Saddleback RV Resort Introduce
**Saddleback RV Resort** in Parachute, Colorado, presents itself as a unique community serving a diverse set of needs, operating primarily as a **Mobile Home Park and Long-Term RV Community** rather than a traditional short-stay campground. Situated away from the immediate rush of Interstate 70, this resort offers a more secluded and tranquil experience set against the stunning backdrop of the Colorado Rocky Mountains. It aims to provide residents and long-term guests with a stable, pet-friendly environment that blends manufactured home living with extended RV stays.
The community, managed by RHP Properties, is designed for those looking for a longer commitment to their location, with many sites dedicated to seasonal or year-round residents. This focus means the atmosphere is less like a fleeting tourist stop and more like a permanent neighborhood. In addition to being an **RV Park**, the facility also functions as a **Mobile Home Dealer** and **Mobile Home Rental Agency**, facilitating the purchase or rental of manufactured homes within the adjacent Saddleback Village and Creek communities. While they may offer some short-term RV spots, public reviews frequently indicate that the resort prioritizes long-term campers and community members, suggesting that prospective overnight travelers should call ahead to confirm availability and strict check-in protocols.
Despite its natural, scenic setting, the resort's operational style has led to mixed experiences, particularly for those seeking brief overnight stays. One potential guest noted the difficulty of checking in after hours, stating, "I was told 'no,' that I'd need to arrive by 5 pm or I wouldn't be able to stay the night. I scrambled and arrived... at just after 4 pm to find that the office was closed for the day." This underscores the need for clear communication and adherence to the stated office hours, which are typically standard business hours, reflecting its primary function as a residential community office.
The **Location and Accessibility** of Saddleback RV Resort is one of its primary advantages, offering a genuine retreat feel while remaining accessible. The resort is located at **0095 Eldora Dr, Parachute, CO 81635, USA**.
**Driving Directions and Proximity:** To reach the resort, travelers take Exit 75 off I-70 (Parachute/Battlement Mesa) and proceed for approximately 1-2 miles, following a route that takes them off the main thoroughfare and onto the mesa. This distance from the highway is intentionally designed to ensure a peaceful atmosphere, where guests "**won't hear traffic noise**." The location places the community about five miles from Downtown Parachute, providing convenient access to local amenities, including dining spots like Shommy's Restaurant and Nalini's Restaurant, and essential services such as Clark's Market and Grand Valley ACE Hardware. The community is strategically located near outdoor attractions, including the Parachute Ponds State Wildlife Area and Rifle Gap Swim Beach, and is well-positioned for exploring the Colorado National Monument to the west. Local transportation, such as buses, is available in the city for exploring the surrounding area.
The **Services Offered** at Saddleback RV Resort cater to both transient RV guests and long-term residents, emphasizing utility and community support.
- **RV Hookups:** Sites typically offer full hookups, including water, sewer, and electric, with **30-amp and 50-amp** options available.

- **Payment Options:** Accepts modern transaction methods, including **Debit cards** and **NFC mobile payments**. Note: The resort may have restrictions on cash or credit cards for specific payments, so it is always best to verify payment methods before arrival.
- **RV Service:** Some sources indicate on-site RV services, secure RV storage, and even self-service or staffed **RV wash** options may be available.
- **Pet-Friendly Policy:** The community is openly **Dogs allowed**, though restrictions and rules are enforced.
- **Accessibility:** Features a **Wheelchair accessible entrance** and **Wheelchair accessible parking lot**.
- **Utilities Included:** Rates generally include essential utilities like **water, sewer, and trash removal**.
- **Community Amenities:** Although the specific amenities are more focused on residential living, they often include scenic views and community events.
The **Features / Highlights** of Saddleback RV Resort are deeply connected to its peaceful location and its function as a residential park.
- **Breathtaking Mountain Views:** The elevated location on the mesa provides beautiful, panoramic views of the surrounding Colorado mountains, offering a scenic break from the highway.
- **Peaceful Location:** Strategically positioned far enough from I-70 to ensure a quiet environment, free from the constant noise of traffic.
- **Big Rig Accommodation:** The park features sites, including pull-thru options, that can accommodate large RVs and motorhomes, sometimes up to 95 feet in length, making it **big rig friendly**.
- **Proximity to Outdoor Recreation:** The resort is a gateway to the region's outdoor activities, with hiking and biking trails close by, as well as opportunities for ATV riding and seasonal hunting.
- **Permanent Infrastructure:** Sites are reported to be wide, fairly level, and often paved with asphalt, built with long-term stability in mind.
- **Affiliated with RHP Properties:** The connection to a major manufactured home owner/operator suggests professional community management, which oversees multiple properties in the area (Saddleback Village, Saddleback Creek).

