Short or Long-Term Stays: One review mentions a monthly charge, suggesting the park may accommodate longer-term residents or seasonal visitors in addition to transient travelers.

It is crucial to note that the provided reviews do not offer a comprehensive list of amenities or services directly provided by Shady Oaks RV Park itself. Information regarding facilities such as restrooms, showers, laundry, Wi-Fi, or recreational areas is not available from the given data. Potential visitors should confirm specific amenities directly with the park management.

Features / Highlights

Based on the provided customer reviews, the following features and highlights have been mentioned:

  • "Nice Small Park": One service professional described Shady Oaks RV Park as a "nice small Park," suggesting a potentially quieter and more intimate setting compared to larger resorts.
  • Popular Stop for Florida-Bound Travelers: The park is noted as a place where "Most people seem to be on their way to Florida," indicating its strategic location as a convenient stopover for snowbirds or those traveling north-south.
  • Proximity to Local RV Service: The mention of an RV service professional performing calls there suggests that the park is accessible for mobile RV repair services, which can be a significant convenience for travelers experiencing issues.
  • Value and Affordability (Contested): One review from the service professional implies it's a generally "nice" option, which can sometimes correlate with good value, though this is severely contrasted by the fraudulent activity allegations where the cost was inflated.

It is important to acknowledge that the most prominent feature highlighted in the provided reviews is a severe negative account involving alleged fraudulent financial practices by an individual claiming association with the park. This experience, as detailed by a customer, includes:

  • Alleged Fraud and Theft: A customer explicitly accuses an individual, John Swallows, claiming to be a co-owner, of fraud and theft, involving charging inflated rates and collecting payments for a property he allegedly had no ownership of.
  • Invalid Contracts: The "contract" signed by the customer with this individual was reportedly invalid.
  • Overcharging: The customer claims they were charged $100/month over the actual rent.
  • Unilateral "Finder's Fee": The individual allegedly claimed a "finder's fee" without the customer's knowledge or consent.

This information should be a primary consideration for any prospective guest, especially those planning long-term stays or complex payment arrangements. Due diligence is strongly advised.

Contact Information

Address: TN-57, Counce, TN 38326, USA

Please note: No phone number was provided in the initial data for Shady Oaks RV Park. The phone number 662-306-0937 mentioned in one review belongs to an RV repair service, not the park directly. This further emphasizes the need for careful verification of contact details and park management before making arrangements.

Conclusion: Why this place is suitable for locals

For RV owners residing in Tennessee, Shady Oaks RV Park in Counce presents a mixed picture, necessitating careful consideration before a stay. Its geographic location along TN-57 makes it inherently accessible for those traveling across the state or heading south towards destinations like Florida. For local Tennesseans who value convenience in their travels, a park situated directly on a state route can be a practical choice for a quick stopover or as a base for exploring the Pickwick Lake area.

The description of it as a "nice small Park" suggests a potentially quieter and less bustling atmosphere than larger, more amenity-rich resorts. This might appeal to locals seeking a peaceful retreat, or those who are self-sufficient in their RV and primarily require basic hookups rather than extensive on-site facilities. The mention of RV service calls being made to the park also indicates that it is accessible for mobile repair technicians, which can be a valuable asset for local RVers needing maintenance or emergency assistance.

However, it is paramount that any local considering Shady Oaks RV Park, especially for a long-term stay, exercises extreme caution. The detailed account of alleged fraudulent activity involving an individual claiming association with the park is a serious warning. For Tennessee residents, this underscores the importance of:

  • Direct Communication: Always confirm details directly with the officially recognized park management, not just an individual claiming affiliation.
  • Verifying Ownership: For any long-term or significant financial commitment, verify that the person you are dealing with is indeed an authorized representative or owner of the property.
  • Written Contracts: Insist on clear, comprehensive, and legally binding written contracts for all rental agreements, detailing rates, services included, and payment terms.
  • Payment Verification: Avoid cash or money order payments that cannot be easily traced. Whenever possible, use methods that provide a clear transaction record.

In summary, while Shady Oaks RV Park in Counce, TN, might offer a convenient location for RV travel within Tennessee and beyond, local users must be acutely aware of the serious concerns raised by past customer experiences. It serves as a reminder that due diligence and careful verification are essential steps to ensure a safe and satisfactory RV park experience.
