★ 5★ 4★ 3★ 2★ 1- I have lived here since 2011 it used to be a beautiful quiet community now it is chaos it's a dumpy trailer park that charges you over $800 a month plus extra water a $50 for who knows what. And everything that they advertise about this place is not true it is not beautiful it is not quiet it is not up to date! The people that live here are very nice but are very unhappy with the horrific conditions we've been put through on the constant. I would not recommend this place to anyone. Unless you want to buy my house it is for sale and they advertise that the houses start for 14900 and up but there is people selling their homes for 30000 starting at $1 so come check it out if you like it here there are many many homes for sale from many people that are very unhappy and want out! - I would think I speak for the majority of residents here at Mobile Villa.We appreciate how clean and well kept the court and grounds are. The landscape team does an excellent job.The monthly newsletter is a helpful communication tool to keep us abreast to the activities offered at the clubhouse: social gatherings, bingo, misc. exercise groups, coffee treat Friday mornings, etc.Of course it would be helpful it if the space rent wouldn’t be increased for a few years. - Let both the manager and administrator assistant go at the same time (end of August). Our September rent check was not handled properly, we paid in person and on time. We were charged a late fee (bill said previous balance, nothing saying it was a late fee). Took two months to get it corrected, we were not the only one to get a late fee in error.Some people haven’t gotten a news letter since September, yet we had 2 mailed to us one month. One day my husband was in the office and didn’t realize we had received that month’s newsletters. He was handed a newsletter in a sealed stamped envelope. I wonder how much postage was paid on newsletters that were never mailed.The water is shut off on a regular basis and when a pipe breaks or a contractor hits & breaks one. I wonder if the contractors know the people doing Utilities locate only have records for phone and cable lines (I was told this by a person doing locating.We still don’t have a manager to my knowledge, we did/do have an administrator assistant.The property owners (to my knowledge) want’s us to water our lawns, even when we are in drought conditions. The manager at that time said to paint the grass green or remove the lawn , putting in rocks or bark dust.The owners have tired to change some rules without doing the required vote from the residents.Also some managers have said trees and bushes need to be trimmed in a shape. I think the pine tree near the office entrance looks out of place with its round share, I prefer the natural look.I heard today that the fire hydrants are not working. There are about 250 homes in this park, the fire hydrants need to work.The lighting along the paths were replaced with lights that put out very little light and to my knowledge some of them are still not working. We were promised better lighting about 2 years ago and still no word on when or if it will happen.When the French was replaced parallel to 99W, the gate put in, doesn’t have a lock on it, most residents want a lock on it for safety reasons. - A revolving door of park managers. Water shutoffs so frequent we store water. My water leak was ignored for 4 years. Poor path lighting even though the residents have prioritized it. My street lamp has never worked. The lot rent is obscene when you consider that WE own our homes and care for the lot. It's outrageous that I'm spending $1156/m to care for their land. It took less than 7 years to raise lot rent from $735! I have a spreadsheet that calculates when I'll be forced out and for many of us, that just means walking away because who is going to buy into a mobile home park at $1200/m. Instead, Cal-Am builds a pickle ball court and renovates shuffle board. It all looks good but no one uses it. It's all vibe and no substance. If I had it to do all over again, I would not have. My neighbors are so wonderful and the community is quiet and respectful of one another, but Cal-Am is just another soulless developer sucking the life out of senior citizens. - Our overall experience at the park has been fine. Had a great relationship with Patty and Donna before they were let go, and have a good rapport with the landscaping guys.The park charges WAY too much for space rent, and seem to want to drive seniors living on a fixed income out of the park, if they continue.Funny that this previous review came up. This place cannot seem to keep any management team on hand. I have had excellent rapport with Doug and the maintenance guys, always friendly and helpful. The water stoppages can be a pain, but livable. The continued rising rents are not.
