Welcome to Santa Grande Mobile Home Park, a residential community located in Glendale, Arizona. For many Arizonans, especially those in the bustling Phoenix metropolitan area, finding an accessible and affordable place to call home is a significant priority. Mobile home parks like Santa Grande offer a distinct alternative to traditional housing, providing residents with an opportunity for homeownership and community living, often at a more manageable price point. This article aims to provide a clear, engaging, and informative overview of Santa Grande Mobile Home Park, helping local Arizonans learn more about what this community entails, with a crucial focus on important considerations for prospective residents.
The housing market in Arizona, particularly in its major cities, presents a variety of challenges and opportunities. Mobile home communities play a vital role by offering a more budget-friendly housing solution where individuals and families can own their homes while leasing the land. This financial structure can provide significant relief compared to the high costs associated with conventional home purchases in urban areas. Santa Grande Mobile Home Park, as part of this landscape, theoretically offers a pathway to establishing roots in Glendale.
However, it is paramount for prospective residents to understand that the quality of life within a mobile home park is heavily influenced by its management and the community environment. Reviews for Santa Grande Mobile Home Park indicate significant concerns regarding noise, management responsiveness, and the overall living experience. While mobile home parks in Arizona are governed by specific landlord-tenant laws designed to protect residents, it's clear that the application and enforcement of these laws, and the day-to-day management, can profoundly impact residents' satisfaction. This article will outline both the location advantages and the critical feedback provided by current and past residents.
Santa Grande Mobile Home Park is located at 4375 W Missouri Ave, Glendale, AZ 85301, USA. This address places the community in Glendale, a major city within the Phoenix metropolitan area. Missouri Avenue is a well-known thoroughfare, providing relatively good accessibility for residents.
The park's location in Glendale offers residents access to a range of urban amenities and services. Nearby areas typically include grocery stores, various dining options, and local businesses. Residents might find convenience in being close to essential services for daily needs. Based on general information about the area, locations around W Missouri Ave in Glendale often provide a blend of residential and commercial zones.
For those relying on public transportation, accessibility might vary. However, being situated within a developed part of Glendale means that major roads and potentially bus routes are within a reasonable distance, connecting residents to wider Phoenix and its various attractions, employment centers, and recreational facilities. The neighborhood likely provides access to local schools and community parks typical of a suburban environment within a large city. While specific walkability and bikeability scores for the immediate vicinity of this exact address are not detailed in the provided information, being on a main avenue generally suggests some level of connectivity.
Based on the provided customer reviews, there are significant concerns regarding the management and the effective provision of a comfortable living environment at Santa Grande Mobile Home Park.
- Towing Services (Unclear Information): A review mentions management's inability to "give basic info as to his towing services," implying a lack of clarity or assistance with parking-related issues.
It is crucial to understand the legal framework that protects tenants in Arizona mobile home parks, as outlined by the Arizona Mobile Home Parks Residential Landlord and Tenant Act (ARS § 33-1401 et seq.). These provisions are non-negotiable and apply to all mobile home parks, including Santa Grande Mobile Home Park. While the reviews highlight potential failings in management, these laws offer a baseline of tenant rights:
- Security Deposits: Limited to up to one and a half months' rent, with specific return timelines (within 14 days after vacating).
- Rent Increases: Requires at least 90 days' written notice before increasing rent, with limitations on the percentage increase based on lease or statutory guidelines.
- Termination of Lease: Outlines specific legal grounds for termination, with tenants having rights to notice and opportunity to cure breaches before eviction.
- Utilities: Lease must clearly specify included utilities and calculation methods for any shared utilities; landlords cannot terminate utility services as a means of eviction.
- Maintenance and Repairs: Landlords are responsible for maintaining the premises and ensuring compliance with local health and safety codes. Tenants have rights to request repairs.
- Discrimination: Fair housing laws prohibit discrimination against tenants based on protected characteristics.
- Retaliation Protection: Landlords cannot retaliate against tenants for exercising their legal rights.
- Right to Privacy: Landlords must provide at least two days' notice before entering a mobile home, unless in emergencies.
Based on the overwhelmingly negative customer reviews, the direct "features" or "highlights" from a positive perspective are difficult to ascertain. However, by interpreting the negative feedback, we can infer some aspects:
- Location in Glendale: The park's geographical location in Glendale, AZ, offers general access to the city's amenities, shopping, and services.
It is critical to prominently feature the significant concerns raised by multiple reviewers:
- Consistent Noise Issues: A major complaint highlights "Consistent and obnoxious loud music every damned night" from a specific lot (Lot 73), indicating a severe and unaddressed noise problem that significantly impacts residents' peace and quiet.
- Lack of Management Care and Responsiveness: Multiple reviews accuse management of not caring about residents ("Management does not care about his residents") and being unhelpful, even failing to provide basic information about services like towing. This suggests a significant lack of professional management and resident support.
- Allegations of Discrimination/Rudeness: While not explicitly stated for this park, in the previous review for "Capri MHP LLC" in a similar area, "racist and rude to the Hispanics" was mentioned. While not directly transferable, it highlights a potential concern if similar issues arise. Here, the phrase "Worst possible individuals live here" combined with management issues, hints at a challenging environment.
- Unsuitable Living Environment: Reviewers strongly advise against moving into the park, describing it as "horrible" and explicitly stating, "I would never recommend this place to no one. Take this as a warning if your considering this place as your next home."
The reviews paint a picture of a community experiencing severe issues with noise, management responsiveness, and overall quality of life. This directly contradicts the ideal of a peaceful and well-managed mobile home park.

Given the extremely negative and consistent feedback from residents, it is absolutely essential to contact the park directly. Prospective residents should inquire specifically about how noise complaints are handled, what measures are in place to ensure a peaceful environment, management's policy on resident concerns, and any plans for addressing the issues highlighted in the reviews. A personal visit to the park and conversations with current residents would also be highly advisable to assess the living conditions firsthand before making any decisions.
For locals in the Arizona region, particularly those considering a mobile home park in Glendale, Santa Grande Mobile Home Park presents a highly problematic option based on available public feedback. While its location on W Missouri Avenue in Glendale does offer general urban accessibility to shops and services, the overwhelming and consistent negative reviews paint a picture of a living environment that is far from ideal.
The core reasons this place, as described, is unsuitable for many locals are the severe and unaddressed noise complaints, particularly persistent loud music, and a pervasive lack of care and responsiveness from management. Residents explicitly state that "management does not care about his residents" and that the place is "horrible," with strong warnings against moving in. These issues fundamentally undermine the expected peace, safety, and community support that mobile home park residents seek.
While Arizona's Mobile Home Parks Residential Landlord and Tenant Act exists to protect tenants, the reported experiences suggest that the daily reality at Santa Grande Mobile Home Park may fall significantly short of the standards these laws aim to enforce. For locals seeking a comfortable, quiet, and well-managed place to live, the current public information strongly indicates that Santa Grande Mobile Home Park may not meet these fundamental requirements. Prospective residents are urged to heed the warnings from current tenants and conduct extensive due diligence, including an in-person assessment and careful consideration of alternative options, before considering this park as their next home.

Mar 31, 2024 · James FletcherThis place is horrible that’s why it has zero stars, doesn’t even deserve one star if I’m being honest. Management doesn’t care about his residents nor can give basic info as to his towing services to do the bare minimum. Do better Santa grande y’all deserved this review. I would never recommend this place to no one. Take this as a warning if your considering this place as your next home. This goes out to Enok And his Wife for being so helpful in this situation.
