This article aims to provide a factual overview of Shady Oaks Mobile Home Park, based on publicly available data, including customer reviews, to help Stephenville locals make an informed decision about their housing choices. These include grocery stores (such as H-E-B, Walmart Supercenter), a variety of local restaurants, healthcare facilities (like Stephenville Medical & Surgical Clinic, Texas Health Harris Methodist Hospital Stephenville), and shopping centers. Tarleton State University is just a few minutes' drive away, making it a convenient location for students, faculty, or staff. Major roads in the vicinity would include US-377 and US-281, which connect Stephenville to other towns and cities in Central Texas, facilitating commutes and regional travel. As a mobile home park, Shady Oaks Mobile Home Park primarily provides the essential infrastructure necessary for residents to place and connect their manufactured homes. The core "service" is the provision of individual lots with fundamental utility hookups.
- Individual Home Lots: The park offers specific plots of land where residents can situate their manufactured or mobile homes. These lots are designed to accommodate homes of various sizes, providing a designated space for each residence.
- Utility Hookups: Each lot is typically equipped with connections for essential utilities, including electricity, water, and sewer. Residents are generally responsible for setting up their own accounts with utility providers and managing their individual consumption and billing.
- Paved Roads: According to some public information, the park features "paved roads," which contributes to easier navigation within the community and a cleaner appearance compared to unpaved alternatives.
- Water & Trash Services: Publicly available details suggest that water and trash services are included, which is a common and highly valued amenity in mobile home parks, simplifying waste management for residents.
- Lawn Maintenance (for some homes/areas): One past listing mentioned "lawn maintenance" as a service for a specific home within the park. While it's not clear if this applies to all lots, it suggests some level of groundskeeping support within the community.
- Community Rules and Oversight: Like all manufactured home communities in Texas, Shady Oaks Mobile Home Park operates under a set of community rules and regulations. These are designed to ensure a consistent living environment for all residents and are enforced by the park management. Texas Property Code Chapter 94 outlines specific rights and responsibilities for both park owners and tenants regarding leases, maintenance, and communication.
It is important to note that customer reviews have raised significant concerns regarding the actual provision and management of these services, particularly concerning responsiveness and maintenance, which should be thoroughly investigated by prospective tenants.
When considering Shady Oaks Mobile Home Park, there are several features and aspects that prospective residents in Texas should be aware of, drawing from both general park information and direct customer feedback.
- Location in Stephenville:The park's presence in Stephenville means residents have access to the city's resources, including educational opportunities at Tarleton State University, local businesses, and community events.
- Paved Roads:The presence of paved roads within the park (as noted in some listings) can offer a cleaner and more accessible environment compared to parks with gravel or dirt roads.
- Included Water & Trash Services:If these services are consistently provided and included in the lot rent, it can simplify utility management for residents.
- Potential for Affordable Housing:Mobile home parks often represent a more affordable housing solution in Texas compared to traditional stick-built homes, which can be a significant draw for individuals and families.
However, it is crucial to address the significant concerns highlighted in customer reviews, which suggest potential challenges with living at Shady Oaks Mobile Home Park:
- Significant Management Issues:Multiple reviews explicitly state a severe lack of management presence and responsiveness. Phrases like "Never a manager," "no one ever answers the phone," "they ignore you," and "No management & the ones they hire don't have a clue how to operate a business" indicate consistent problems with communication and oversight. This is a critical factor for any resident, as effective management is essential for resolving issues and maintaining a community.
- Difficulty with Rent Payment:Reviews report challenges in paying lot rent due to management unavailability ("can't even pay the lot rent cause no one is never at the office"). This could lead to unnecessary stress and potential late fees.
- Concerns about Late Fees and Court Proceedings:Reviewers state that the park is "quick on taking people to court to get extra money" and that "They get the lot bills out way past due to the wrong houses as well so they can tack on late fees." This implies aggressive collection practices despite alleged management unresponsiveness.
- Lack of Maintenance and Repairs:Complaints include "they don't ever want to fix anything!" indicating that upkeep of the park or addressing maintenance concerns might be neglected, despite regular rent increases ("They go up every year on lot rent").
- Transparency and Communication:The overall sentiment from reviews suggests a lack of transparency and proactive communication from park management, potentially leading to frustration and unresolved issues for residents.
Prospective residents are strongly advised to investigate these concerns thoroughly, verify all claims, and understand their tenant rights under Texas law (specifically Chapter 94 of the Texas Property Code for manufactured home tenancies) before considering residency.

On the one hand, the park offers the fundamental benefit of an address within Stephenville, providing access to local amenities, schools, and employment opportunities, including those tied to Tarleton State University. The inherent nature of mobile home parks as a potentially more affordable housing solution is also a significant draw for many in Texas.
However, it is paramount for any local considering this park to acknowledge and thoroughly investigate the substantial concerns articulated in public reviews. The consistent complaints regarding a perceived lack of management presence, difficulty in paying rent, alleged arbitrary late fees, and unaddressed maintenance issues are serious red flags. These concerns suggest that the operational management of the park may not meet the standards and responsiveness that residents typically expect and deserve.
While the idea of affordable housing in Stephenville is appealing, potential residents must weigh this against the reported challenges in park management and upkeep. For Texans who value clear communication, prompt issue resolution, and a well-maintained living environment, a comprehensive on-site visit and direct, persistent communication with park management are absolutely critical before making any commitments. Understanding your rights as a manufactured home tenant under Texas law is also essential. Ultimately, Shady Oaks Mobile Home Park may be suitable for those who are prepared to navigate potential management challenges and prioritize location and affordability, but it requires a very cautious and informed approach from any prospective local resident.

Jan 02, 2025 · Chasity BaileyNo management & the ones they hire don't have a clue how to operate a business. They get the lot bills out way past due to the wrong houses as well so they can tack on late fees. No answer on phone calls or emails. They're quick on taking people to court to get extra money that's their only best flaw.
