Sawyier Pointe Introduce
For those residing in or considering a move to Georgetown, Kentucky, exploring various housing options is a natural step. Among these choices are manufactured home communities, often known as mobile home parks. One such community in Georgetown is Sawyier Pointe, located at 101 Dale Dr, Georgetown, KY 40324, USA. Mobile home communities can offer a distinct alternative to traditional stick-built housing, often providing a more accessible entry point to homeownership.
Understanding any community, especially one where you might consider living, involves gathering as much information as possible. Manufactured home communities like Sawyier Pointe typically provide a designated lot for your home, along with access to community services and infrastructure. For individuals and families in Kentucky, these communities can present a unique lifestyle choice, often characterized by a different set of considerations compared to traditional neighborhoods.
It is important to note that public perception and resident experiences can vary significantly for any housing community. Some reviews regarding Sawyier Pointe express serious concerns, indicating that some residents have found the environment challenging. For instance, one review states: "If you wanna raise kids around drugs and vandalism while paying so much money for a mini Mexico drug city that you struggle to pay other bills. This is the place for you. I don’t recommend taking any complaints to the office, the main women and her associates that are in charge to make sure you struggle more than before you did when you complained." Another detailed a difficult experience: "They are cooked thieves that make lord knows how much but won’t fix the roads they ruined, which continues to ruin several peoples vehicles. If you gotta choose between moving here or going homeless. I suggest the shelter. Seriously…" Further, a recent comment highlighted concerns about rising costs and living conditions: "Just raised rent again at this place all you here are gunshots and fighting, this place is literally a giant crack house. The lot rent now exceeds $450 plus you must pay for there crappy internet package which is an additional $60 a month individuals can get it cheaper than that. Plus garbage and water and sewer garbage is only once a week pickup now we seen no reduction in cost. The lot rent to have a trailer in this crime infested poorly managed slum fest is now close to $630 a month keep in mind that does not include your dwelling just the lot. There are far nicer parks that charge way less. For the amount they charge for lot rent in other states such as Florida would include a pool house gym and a real clubhouse. Stay far far away from this place."
These perspectives highlight significant issues that potential residents should be aware of and investigate thoroughly. When considering any residential community, it's always advisable to conduct personal visits, speak with current residents where possible, and review all terms and conditions before making any commitments. This proactive approach helps ensure that your housing choice aligns with your expectations and needs.
Sawyier Pointe is situated at 101 Dale Dr, Georgetown, KY 40324, USA. Georgetown is a thriving city in Scott County, Kentucky, known for its strong community, historical significance, and growing economy, partly due to the presence of large employers like Toyota Motor Manufacturing Kentucky. The location of Sawyier Pointe offers residents accessibility to various local amenities and services within Georgetown.
Being located on Dale Drive, the community is positioned within the broader residential fabric of Georgetown. This means residents are typically within a reasonable distance of essential services such as grocery stores, retail outlets, and dining establishments. Access to major roadways in Georgetown is usually straightforward, facilitating commutes to workplaces, schools, and other points of interest within the city and surrounding areas. For families with children, the proximity to local schools is often a key consideration, and residents of Sawyier Pointe would fall within the Scott County Public Schools district.
While the address places it within a residential area, the accessibility to major routes connecting Georgetown to Lexington and other parts of Central Kentucky is a practical advantage for those who commute or frequently travel outside the immediate vicinity. Public transportation options, if available in the area, would also be a factor for some residents, though personal vehicle ownership is typically common for those living in such communities. The presence of off-street parking within the community is generally a standard feature, providing convenience for residents with vehicles.
Mobile home parks like Sawyier Pointe typically provide a core set of services to their residents, primarily centered around the rental of the land on which manufactured homes are situated and the maintenance of common areas. While specific, detailed services for Sawyier Pointe are not extensively publicized, the general services found in such communities usually include:
- Lot Rental: The fundamental service is the leasing of individual plots of land where residents place their manufactured homes. This lot rent covers the right to occupy the specific space within the community.
- Community Management: A management team is typically responsible for overseeing the park's operations, enforcing community rules, and addressing resident concerns. This includes managing administrative tasks related to leases and payments.
- Infrastructure and Common Area Maintenance: The park management is generally responsible for maintaining common infrastructure such as roads, street lighting, and shared green spaces. This ensures the overall functionality and appearance of the community.
- Utility Hookups: While residents usually pay for their individual utility consumption, the park provides the necessary hookups for services like water, sewer, electricity, and potentially natural gas or propane. Based on recent reviews, it appears that "crappy internet package" and charges for "garbage and water and sewer" might be mandatory or bundled, influencing the total monthly cost.
- Garbage Collection: Some communities include garbage collection services as part of the lot rent, or arrange for it to be billed separately. Reviews suggest that garbage pickup might be limited to "only once a week pickup."
- Community Rules and Regulations: To ensure a safe and orderly living environment, the park establishes and enforces a set of rules and regulations that residents are expected to follow. These cover aspects like property upkeep, noise, and pet policies.
It is crucial for prospective residents to inquire directly about all included services, mandatory fees (like internet packages or specific utility charges), and the frequency of services like garbage collection, as these can significantly impact the overall cost of living and resident satisfaction.
