Sashabaw Meadows is conveniently located at 4359 Dogwood Boulevard, Village of Clarkston, MI 48348, USA. This address places the community on the southern edge of Orion Township and the northern outskirts of Metro Detroit, offering residents a blend of peaceful suburban living and convenient access to various urban amenities. For Michigan locals, this location provides excellent connectivity to major thoroughfares and popular destinations.
The community's position near Sashabaw Road ensures good accessibility to key transportation routes. It is well-connected to Interstate 75 and State Highway 24, facilitating straightforward commutes to various parts of Oakland County and the broader metropolitan Detroit area. This connectivity is a significant advantage for residents, whether they are traveling for work, education, or leisure. The Village of Clarkston itself, while offering a charming small-town feel, is just minutes away from bustling Auburn Hills, expanding residents' options for shopping, dining, and entertainment.
A significant highlight of Sashabaw Meadows' location for families is its proximity to top-rated schools within the Brandon School District. While some community information previously mentioned the Clarkston School District, updated data indicates it is served by Brandon. The area surrounding Sashabaw Meadows also boasts a wealth of recreational opportunities. Residents can enjoy outdoor adventures minutes away at Independence Oaks County Park, which offers extensive trails, lakes, and diverse activities. For winter sports enthusiasts, Pine Knob Ski Resort is nearby. The Pine Knob Music Theater (formerly DTE Energy Music Theatre) is also a major draw for concerts and live entertainment. Additional nearby parks include Lewis E. Wint Nature Center, Seymour Lake Township Park, and Orion Oaks County Park. Despite some areas being car-dependent, the overall strategic placement near key attractions and major roads makes Sashabaw Meadows a well-connected and desirable location for a diverse range of Michigan residents.
Sashabaw Meadows, as a manufactured home community, typically provides a range of services aimed at supporting its residents. Based on general industry standards and publicly available information, these services generally include:
- On-Site Management and Sales Office: The community maintains an "on-site management" team and a "sales office" to assist residents and prospective buyers with inquiries, applications, and general community operations. While reviews have noted concerns about inconsistent rule enforcement and communication, the presence of on-site staff is intended to provide support.
- Common Area Maintenance: This includes the upkeep of shared spaces and "well-lit streets." "Winter snow removal" in common areas is also provided, ensuring accessibility during Michigan's colder months. However, a review mentioned "no maintenance at all" for the playground and a lack of help, which contradicts advertised maintenance services for some community features.
- Utility Infrastructure: The community provides the necessary infrastructure for essential utilities such as water, sewer, and electricity. Residents are typically responsible for their individual utility bills, which are not included in the lot rent.
- Application Processing: The community advertises that "application processing is quick and easy," requiring documents like government-issued ID, landlord verification, 30-day proof of income, most recent paystub, and a social security card. A $25 application fee per adult is also noted.
- Pet-Friendly Policy: Sashabaw Meadows is "proudly pet-friendly," allowing residents to have pets within the community, though specific rules and potential fees (e.g., an additional $10 fee per month per dog) may apply.
Prospective residents should thoroughly review all lease agreements and directly clarify any concerns regarding the scope and consistency of these services with management, especially given the contrasting experiences shared in some public reviews.
Sashabaw Meadows aims to provide a comprehensive living experience with a variety of features and amenities designed for its residents. While some resident feedback highlights areas for improvement, the community advertises the following appealing aspects:
- All-Age Community: Sashabaw Meadows is an "all-age community," welcoming individuals and families at every stage of life, fostering a diverse and inclusive environment.
- Quality-Built Homes: The community offers "beautiful brand-new homes" that are "quality-built and expertly designed with open-concept floor plans, island kitchens, walk-in closets, and many more features to fit your lifestyle." Homes are available in 2, 3, and 4-bedroom configurations with 2 baths, ranging from approximately 960 to 1,960 square feet.
- Extensive On-Site Amenities: The community boasts a wide range of facilities including a "banquet room," "barbecue and picnic area," a "full-size baseball diamond," "basketball court," "clubhouse," "fitness center," and a "playground." It also offers "soccer" fields and a "CommunityCenter." However, it's important to note a review states "no pool no community center no maintenance at all no fitness center no baseball field the playground has profanity all over it," which directly contradicts some advertised amenities and suggests significant discrepancies in upkeep or availability.
- RV Parking Area: For residents with recreational vehicles, there is a dedicated "RV parking" area.
- Pet-Friendly: As a "pet-friendly" community, it allows residents to live with their beloved pets, albeit with a monthly fee per dog.
- Organized Activities: The community plans "organized activities," providing opportunities for residents to socialize and engage with their neighbors.
- Private Driveways: Homes typically include private driveways for convenient resident parking.
- Well-Lit Streets: The community features "well-lit streets" for enhanced safety and visibility.
- Proximity to Recreational and Entertainment Hubs: Sashabaw Meadows is minutes from Independence Oaks County Park, Pine Knob Ski Resort, and Pine Knob Music Theater. It's also a quick 15-minute drive from bustling Auburn Hills, offering extensive shopping and dining options like Great Lakes Crossing Outlets.