**What is worth choosing** Saddleback RV Resort is its unique positioning as a residential community with RV park amenities. This location is most valuable for Colorado residents or travelers seeking **long-term or seasonal residency** rather than a quick, no-frills overnight stop. If your travel plans require an extended stay in Western Colorado, and you desire a quiet, scenic location away from the highway congestion, this resort offers a stable community environment. The level sites, full hookups, and the integration of essential facilities (laundry, showers) make it a comfortable base camp for exploring the nearby natural attractions, such as the Colorado River activities and mountain trails.
However, potential guests—especially those only staying for a night or two—must be aware that this is a community first. The operational focus on residency means that short-term check-in procedures can be rigid, with the office closing promptly and requiring specific payment types (like money orders). If you are looking for an upscale, short-term, resort-style vacation experience with recreational facilities like pools and playgrounds, or a fully automated, 24/7 check-in system for late arrivals, this may not be your best option. However, for a tranquil, established community base with full hookups and stunning views for an extended period, Saddleback RV Resort offers a strong value proposition in the Parachute, CO area.

★ 5★ 4★ 3★ 2★ 1- Not sure what happened. I called and spoke with someone at the front desk about staying just for a night. Was told I'd need to bring a cashier's check or money order to pay for the night (credit card machine was down and they don't take cash), so I picked one up on the way. I was traveling ~4-5 hours so asked if I would be able to check in after the office closed at 5 pm, just to make sure I had a backup plan. I was told 'no', that I'd need to arrive by 5 pm or I wouldn't be able to stay the night. I scrambled and arrived at Saddleback RV Resort at just after 4 pm to find that the office was closed for the day. No answer when I called the office. They had my phone number so unclear why I wasn't called to let me know things had changed on Saddleback's part. The pitbull that wandered by a few times while I was parked near the office seemed nice, as were the maintenance staff I met. May 20 · Bryan C
- I'm giving 1 star because this was the last decent RV resort in the Valley. You're better off paying for a night at Loves if you're only staying overnight. You're also better off asking a land owner if you can pay to park on their land. There's a dump station in town. Unless Melissa leaves, don't bother driving up the Mesa. She'll waste your time and treat you based on how much money she thinks you make.*Melissa, Thank you for repeatedly lying. You may be able to control who lives in Saddleback RV Park, but you have no authority over who I sell my RV to. You actually did me a HUGE FAVOR by denying both potential buyers an application to the RV park. I think it's amusing that you think you are 'destroying' me. Not in the least. Instead of selling it for a very low price to help a pregnant woman escape an abusive relationship, a rich couple in Florida bought it and shipped it. Good luck with your sales, especially since you will be kicking out nearly 75% of the tenants due to them all owning rigs that's older than 10 years. I sincerely hope this review gives you the credit you deserve. After all, you like to brag that you have been with RHP properties for a decade, yet you treat residents you think are poor like trash. Have fun with that.*Update: adding in the screenshots of the harassment I received from someone who apparently met me, but I don't remember. She felt the need to harass me about taking down this review. Instead, I'm sharing with you her choice words. 😎✌️🍿 Enjoy the show March 10 · Lady Elisabeth