Mobile home communities like Sawyier Pointe offer specific features that appeal to a certain segment of the housing market. While detailed features for Sawyier Pointe beyond its location and basic services are not widely available, here are general highlights common to many manufactured home parks:
- Affordability Potential: Manufactured homes can often be purchased at a lower price point than traditional stick-built homes, making homeownership more attainable for many individuals and families. The ongoing cost of lot rent, however, must be factored into the overall affordability.
- Individual Home Ownership: Residents own their manufactured home, providing a sense of pride and control over their living space, even though they lease the land it sits on.
- Defined Community Layout: Mobile home parks typically have a structured layout with individual lots, allowing for personal outdoor space directly around each home.
- Proximity to Georgetown Amenities: The community's location in Georgetown means residents have relatively easy access to local schools, employment centers (like Toyota), retail, and dining options within the city.
- Potential for Community Interaction: In well-managed communities, residents often have opportunities for social interaction and can develop a neighborhood feel. However, resident reviews suggest that this might be a challenging aspect for Sawyier Pointe, with mentions of "gunshots and fighting."
- Utilities Infrastructure: The park provides the necessary infrastructure for utility connections, streamlining the process of setting up essential services for residents.
Given the significant negative feedback from current and former residents, features such as property maintenance (e.g., "roads they ruined"), perceived safety ("mini Mexico drug city," "gunshots and fighting," "giant crack house," "crime infested"), and management responsiveness ("don’t recommend taking any complaints to the office") appear to be serious concerns that potential residents should thoroughly investigate before considering Sawyier Pointe.
Information regarding specific promotions or special offers at Sawyier Pointe is not publicly disclosed through general online searches. Mobile home parks may occasionally offer various incentives to attract new residents or to fill vacant lots. These could include:
- Reduced Lot Rent: A common incentive might be a temporary reduction in lot rent for a set period (e.g., first few months) for new residents.
- Move-In Specials: This might involve waiving certain application fees, offering a credit towards utility hookups, or providing assistance with moving costs.
- Financing Partnerships: While not a direct promotion from the park, management might have relationships with lenders who specialize in manufactured home financing, potentially offering favorable rates or terms to qualified buyers.
- Home Purchase Incentives: If the park sells homes directly, they might offer discounts on the purchase price of a manufactured home or include certain upgrades.
However, it is crucial to balance the expectation of promotions with the significant resident feedback regarding high costs relative to perceived value. Reviews indicate that lot rent has recently increased, exceeding $450, and combined with mandatory internet and utility fees, can reach "close to $630 a month" without including the dwelling itself. This suggests that the current cost structure might be a primary consideration for many. To get the most accurate and up-to-date information on any potential promotions, or to understand the full breakdown of costs and fees, it is essential to contact Sawyier Pointe directly using the provided phone number. It is also highly recommended to clarify all charges and inclusions before making any decisions.

When contacting Sawyier Pointe, it is highly recommended to prepare a list of specific questions regarding lot rent, included utilities, mandatory fees (such as for internet and garbage), community rules, maintenance procedures (especially concerning roads), and safety measures. Given the strong feedback from current and past residents, a thorough and direct conversation with management is crucial to gain a complete and accurate understanding of what living in Sawyier Pointe entails.
When considering housing options in Georgetown, Kentucky, understanding all facets of a community like Sawyier Pointe is essential for local residents. The decision to choose a mobile home park often hinges on factors such as affordability and the desire for homeownership, which manufactured homes can offer at a potentially lower entry point than traditional housing. Its location on Dale Drive in Georgetown provides residents with access to the city's amenities, schools, and employment opportunities, which are generally positive aspects for any local looking for a place to live.
However, based on the significant and strong negative feedback from current and former residents, it is clear that Sawyier Pointe faces substantial challenges in terms of resident satisfaction, safety, maintenance, and perceived value for money. Concerns about "drugs and vandalism," "gunshots and fighting," "ruined roads" damaging vehicles, and management's responsiveness to complaints are serious issues that directly impact the quality of life within the community. The reported high and increasing lot rent, along with mandatory fees for services like internet and limited garbage pickup, suggests that the cost-to-benefit ratio, from the perspective of some residents, is unfavorable.
Therefore, while mobile home parks can offer a viable housing alternative, the suitability of Sawyier Pointe for locals in Kentucky is highly dependent on individual priorities and a very thorough personal investigation. For those seeking a peaceful, well-maintained, and secure environment with reasonable costs, the provided reviews indicate that Sawyier Pointe might not currently align with those expectations. Prospective residents are strongly advised to visit the community in person, speak with residents if possible, and engage in direct and detailed conversations with management to verify all aspects of living there before making any commitment. It is crucial to weigh the potential affordability against the very real and significant concerns raised by those who have experienced the community firsthand.

Oct 02, 2024 · Karley BelcherMy mother lived there for a long period of time so I know that place intimately. Very clean, friendly, respectful, diverse, and it's growing. On the border of Scott and Fayette, (mainly in Scott County) Sawyer Point is a predominantly Hispanic community that continues to thrive in its own vibrant essence. The is a store/restaurant off of Lisle Rd that has amazing tortas.....try it. I believe the name of that business is La Tienda Mexicana Ruby. Pleasant community and most definitely 5 stars...Big facts!!
Jul 17, 2024 · Vontimmias Decole Fields (Dancinthrupain)Everyone in the community is really nice here; definitely the best service from the landlords! :) There is just a bit of a drainage issue at the end of Robin Road, but it's nothing to deter us from staying here. And the area is close to grocery stores and restaurants so there's plenty to do! Very happy we chose Sawyier Pointe!