- Access to Brandon School District: Families benefit from being located near "top-rated schools in the Brandon School District."
Prospective residents are strongly advised to verify the current availability and condition of all advertised amenities directly with management and during a visit, especially considering the conflicting information in reviews.

Potential promotions might include:
- Home Purchase Options: Sashabaw Meadows offers homes for sale, with listed prices for new manufactured homes ranging from approximately $70,900 to $74,900 for 3-bedroom, 2-bath models, and available "buildable plans" starting from $71,900. Rental options are also available, with monthly rents ranging from $1,589 to $1,629 for various home sizes.
- Financing Assistance: For individuals looking to purchase a manufactured home within the community, there may be partnerships with lenders offering specialized financing programs. Older information from 2015 also mentions working closely with "Dynamic Mortgage Co." to help residents secure loans.
- Application Fee: A non-refundable application fee of $25.00 per adult is required.
To obtain the most accurate and up-to-date information on any current promotions, special offers, or available homes at Sashabaw Meadows, interested individuals are strongly encouraged to contact the community management directly using the provided contact information. For those interested in learning more about Sashabaw Meadows, inquiring about available homes and lots, or scheduling a visit, the community management team can be reached through the following contact details:
- Address: 4359 Dogwood Blvd, Village of Clarkston, MI 48348, USA
- Phone: (248) 628-9719
- Mobile Phone: +1 248-628-9719
The sales office typically operates Monday-Friday from 9:00 AM to 5:30 PM, with weekend appointments possibly available by arrangement. Direct communication with the management is the most effective way to get answers to specific questions about current availability, lot rent (noting that older information indicated lot rents starting from $399.00 per month, plus utilities, with premium and lake lot fees, and an additional $10.00 fee per month per dog), home purchase options, community guidelines, and any ongoing promotions. It is especially advisable to discuss any concerns openly regarding reported issues like "unstoppable fees," eviction processes, inconsistent rule enforcement ("They play favorites and pick and choose who to enforce rules for"), and the actual condition and availability of advertised amenities, as highlighted in some public reviews. This will ensure clarity and alignment with your expectations prior to making a housing decision.
For Michigan residents, particularly those seeking a manufactured home option in Oakland County, Sashabaw Meadows in the Village of Clarkston presents a community with several potential benefits. Its location offers a blend of suburban peace and convenient access to the amenities of both Clarkston and the broader Metro Detroit area. For families, the community's placement within the Brandon School District is a significant draw, providing access to local educational resources.
The advertised array of amenities, including a clubhouse, fitness center, various sports courts (basketball, baseball, soccer), a playground, and picnic areas, suggests a community designed for active living and social engagement. If these amenities are fully functional and well-maintained as advertised, they could greatly enhance the quality of life for residents, fostering a strong sense of community and providing convenient recreational opportunities right at home. The availability of both new homes for purchase and rental options also provides flexibility for different housing needs and budgets.
However, it is critically important for Michigan locals considering Sashabaw Meadows to thoroughly investigate the concerns raised in recent public reviews. Issues such as alleged unjustified evictions, "unstoppable fees," inconsistent rule enforcement, and a reported lack of maintenance for certain amenities contradict the community's advertised benefits and could significantly impact the resident experience. While the community's location near excellent outdoor recreation spots like Independence Oaks County Park and entertainment venues like Pine Knob Music Theater remains a consistent advantage, prospective residents must conduct thorough due diligence, including visiting the community, speaking directly with management about all concerns, and carefully reviewing all lease terms. For those who prioritize a strong community atmosphere and access to amenities in a desirable Michigan location, Sashabaw Meadows could be suitable, but only with a clear understanding of current conditions and management practices.

Horrible place, horrible situation and then kick us out to live in a hotel when I said in the court video, we have jobs we can pay you!!! then a week later we get evicted???? Then add unstoppable fees on top of that along with now we can't rent anywhere because of this!?! You kicked out an honest good working family for no reason! You took my kids from their school and friends and then I've been trying to rebuild and can not because of your untrustworthy characteristics! 0 stars!!!
Jun 19, 2025 · Karl Bowen JrThere is no pool no community center no maintenance at all no fitness center no baseball field the playground has profanity all over it.they Don t help with anything and give you a hard time about doing it yourself. They play favorites and pick and choose who to enforce rules for "the rules" that are always seem to be changing nothing is in writing. Can't stand for this
Jun 07, 2025 · Sierra MaybeeThis trailer park is out of control and grabbing for money every way they can. All of this for $75 to cut my grass, This time they decided to not tag my door ( I know because I have cameras and never received a warning to cut my grass) so they send out two guys with no truck or logos to identify them. The guy with the weed whipper completely dinged up my skirting and even knocked the cable that was tucked under loose ( I was not home at this point) updated *** the park decided there was no damage and continue to be a nuisance. My lot rent was due April 1st I paid it in full April 3rd I get a letter of demand for possession April 7th, when I contact the office she says they give us a seven day grace period yet the letters were sent out April 2nd? This place is a nasty joke on the world and needs to stop gauging people for money while doing nothing to better the park…
